My guests, they have a way of giving me fired up right before we about to go ahead and record. They, they always seem to drop in a little nugget. spend time getting to know them and then they drop their little nugget at the end. It just gives me all fired up and not, and today is no different. I’m excited.We got a vet here, you know, who has served this country that we love so well. ⁓ You know, he has a, he used the word story. A lot of people don’t use that word, but if you know me, I love stories. So he has a story to tell, a story of how he got into the real estate game, where he’s at now. And we’re going to make space for him to tell a story. We’re going to make space for you to get his experience, see things through his lens. And so I am so proud to introduce you all to Mr. John Rubino.

Absolutely, man. Same here. Like I said, you got me fired up. I know this is going to be an episode that’s going to bring so much value to our listeners. And so, man, I kind of want to dive in, sir. I want you to kind of take us into your world. Tell us what your main focus is these days. Of course, the origin story. Tell us the story of how you got to where you are now. And then if you want to tell them what part of the world you win, what markets you serve, we would love to know that too. So Mr. John, sir, the floor is yours.John Rubino (03:36)
Thank you, Q. I appreciate it. And again, thanks for having me. You it all starts back in Brooklyn, New York, where I was originally from, went to school, graduated college. I was honored to be able to serve my country for 20 years as a Navy pilot. I’ve been to all over the world, all over the country. I’ve had a chance to live three years overseas with my family ⁓ and just have an ultimate blessing that really just is just a gift. I look back at it just thank the Lord for.Just the amazing gifts he’s given me and my family and how blessed we are. So it starts like that every day, right? Hands and knees on the floor, thanking the Lord for just another day. And, you know, that’s where it’s all starting. And that’s the foundation. And then from there, things just kind of branch out from relationships and business success and just learning and growing and picking yourself up on your fail. So I think big picture, the takeaway there is just to, you know, not be afraid to step forward and just trust in the Lord’s plan for you.
and ask them for help every once in a while, every day, and it gets you going. yeah, after I graduated from college and started the Navy out, was a pilot. I kind of was working hard to get that going. And then about 10 years inside of my career of the 20, I started to get interested in real estate investing. I know you mentioned you’re in the Maryland area. So was stationed in Maryland, Southern Maryland. And at the time we had a pretty big
conglomerate of the military, the Navy moving down to that area from Crystal City in Arlington right across from the Pentagon to Southern Maryland. And they brought about 15 to 20,000 tenants with them commands, three star Admiral, you know, and then all the tenants around them, the North of Grumman’s the government contractor. So there’s a huge influx of need for housing. And I was right before the oh wait recession says about four or five or six. And I got
I got involved in a new construction home building, which was flourishing really well, but it was just starting. So it was always great to get in at the ground floor. And so I got involved in some new construction homes, built a few new homes, sold those for a really nice profit. ⁓ Decided that I was going to stay in the military, took orders overseas to Naples, Italy with my family and decided to invest with some very good friends that I was close to in the military who were starting businesses, getting out of the military. So I kind of put up seed capital for them to get their businesses started.
Like I mentioned to you previously, before we got started today, I was investing with them for about seven years and getting a 10 % return each year on my money, which was fantastic. But more importantly, I was learning the business of investments and learning how to identify good properties, doing the analysis, the due diligence, looking at the projects, understanding how the deals are put together, how they’re sourced, how the money is brought in.
I was getting an education, which I thought was more important than the return of my money. But at the same time, it was nice to get a nice return too. So fast forward to 2011, I got orders from Italy to Texas, was an instructor pilot, which was awesome teaching kids how to fly airplanes. And then I came back here to be stationed right outside the Pentagon for the Navy headquarters staff. And I knew I was going to be retired in 2017 at five years left. said, you know, I really don’t want to go back to work for the government. I’d love to kind of start a business. So
You know, the good Lord put the thought in my head to say, Hey, how about, you know, taking what you learned for seven years that you had such a blessing with and share it with others. And I was like, yep, I could do that. So got with my board of directors and my, my close peeps, my friends, my network, my tribes are talking to them about it. And they were like, yeah, you know, this is a great idea. ⁓ I said, yeah, my, my, my weakness and I don’t have weakness, but an opportunity for me to grow would be to bring on someone with really good experience, especially someone that’s got the financial side, right?
run the numbers, do the taxes, back me up. That’s not my vertical, it’s more of a horizontal for me. So I brought on my accountant, who’s now my CFO, and we decided together to launch the business back in 2013. And so it was really a business that would bring in investors together with us, and we’d partner and bring money to different types of real estate investments. So we started out pretty small.
