You’re most welcome. So I’m really excited to get into our topic today. But before we do that, can you share a little bit about yourself and how you got here?

Sure. I started investing in real estate in the late 90s. I started out fixing and flipping hud houses, which led into holding some houses for rental and then increasingly building up on, I’ll pick up a two unit. Okay, I’ll pick up a four unit. So increasing the number of units that I was acquiring as I went along. And now I am up to, let’s pick up a 50 or 100 unit. So I’ve been working my way up since I started.

Now tell us for our sake, is your strategy more buy and hold? Is it more flip it and get out of it in a few years, take a 3x multiple? What’s more of your strategy in this space?

What I’m really looking to do is I’m really looking to build a portfolio to hold onto and then just enjoy the cash flow. I am very big on, I have three goddaughters. I wanna build an empire to leave for them after I’m gone. And a huge thing that I wanna do is I wanna get into affordable housing for veterans. Like either take…
a apartments in each building and do free or almost no cost housing for vets. Possibly even have an entire building where I’m doing that. just I see that that’s a gigantic need out there. so that’s besides feathering my goddaughter’s nests. That’s a big thing that’s driving me. So that’s what I’m kind of working toward.

That’s incredible. Was buy and hold always your strategy or did you evolve into that over time?

you know, as you move on, you start thinking about the buy and hold, because I do loans and things, and you just start getting to a point where you just want to focus on being an owner-operator and kind of get out of the day-to-day thing and just have that cash flow situated there so you know what you have coming in every month. And then you can focus more, because you’re not actively doing something else, then you can focus more on
building the empire as you referred to it.

Sure. And you talked about your passion project there a little bit with like veterans. Where did the heart for that come from? Is there a specific experience that gave you that?

Um, there’s, uh, actually I’ve always, always had a soft spot for, for veterans. just admire everybody so much that gives up chunks of their lives to serve our country. So I’ve always kind of donated to veterans charities and things. And then recently in the last couple of years, a friend of mine who was a, a 10 year army veteran, uh, was experiencing homelessness and I was trying to help him find resources. And there is a sorely sorely lacking.
amount of resources available out there for these guys, which is not right. You give up a decade of your life and you know these guys they come back not only with physical scars but you don’t see all of their scars either, which impacts their ability to work you know and things like that. So I just kind of really feel like there needs to be more places for them to kind of have a soft landing when they’re having a hard time.

So what do you see building to combat that challenge?

How I want to start out is I want to start out with you know taking a few units and doing that I eventually want to evolve into a full-blown like You know 503 C charity to do this and you know really start Getting into it and looking into you know what’s available because I know that there’s you know some Government grants and things that are out there for items like that. So I eventually want to like move it into a full-blown
charity and then my hope is that my goddaughters continue to run it after I’m gone. So, know, I not only want to build a legacy for them, I, you know, also want them to, you know, to focus on like the, you know, giving back, sowing back into the kingdom and giving back and, you know, just in a spirit of gratitude, you know, doing for other people when you’re blessed, you know, you do for others.

Yeah, 100 % of that. And one of the things that you mentioned is having your goddaughters run it. Obviously, to get to the level that you’re on, you’ve had to have a team to get there. And I know one of the things we wanted to talk about was teamwork and how that relates to your journey and your success. Tell me a little bit about what you think makes a dynamic team within this space.

What makes a dynamic team is everyone has a special skill that, you know, some people are great capital raisers and they can go out and build trust and bring capital in. And, you know, some people like me are the talkers. You know, we could talk to a pet rock and, okay, we can, you know, we can make friends. We can make friends with the property managers. I can talk to a pet rock.

