    Hey everyone, welcome to the Real Estate Pros Podcast. I’m your host, Erika. Today I’m excited to be joined by Paulo Schneider. He is shaking things up in the real estate world. Paulo, it’s awesome to have you on the show today.

    Wonderful, thank you so much for the opportunity. I’m delighted to be here.

    So, first, Paulo, for our audience, let’s dive on in with your story, your journey to real estate. Can you share more about your journey and how you ended up being a real estate agent?

    Paulo Schneider (02:27)
    Well, let’s go back some 30 years. It’s sad to say this 30 something years because I look at myself in the mirror and say what happened to me sometimes. It’s like, my God, I used to be that and now I’ve changed so much because time goes by. But 30 plus years in the industry has taught me a lot. So the desire to go into came from the mortgage business. I first entered the mortgage business in 1993.

    And from there, we built the company and a partner of mine in Boston. And from there, we obviously built a pretty successful company. got bought out in 2011, but during the crisis of the real estate crash in 2008 and 2009, it was very difficult for us. We should have closed the company. We should have shut down.

    but we decided to put all our cash money, our own money into to keep the company float. And in the end, we sold it in 2011 to a New Jersey bank and walked away with a little bit, but not as much as it was worth before the crisis, obviously. And at that point, we started to go into the, I started to go into the real estate business I had already moved from Boston to Florida.

    And in Florida, I found out some things about the real estate market. in the end of 2010, I got my real estate license in the state of Florida and ever since in the business here in the south part of the state of Florida, which is the Tri-Counties nearby Miami area. I guess everybody knows Miami, I guess.

    Yeah, yeah. you know, when it comes to Miami today, you know, what kind of opportunities are you seeing over there that people should be aware of?

    Paulo Schneider (04:06)

    Well, I tell you one thing, the opportunities are tremendous. The market is growing day after day after day. The influx or the migration of people from around the world, the immigration and migration from people from the state, of course, from everywhere around the country are moving to the city of Florida for many reasons. In the old days, it used to be the state of retirees. This has completely changed. If you have not been here in the past 15 or 20 years,

    I don’t know if you will recognize the South Florida region when you come back because that’s how much it grew and endless, endless projects going up every day, every month, every year. ⁓ Why? Because the technology industry has arrived. A few years ago, they started to build the third hub of technology in the country. First is Silicon Valley, second is Boston, the third one, I’m assuming like the third one is here.

    With that, the fintech came. Major banks moved to state of Florida. Now universities, hotels, and the rest of the industry that feeds off from this market also has arrived. With that, major executives came, lots of employees, lots of people moved to the state, to the region, because there were good jobs, good paying jobs.

    Not only this, you could work remotely. Many people from around the country still have their jobs way back from different states where they came from. They still work with these companies because they can work remotely. And why not? We have beautiful weather almost every day of the week, every day of the month, every day of the year. Our winter here is about two or three weeks in the South Florida area. We are surrounded by water, by beautiful sun and lots of business happening here.

    I mean, the crème de la crème is here. And so the opportunity to invest is every day. That depends on what you’re looking for. The real estate market is booming. ⁓ If you are looking as an investor right now is the mega time to invest in real estate as an investor because the prices have been adjusting for a long time. And because we are down in the condo market in different areas.

    20-30 % in values from last year, two years ago, three years ago. And single family homes, anywhere from five to 15, 17, depending on the pocket areas that you’re looking at.

    But I tell you, the rates are coming down and guess what that will do? It will shift the market for the buyers again. Buyers will jump in and drive up the market once more. And this is now boiling. The water is starting to form bubbles at that bottom. And I’m telling you, in the next two, three months,

    We are going to see this shift. It’s coming. I can feel it. I can see it.

    So the opportunity, if you want to invest in Florida, get to the south area. All this is the southeast side of the state of Florida. And I’m telling you, the opportunities are endless in the residential side as well as on the commercial side. So it’s there.

    That’s exciting. And

    for our listeners here who, you know, want to make the most of that, that opportunity, you know, how, how would you say that your experience has, has shaped you? Like what, you know, what kind of strengths do you have in unique offerings for an investor who works with you?