We started bringing in, you know, 200, $300,000 on single family renovation deals with folks that, you know, needed the capital. We do joint ventures, set those up pretty straightforward, pretty easy. In and out in six months, we were making, you know, 20, 30, 50 % plus returns with the setup and the structure. So we got good at that, but then we got into the market or area that I knew we were going to flourish, which was equity.
So some of those guys that I was working with at the time when I was investing on my own started saying, Hey, love what you’re doing. We would love to have you partner with us. So first deal started out a half a million dollars brought in from about 12 to 15 investors, including us. Uh, we raised that money pretty quickly. And then over 18 months on a Conno conversion deal in Washington, DC, we basically turned the 500,000 into $230,000, which
Went to the investors, paid out on a waterfall structure that we had and the investors made about 18 to 20 % on their money. So we were like, wow, this is great. Then we started getting more deals, 750,000, a million, two million, three million. And we said, hey, we got to put a little more protection around the business. So we connected with a private placement attorney up in New York. He’s got a securities and exchange background. So he helps put together what’s called private placement.
Security Exchange Commission regulation D offerings that are private placement. So if you’ve read the book, Rich Dad Poor Dad, that’s what Robert Kiyosaki talks about his rich dad and his buddy were doing these investments, but Robert can come in initially because he didn’t have the net worth of the income, which is part of that process. But we started to grow. We started to go from 20, 30, 50, 100 to now 200 plus investors in the business.
that are friends and family, organic connections primarily, but also people seeing our information and learning more about us and connecting with us on the open, on the open network and across the country, across the world are finding us and they love what we’re doing. So our goal is to take the money from our investors, usually a 25 to $50,000 check per project, combine it with our money as the business. And then as the business invest inside of the partnership for the sponsors,
the operators to general partners we work with. And for that level of capital, we get a nice return on our money. Those returns come back into the business. And then we pay out those returns based on a distribution schedule or waterfall we have inside the business. So to date since 2013, we’ve raised over $44 million across 32 projects, 19 of which have gone full cycle. About 13 are executing right now, not gone wood.
made money and never lost any money. And that includes some really challenging projects during COVID, which we’re still dealing with, but getting through. And the business is continuing to grow. Our goal is to help people grow their portfolio through passive investment and have the opportunity to participate in a hundred million dollar deal at a 25 to $50,000 level. Investors are usually making around a 12 % preferred return.
what profits we try to get them to about 15 to 20 % in a year. And then our sandbox for where we operate, know, our neck of the woods, you and I here in DC, Maryland, Virginia, we’ve got quite a bit of we got quite a bit of projects here. We’ve got one in Fairfax, Richmond, Frederick, Maryland. We’ve got projects in DC, we got projects in the southeast as well. Charlotte, North Carolina, Charleston, Atlanta, Georgia. But we’re also starting to look in Ohio, we got a project in Ohio, and we actually have an active raise right now for a deal. It’s a
a 506C up in Boston, about 45 minutes north of Boston. It’s going to be an amazing project. Waterfront, luxury condos, ground up new construction. So we’re really excited about
Quentin Edmonds (12:35)
Man, I love it. Thank you, man. You’re a great storyteller. You said the word story. I love story. That was a ⁓ beautiful way to succinctly tell us how you started to where you are now, how you found success. And now I want to pick on you a little bit, pick your brain as an individual when it comes to personal strategies. What are some personal strategies that you have put in place that really helped you? I know you mentioned your accountability team.What are some personal strategies that you know you hold to your core that really helps you out as a businessman?
