Amy Gilmore (00:00)
Yeah, absolutely. ⁓ I mean, really use myself as an example. I was in title for 15 years. You’re never too late to start investing. And it’s never too soon either. I see and I work with some real estate wholesalers that are, you know, 19 or 20 years old. And it’s amazing to see them, you know, start in this and really be able to succeed. ⁓ SoJust find good people, good mentors to, you know, guide you and ask for help because investors are always usually happy to help other people get to where they are.
Quentin Edmonds (02:11)
Hello everyone. Welcome to the Real Estate Pros podcast. I am your host Q Edmonds. I’m excited to be here today. I have another fantastic guest that’s gonna let us into her world. We’re gonna peek through her lens. And y’all know what I like to say. They are the expert for today. No one can do them like them. So I’m so excited. This is the part of my job I love to do is to talk to people on.On a spectrum of real estate on their different journeys real estate wherever that is whatever it is they do They bring value to this show because they’re gonna talk about what they do with some super excited to introduce you all to miss Amy Gilmore miss Amy. How you doing today, ma’am? ⁓ doing great doing fantastic I thank you so much for being here and look I want to dive in I want you to tell the people what your main focus is these days
Amy Gilmore (02:52)
Great, how are you?Quentin Edmonds (03:03)
You want to give us a little bit of an origin story of kind of how you got into real estate. We love origin stories. And then if you don’t mind, tell us what part of the world you’re in, like what markets you’re operating in. So Miss Amy, you have the floor, ma’am.Amy Gilmore (03:14)
Absolutely, thank you. I actually got into the title business just, I’ve been an escrow officer and a branch manager for TIDAL. I’m currently a national investor relationship officer for Closed TIDAL. But when I started my journey into TIDAL, I worked with a temp agency that just placed me at a data entry job. And I worked my way up through TIDAL.And then really found that I loved working with investors. And so that’s been my focus ⁓ in business development. And I’ve worked for a couple of other title companies that were not as investor friendly ⁓ before I got to Close Title. And ⁓ that’s really like what we’re about at Close. And I’m so happy that I’m in a place where I’m able to help investors the best that I can.
Quentin Edmonds (04:56)
Absolutely. I love it. You’re in a place where you’re helping investors. You worked your way up through, you know, hired by temp agency, but you came in, they love what you do. They hired you. You worked your way up. You found your place, found your place working with investors. Absolutely love it. And so I want to ask you a little bit about you and dig a little bit deep. not too deep, but as deep as you allow us to go, right? But I have a question when I say destiny has no wasted moments, right?Meaning no matter what we go through in life, every stop of the journey, we learn something about ourself that kind of makes us who we are today. So on your journey to get into title, on your journey to knowing how you love now working with investors on that journey, what has it taught you about yourself? Like for instance, has it taught you discipline, know, resilience or like what has this journey taught you about you?
Amy Gilmore (05:49)
It’s taught me I mean all of those things but also it’s taught me confidence in working with people and you know building relationships with people and Just to be be a part of Other people’s success. It really you can help yourself succeed at the same time that you’re helping others succeedQuentin Edmonds (06:08)
Yeah, I love that. absolutely love that. Confidence is everything. I mean, once you learn you, your superpower, how to unlock you and your skills and who you are, all the confidence in the world comes. And that’s why I love how you say confidently, you love working with investors, like you found your sweet spot. And so I want to ask, because I know every client is not always easy. I know some people can leave out information. You think you got everything all tied up.And then they say, well, yeah, it’s just this one other thing. Like, so I’m asking that question. want to ask, how does adversely look to you? Is it the clients that some sometimes leave things out? What kind of process sometimes hold up, you know, the transaction or from you moving forward? So in your line of work, we’re working with title. How does it versely look to you? How does it come about?
Amy Gilmore (06:57)
I mean, it can be, you know, that we don’t know something until, you know, the file, gets closer to closing, but, know, ideally we’re asking the right questions to get the information from our clients and, know, transaction coordinators are more common now. So a lot of investors have transaction coordinators that help kind of manage their files. And so that helps us as well, you know, as a title company to work with them, because they kind of help to remind us of things.if something does come up or, more so I would think that there are times when we could close a file, and we’re willing to do the work, but maybe the seller isn’t when it comes to airships and probate and things like that.