    Paulo Schneider (08:27)
    One of the things is that I’m a good student of the market. I research a lot. I do question everything. And that has helped me. study a lot. I read a lot about what the market does. And I’m also on some shows that I have, my own shows that I speak at and all that stuff. And I have to provide knowledgeable information to investors because, listen.

    You have to know when you talk about something you better know because the listener on the other side is not stupid. Okay, you cannot you cannot you cannot ignore that these people are smart and they can read it very quickly if you know what I’m talking about or not why because everything is here Okay, a fingertip away you can search that on your own and if I don’t know what I’m talking about I’m gonna get a call like this. Hey pal get off the air because you are useless right or something like that. I don’t

    That’s the opposite. I want to provide information.

    And so what made me different? I also speak several languages. Okay. I have a large international market. I have people from South America, all across the board, from Mexico, Canada, and Europe, and Asia, and Africa. I have clients from all across the planet. Okay. And I have to make sure that when they decide to move here, I better bring value to the table. And that when they come here, they see that.

    Because when they invest, they come, they expect what I told them. It better matches. That’s my biggest challenge, my biggest fear, but also my biggest motivation to deliver what I say that I will deliver. Thank goodness, thank goodness, I should say. I have never been accused of not doing that. So it has worked for me. And I tend to continue that line.

    Yeah.

    Paulo Schneider (10:52)
    because it is good when you see that result coming and clients come and follow, man, I love it here. You got it for me. I like it a lot. The market has helped me. The income is there for me. I made money on these things. And so I’m happy for that because that drives me. ⁓

    Erika (11:14)
    Yeah, that’s great. know, with all the experience that you have, Paulo,

    I’m sure that, you know, you’ve dealt with some difficult things at the same time. Maybe a deal has gone sideways. Maybe you had the totally pivot in, you know, order to make all parties happy. Can you share one of those moments on your journey and what you learned from it?

    Paulo Schneider (11:36)
    ⁓ They so, you know, when people tell you, no, that had never happened. You must ask, is this your first transaction you’re dealing with? Right? So yeah, a lot of that has happened and it will continue to happen because we’re dealing with people. But I think what differentiates you from the rest is your knowledge, your ability to deliver on what you promise.

    and of course, use skills in dealing with certain situations to become an analytical, do not react emotionally, but react ⁓ with knowledge, with confidence, with bringing value to the table, with facts. That is one key thing to me. I’ve learned a lot. had so many investors or buyers, they came here buying. ⁓

    tried to buy many properties and then they walked away for different reasons that I couldn’t control. Some came here, ⁓ I want just everything from the builder. Say for example, they want all the amenities that the builder could give and then more and more on top of that. And then, you know, people walked away because they couldn’t get everything that they thought they could because everybody’s got the limit. Okay. To give. There is a margin.

    that everybody has to make on every property, unless you’re going down the hill and bankrupt and you just need to get out with things. yes, I had several investors that invest in things that later on walked away in the middle of it. ⁓ It was disappointing because I also things that change on their side and sometimes they didn’t want to tell the story. But later on you found out that lots of other things happen. Not so much the issue here, but

    the back home things changed a lot. Those were ⁓ unforeseen situations that happened through the course and then they had to walk away but didn’t want to really admit that that was the situation and blame to go here. so things happen. I’m sure everybody had an experience that was like that. If you could only make everybody see what you see, that’d be great. But that doesn’t happen because I tell you one point.

    And we could have 100 people in that room. Every single person has a different opinion about that. And it’s difficult to make people see your vision so clearly that everybody follows you. The world would be much nicer. It depends. so, that are challenges. But the opportunities and the results have been much greater than the challenges that I’ve had.

    Well, thank you so much. And they should. The South Florida is a hot market. The growth, I have some friends who are multimillionaires and billionaires. And obviously, they are my gurus. I always go to them, hey, what do you see in the market? Now, three months from now, a year from now, five, 10 years from now. And they say, listen, whatever money I get, I will continue to invest here because this is the hottest area in the country. People will always come to this area.

    and nothing against any other state, but because what the state in general, the South region in general offers because of the waterways. I mean, we have so much going on here. It’s beyond belief. The beaches, the boat shows, everything you can imagine. Who doesn’t want to live in paradise? So welcome to paradise. If you’re coming, I’ll make it happen here for you. And there will be no regrets. I can tell you that.