So, you know, we can make friends with the property managers or get into a conversation with an attorney and from that, you know, comes leads in. So, you know, obviously we like off-market leads because we don’t like competition. So, you know, we’ve all got our strengths. Some people, you know, I’m blessed that I have access to a professional underwriter. Some people are so in tune with the numbers and that is all so vital to making this work. I mean, my first hud house that I flipped was my, you know, my first…
actual mentor, he was a broker and you know nobody wants to you know nobody wants to bother with these $50,000 HUD properties you know you’d call an agent and they’re like whatever but I’ve got this $300,000 listing he actually is the one that like got me started on it and you know so I’ve and I’ve just really as I’ve been expanding because you’re limited when you’re trying to do things only by yourself with only the capital you have and only the loans you can qualify for you limit yourself too so that’s another thing that probably I would tell anyone who’s considering getting into this or anyone who’s new
Pull people in, don’t be afraid to share the pie. There’s enough money out there for everybody. Abundance mentality.

actually I’ve joined a joined a mastermind about a year ago finally It’s something that I’ve toyed with doing and I finally did it and I will never go back I will never not be with a mastermind We have just a tremendous community. We all support each other We encourage each other because you know, this is
this is insane to your family and to your friends. Oh, I’m going to go buy a $5 million 52 unit building. No, you’re not. You know, everyone else thinks that you’re crazy or, yeah, you know, oh, you want a big house on the hill or what? No, I mean, this is, it’s, it’s doable. You just have to be able to assemble the pieces and assemble your team. Like we were talking about, you know, and get everyone together. And so the, it’s great cause everyone is there. We’re a big cheer squad for each other cause we’re all trying to do the same thing. So we all have, everyone in our life thinks that we’re insane.
except for we all understand each other. know it can be done. We know how it can be done. And we swap resources. hey, I found this lender that you might want to call or, hey, look at this chat GPT bot that does this. So we’re all combining resources. And so many things when you’re, again, trying to slug it out on your own, you can’t possibly cover everything. That’s just, I guess, how to look at it. And so everyone’s just kind of pouring into each other. And it’s…

Yeah, absolutely. Let me ask you this. What was that moment that you had when you decided to finally join one and what changed for you of not being in them for so long to then being in it and realizing, I should have done this 15 years ago.

I, you know, and it’s funny because I just, looked at how much time I, like how old I am and how much time I was spending building. That’s why like I have, like, you know, I have some new people. They’ll see my LinkedIn profile, you know, where I talk about, you know, building multifamily and they’ll call me like, I’m brand new. I haven’t even started yet. And that’s like the first thing that I tell them is find a group, find a, find a pod, join a mastermind and to do that. Cause I just,
it just hit me that I could have been so much further along if I was doing this a long time ago and, you know, could have been coasting into things.

What do you think about it would have cut that time down for you had you joined so long ago?

Being able to pull other people in because you you can’t possibly, you you might be a strong player, you know, and you know there takes a certain amount of ego to go out and go like, yeah I’m gonna go buy that 323 unit portfolio. Yes, all of us that are doing this have egos and you kind of have to get past that and realize you cannot possibly be possibly be a jack of all trades and you know everything about everything and if you you know pull in people that are expert at things that can do things.
10 times quicker than you can do them, you get a lot further a lot faster.

Absolutely. Because you can’t learn everything. You can’t be everywhere. You can’t learn everything and you can’t be proficient at everything. It’s just, it’s not possible.

What would you say is the biggest tip you’ve gotten out of your current network that’s allowed you to just drastically change things in your business?
Ann L Contorno (10:43.202)
What really changed things for me is just realizing that, you know, to let other people in. Cause you know, you just, you know, you, you get in this mindset of I’m going to do, I’m going to do everything myself and it’s a, I don’t want to give away, you know, 60 % equity and what really, you know, our, our, our, you know, mentors that lead the founders of our mastermind have been very clear telling us, you know what, be generous.
make things more appealing for your limited partners that come in, make things more appealing for people you’re raising capital with. like the first few deals you do, if you’re only owning 20 % or 30%, that’s not a big deal because it’s 30 % of something as opposed to you’re not going to be able to do all this by yourself. So then you’ve got 30 % of nothing. Or 100 % of nothing. That was probably my biggest revelation.

Yeah, 100%. It’s of almost in another way of saying it, realizing that there’s food on the table for everyone. And usually you get a bigger table.