John Rubino (13:06)
Well, again, first and foremost, it starts as a story, right? I mean, I was raised by a Marine who served in Korea. I’ve got his shadow box on my wall. passed in 23, but he was my hero. Still is. He owned a construction business up at 430 every morning, disciplined, worked till six at night, but still, you know, came out of the car on a sunny day during the year and was throwing the football around with me and my friends and just, you know, was the perfect dad, but worked his butt off. It taught me a lot of discipline.I have a mom who’s going to be 91 in two weeks. She’s lives right by me. She was a 30 year school teacher. She was a Catholic school nun for 12 years before she left and met my dad. So there’s a lot of history there. My mom was, ⁓ was one of 13 and her father was an immigrant from Italy. Her mother was second generation Italian, seven brothers, five sisters, the seven brothers were all business owners. My grandfather was a business owner. So, you know, breaking the street and, really
sending their mark with grocery stores and just learning that first and foremost, the customer is always important. My uncles, my dad, my mom, my family, they treated customers more important than their family. And we understood that, but they loved their family. But the customer was so important because the customer was the lifeline of their business. And so when they took good care of their customers,
So much so that the customers were family and the customers treated them as family. Come over for dinner, let’s have a glass of wine, let’s smoke a cigar. That’s how close they were. So that resonated with me as a kid. And then eight years of Catholic school, 12 years of high school, 12 years of Catholic school, eight years in elementary school, four years of high school with Christian brothers at a military high school, four years of military college and 20 years in the military. It made me pretty disciplined. It taught me the importance of,
accountability and integrity and just, know, following through, having fortitude, being, you know, someone that sticks to their morals and their values as not only a Catholic and Christian, but also as someone that’s a patriot who serves his country with his heart on his sleeve. And so what that did for me was it took what I learned as a kid, what I learned in school, what I learned in the military, and it translated into the business world so that it’s made me someone that just really treasures
relationships. Relationships to me are the life line of business. We all want to grow rich. We all want to make money. We all want to be successful. No problem. That makes sense. But at the end of the day, when someone reads your obituary, or when you’re standing in front of the Lord on judgment day, he’s not going to look at your resume. He’s going to look at what you did and how you made an impact in the world. So that to me is so important. And that’s what I thrive on. And I’ve got my tribe, like I mentioned to you, my tribe is who I go to when I have ⁓
challenges, want to talk faith, want to talk family, business, everybody should have a tribe. They’re closest people, the people that they talk to every day or they’re around with. And ⁓ that to me just makes life so much better. And the focus, like you said, strategy is business, taking care of your family, ⁓ growth, professional personal development, but also, hey, what else could I do to help others grow?
Quentin Edmonds (16:10)
Yeah, man, I love talking to you. told you before, man, I just, really love the way, the way you say things just really make me smile because so many of your core values I hold dear to myself. And I’m glad you brought your parents up as like a strategy of yours, like a personal strategy. Like they have put just worlds of legacy experience, like you said, discipline in you. And you’ve been a Christian brother. It just, just makes me think of a scripture and I have to paraphrase it.but it talks about how children is going to be and is the legacy and inheritance for the father and for the mother, for the parents. And it’s like, it gives an analogy that children are actually the darts or the arrow that’s in a bow because they are going to be the ones that defend their parents’ legacy, their parents’ name. And when their parents springboard and launch the children out into the world, the children should make sure that their parents’ name
legacy is protected. so they’re going to outlive their parents. They’re going to make sure that legacy continue on. They’re going to make sure that legacy get into their kids. And so they honor their grandparents. And so I’m saying that all the same, man, you are doing exactly what God intended you to do is to be a legacy retainer for your parents, somebody that retain that wealth of knowledge and discipline they put in you. So cool.

I love that you cite scripture, my favorite scripture verse, one of my many, but my favorite is Matthew 5 16, which to me, you know, epitomizes what we need to do. And I basically, you probably know it as, know, be a light so that others may see the good things that you do and give glory to your father in heaven. mean, that right there is life. Everything we do is a reflection of him. We are his mirror.
we are reflecting to the world. So what we’re doing is him working through us. So that just, that to me just epitomizes ⁓ everything. So I’m glad we got some faith-based stuff here. I love it.
Quentin Edmonds (19:22)
Yes, sir. Like I my one of my mentors told me, you know, you, you can’t if you are, whoever you are, is who you are in business, like, if whatever, whatever I am, in everyday life, whatever I identify myself to be, even when it comes to business, that’s who you are, you cannot separate the two. So don’t try to separate the two. it’s like, I’m a package deal. This is what I mean.Yeah, absolutely. And so man, I’m gonna ask this question and you can answer it ⁓ when it comes to business, when it comes to life. what are the next business goals? Like what are the next real business goals? And what is the next real life goal? Yeah.