Quentin Edmonds (07:44)
are you? Understood, understood. So let me ask you this, what’s your next real goal? Like what is it that you’re looking to solve a scale next?Amy Gilmore (07:52)
⁓ you know, I, I work with people that are doing all different types of transactions. But one thing that I’m really, I’m an investor myself too. I just started investing. So I spent 15 years closing other people’s files and I, you know, I found my way into investing through seller finance. ⁓ because what I was able to do is basically purchase properties where I’m financing a hundred percent. ⁓financing the down payment and I’m financing the payments through the seller. And you know, that’s not going to work in every situation, but it really, you know, even if you have a portfolio of several houses, you can transfer them into a trust, you know, as you get older and you can sell or finance them and you actually end up making a lot more money than you would if you just sold them to somebody.
Quentin Edmonds (08:40)
Yeah, well definitely. Thank you for sharing that piece of the journey. Right. And you’ve been working hard for other people, helping other people. So it’s like, yeah, you know, let me get in there and just watch it myself.Amy Gilmore (08:50)
I get to hear the conversations and the negotiations sometimes that my clients are having with sellers. And that’s helped me to learn different ways to get properties under contract as well.Quentin Edmonds (09:02)
Love that. mean, that is amazing in itself. So once you made the decision transition to investing, was it smooth sailing or did you face an adversity doing that as well?Amy Gilmore (09:46)
I’ve had, well, I’ve had good luck. So I bought a piece of land last year and I also purchased a single family home. ⁓ The only thing that I’ve really faced in that is that I had a huge plumbing issue that I had to fix. It’s like the main line into the house. So, you know, if you are purchasing a home, it can definitely be beneficial just to get them to come bring a camera out and look because it can, you know, it can cost.like 10, $20,000.
Quentin Edmonds (10:17)
Yeah, yeah. That’s great advice. I appreciate you saying that because everybody needs those nuggets, those little things that maybe they don’t think about that they might need to go ahead and take care of. And so I appreciate you saying that. ⁓ Now, I love how you’re working with investors, you’re working with people. So I want to talk about relationships just for a little bit. What is your perspective on relationship building? Is it important? Has it served you well? So tell me, relationship building within what you do, how important is that to you?Amy Gilmore (10:46)
So yeah, mean, 100 % is definitely, we’re a partner with our clients in their businesses. And so building relationships is absolutely like, it’s at the forefront. We want to…I mean, I consider my clients my friends. You know, I keep in contact with them. Like I like to do business with them. And when you, you know, really, I think that’s like the beautiful thing is that you can actually do business with who you want to do business with you when you’re working in real estate. You know, so there’s definitely a lot of opportunities to connect with different people, to make new friends and new connections. But I think that really, you know,
being consistent and staying in contact with your clients is definitely important.
Quentin Edmonds (11:31)
I love that. love that. Listen, Miss Amy, let me ask you this. Is there anything that a topic maybe that you want to talk about that I have not brought up? Or is there any words of education, motivation, inspiration that you want to give to people that’s entitled or investing or just in general? There is, would definitely love to hear it.Amy Gilmore (11:51)
That’s one thing that you see in the investment community is that everybody kind of helps each other. It’s not like, you know,
somebody’s trying to, every once in a while you might see that, but for the most part, investors are a tight knit group of people that are willing to help each other to succeed.
Quentin Edmonds (13:27)
love it. I love it. No, and I love how you said that, Titan it group of people that want to succeed, you know, always say, you know, healing happens in community, right? And community is common unity. When we’re all about the same united goal to help each other, to create an ecosystem where everybody can profit, where everybody can thrive. Like I absolutely love it. And like you just said, you know, most investors, they want to help each other. There is this ecosystem that’s built, that’s going to help each other. And so I absolutely love that. Absolutely love that. Well, listen, Miss Amy, I greatly appreciate you coming on. If someone wanted to reach out to you, connect with you, collaborate and learn more about what you’re doing, how can they get in contact with
Amy Gilmore (14:09)