Going from smaller deals to larger deals. Obviously the team is important all of the above right but What would you say is one of the the biggest shifts that you’ve had in? mindset from going from smaller deals into where you’re playing now

Probably just play through the fear because it’s scary. You look at these and you start analyzing numbers and you look at these numbers and you look at a $33,000 a month mortgage payment. Holy smokes! So you just have to play through the fear and just have confidence in yourself and kind of give it over to the big guy that, okay, guide me. Bring everybody into my sphere that needs to be into my sphere to make this happen.
You know, because you’re, you I think as long as your intentions are good, you know, you’ll have that support from the universe or God or however you refer to, you know, refer to that, you know, that realm. I think as long as your intentions are good and you’re coming from a good direction that, you know, things will line up.

Absolutely. I’m huge on manifesting. I have been for years, you know, Bog Proctor and Neville Goddard and Joseph Murphy and all that. And I truly do believe that. this just really drove it home. Because sometimes you you fall off on that. You know not really paying attention on setting your intentions all the time and know starting the day kind of thinking about what you want. And this actually brought that back for me too.
you know you kind of fall off of it and so that was another thing that this brought back for me too is realizing all of that and you know just the the power of your mind and setting your intentions.

gosh, my, it’s my mother ever since I was a kid, her big thing was you can do anything you set your mind to. So I kinda, you know, grew up hearing that from her and I do a lot of, I listen to positive affirmations when I go to sleep. and you know, just let them play so that it hits your subconscious. Cause you know, the whole thing is getting your subconscious in line. Cause you know, your subconscious is the thing that’s going to sabotage you. so I do that. I actually just found out about someone in my group.
Another benefit of having a group, the whole collective brain thinking about things. She just was talking about doing mind movies where you actually put together like a slideshow with your intentions and with pictures that support that and all that. So I’ve just, I’ve started doing that the last few days too. I’ve really been reading a lot of Joseph Murphy and just, you know, the power of expectation. You just expect that things will be there. You expect that there will be money in your account and things like that. It’s just, it’s,
Interesting stuff. I mean you think about it it’s so funny when you like actually pay attention You can see where you create these things in your life Like if you’re having a day where you’re actually on it and you’re paying attention you’ll manifest some kind of abundance You’ll find ten dollars on the ground You’ll get a free coffee and you know, you just kind of build on that even though it’s small stuff You just build on that and you know, just gratitude. I mean I keep a gratitude journal
I have an alarm that I set at 415 every day reminding me to give gratitude. For me, gratitude is huge. think gratitude is probably the only way you get anywhere is that.

To your point there, I actually have a very personal story that I’ve had in the last few months where I won’t get into it too much just because this obviously is a public show, but I realized about month and a half, two months ago that I had really gotten away from writing down daily gratitude. And it had been about six months. And in that six months, was borderline, borderline one of the hardest
hardest seasons that I had gone through as an adult. And I just realized, I woke up, it was probably late February, early March, and I was like, I literally can do nothing more than what I can control. so I just have to, regardless of what my situation looks like, I’ve got to start sowing these seeds of being grateful for what I do have. Because if I don’t do it,
then I’m just living in a negative state regardless. And it doesn’t change anything. So at least I can be more positive about it in terms of just how I think throughout the day. And so I started doing that and literally within six weeks, things completely flipped a 180. And I was like, you gotta be kidding me. And I can’t tell you how many times it’s happened, but it was like a drastic, like you said, paying attention to those moments and like being really intentional about seeing how that stuff plays out.
And I’m 100 % with you. don’t understand it. I think it’s one of those things that will always be kind of mystic, if you will. But I do see how much power really is in the power of positive thinking, the power of being grateful for what you have, and even maybe being blissfully dissatisfied, like Ed Mylett would talk about, of being grateful for everything you have.

agree with you 120%. I actually keep a gratitude journal and you do, end up falling off of it. And there’s a difference when you really start writing down your intentions and that was why I ended up setting a gratitude alarm. So I don’t ever get so busy at 4.15 every day my alarm goes off so that I don’t ever get so busy. I stop what I’m doing and go through what I’m grateful for because that that connects you to bigger and better. So I 120 % agree with you.

To appreciate what you have, to go back to what you said instead of being disgruntled about what you don’t have or where you aren’t in life or you know, you’re, you know, you want to lose weight or be in better shape or whatever. It just like occurred to me that, you know what, I, you know, there’s things that you want to improve on, but there’s people where your weight is their goal weight and you live indoors in a warm house and there’s other people that don’t and

you know, okay, you can’t complain about your car being on payments. People wish that they could qualify for a car on payments to drive a car like you’re driving. So you just have to realize that, you know, what you’re complaining about is, would be like a golden life to somebody else and just shut up and be grateful.