John Rubino (20:06)
Great, great question. So I’ve got the business running really well, know, 13 push years. If it’s not running well, something’s wrong, right? So there’s always going to be the business focusing on growth, focusing on adapting through the changes of COVID and what’s going on with the economy, but staying plugged into the business about 70 to 75 % of my time. But I’ve started to shift now too. And I’m also starting to teach and coach and mentor. I have a couple of programs I manage thatbrings people together to teach them about how to grow their passive income, right? Like what do you want to have at the end of the day when it comes to that dollar amount to help make sure you can get up and say, Hey, I’ve got everything covered. I’m going to go out and volunteer at the church or I’m going to go out and serve a nonprofit or I’m going to go out and be spending more time with my family, whatever it is. So I spend a lot of time with people and we start the basics, you know, like, Hey, do you have a savings account? Do you have a budget?
Do you know how to take care of debt? I’ve had the luxury to meet some really amazing people, especially this year alone when I look back. And my wife and I do financial coaching with a fantastic gentleman and his wife. And he’s given me the opportunity to launch a national syndication platform coming up here in January, February. So I’ll have the opportunity to take a lot of the experiences and the knowledge and the blessings that God’s given me and sending it out to the country and the world maybe.
to show folks how to do this because again, that’s legacy, like you said, giving back, taking the blessings the Lord’s given you and sharing that. So that’s definitely an exciting goal that I have to build that platform, to build that network, to build that community and bring people in because not only does it have new opportunity for business ⁓ synergy, but it also, gives me the opportunity to give back.
and share my experiences and what I’ve learned. you know, you know how you feel when you, when you help someone or you, or you see somebody when the light goes off. used to love when I had a student that I taught and I finally saw the light. You could see it. Like I saw a light above his head or her head and it just went off. And I’m like, yes, they got it. And then we’d go out and we’d do some loops and barrel rolls and turn that pillion upside down and just have so much fun. But that to me was like, you know, you have like this is inner
joy that you’re just like you’ve done something and someone’s got something great out of that and that’s what God wants.
Quentin Edmonds (22:28)
Yes, bro. So we are we close we close scripture here, right? You just you just synthesize I believe it’s Proverbs 11. I think maybe 25. I think it’s 25. But it’s in Proverbs 11. It says, when you refresh others, you in return will be refreshed. And that’s why you like educating people. That’s why you like serving people. It’s exciting. It’s a DNA code. And you brother when you when you refresh somebody, you’ll return.John Rubino (22:45)

You’re refreshed. And so you know the planting and the watering, letting God get an increase. You know, you’re going to reap what you sow. And to me, this is why you are so successful. Thank you. to work, community, common unity. You surround yourself with people who are the common unity that you’re in. That way you’ll have the same mindset. so I see that. I see success from you in so many different ways, from your parents to your discipline.to your just consistency, to your faith. And so this is the start. It’s awesome. I mean, I’ll also, you on the other side of the coin, you know, you’re always going to run into adversity challenges, things that, you know, you’re like, wait a minute, wait, why, why did that person do this or do that? You know, you’ve got to look at the big picture and say, there’s things that I can, I could change and control. And there’s things I can’t. And the things I think that what folks struggle with is, you know, why can’t I change the weather today? Why can’t I change the way politics are? You know, that’ll drive you nuts. Don’t, don’t do that. ButUm, like being in the military, I was around some of the greatest leaders that, that I’ve ever had the chance to serve under and be a, you know, be a, a have as mentors. Matter of fact, I’m to be talking one today. It was a three star. That was just an amazing Admiral that I worked for. Um, and, uh, and then you also kind of see the other side, the ones that are a little more selfish or just toxic in a way. so, know, you look at it as a blessing because you say that’s the type of person I don’t want to be.
⁓ and, and I’m going to learn all the things that that person’s teaching me so that that’s not the person I end up being. And I know that if I start going down that road, something’s up. So that’s when you look at everything holistically and are just grateful and thankful.

It just gives you that, you know, gives you the cliff notes and everything, which is great. He’s really trying to partner with like the people that’s that’s that’s building the business and want to partner with other people and show them how to build their businesses, right?