I love that you said that. like, I love this topic. And like, I know we probably didn’t intend for the podcast to go in this direction, but I am, I am an unrealistically positive person, just by default. And, you know, it’s like, I have, I have a family with four kids.

And as you can imagine, there’s a lot of lessons that come up in raising children than this same topic. And it’s the same stuff like, you know, when my son comes, he’s like, you know, I won’t have eaten all day. And he doesn’t know that it’s seven o’clock at night. I haven’t eaten a single meal since the night before. And I’ll come home and I’ll be eating. He’s like, no fair. And I’m like, boy, there’s some kid over in Africa that didn’t even eat today. And I haven’t eaten either. OK.
So why don’t you be grateful? Did you eat lunch? And he goes, yeah. And I’m like, so you got to eat today? Now you’re complaining about me eating chicken and rice? What are you talking about? Like that type of stuff pops up all the time. But I really do, I really do feel that way. Like whenever I’m starting to get down on myself, like it puts me back in the perspective of like, I’m in America. I’m free. I’m an adult. Like.
All of these things where there is somebody halfway across the world literally getting shot at for something that some person believes is their northern star and like people are getting blown up people are in slavery and nobody wants to talk about all this stuff like how ungrateful of a position should I be in because my car didn’t start yesterday.

Yep, exactly. You’re exactly right. And when stuff like that happens, I’ve probably in the last 10 years, I have really switched to if you’re late, if your car didn’t start, you missed the train. In my mind, I always just go, okay, I got saved from something. I got saved from something that if I was, if I had gotten there 30 seconds earlier, there might have been a car accident or something like that. So I just always think.
You know, you’re placed where you’re placed and that’s where you’re supposed to be at that moment and just, you know, just go with it. Just consider it a blessing and go with it.

Let me ask you this because I know we got off the rails a little bit. Let’s maybe shift a little bit back more towards real estate for the last few minutes we have together. So regarding real estate, what’s next for you? You’re working on this 50 plus unit property. Is that the destination or just a milestone on your way to the next thing?

would probably say that it’s a milestone. definitely want to keep going with larger and larger properties just for the simple fact that I think that you can do more good. You have a larger property. You can take a few units in a larger property and have people living there for six months for free that are down on their luck. another thing that I want to be able to do is to have the free cash flow so that when there’s these
natural disasters like down in Florida and the Carolinas and all that, that I can afford to fly supplies in and fly skids of water in and send trucks with clothes for people. You know, that’s another thing. So I want to keep building so that I can keep, you know, coming in where there’s help needed and provide help. I’m a helper. I’m one of those.

One, I can see that, that was what I was about to highlight. One of the consistent things I’ve seen from you on this show is you talk a lot about helping other people. Where does that heart for people come from?

I, you know, I just, cause there’s, I mean, I just, look around and there’s, there’s need out there. And I don’t know if it just goes back to my upbringing that, you know, my mother pounded in our heads, you know, if you see something that needs to be done, do it, you know, you see something laying on the floor, don’t just point it out, go pick it up and put it away. So I don’t know if it’s just kind of a natural evolution through adulthood of that, but I don’t know. You can’t, you can’t be blind to the amount of, of need that there is out there and the amount of people that, you know, even though we are
So blessed to live in the best country on earth and freedom and capitalism and money flowing and all of the benefits and advancements we have. There’s still groups of people that need help out there and I just, think that it’s the job of the people that have resources to share to share those resources. I mean, what fun is it to like hoard all this to yourself? What are you gonna do with it? What’s the point?

You know, I put the brakes on and I pull back and I get a little nervous and and you know things like that my best friend She’s a great fire starter. No, you can do this, know So probably work on your self-confidence and maybe have that fire find someone that’s a fire starter in your life too They can build you up and give you that shot that you need when you need it Because we’re not we’re not completely self-contained beings. We are it’s a you know, it’s a human race We interact with each other, you know, so maybe maybe find that fire starter in your life
