    Well, I’m just going to give everybody one thing. And you and I chatted about AI ⁓ here briefly. But I wanted to give everybody one tip that they could do right now to make a big significant change to 2026. What I want everybody to do is go to their AI of choice. Most people use ChatGPT. Believe it or not, ChatGPT now has learned a ton about you, whether you realize it or not.

    And I want you to ask it, start a new thread and say, based on what you know about me and what I do for a living, what is one strategy that I’m missing that I can cash in on a big, what could be seen as a big opportunity that I that’s not on my radar.

    Hello everyone. Welcome to the Real Estate Pros podcast. I am your host, Q Edmonds, and I’m excited, excited to be here today. I have another fantastic guest. This is the guy. Listen, he may not want to accept it, but the more I talk to him, I’m going to call him. I wasn’t going to operational genius, but maybe I’ll go just operational guru. But even where you want to put it, this guy is the nerd behind the scenes.

    He can make the operations work. He’ll figure out how to make it work. listen, when you put something in place, don’t bail on it because it may not work one time. Listen, talk to him. He’ll get you together. He’ll get the operations going. And so I’m so excited. And I’m sure he’s going to tell you more, but I’m so excited to introduce you all to introduce to some and present to others because some of you probably already know about them. Mr. Jack Hoss Mr. Jack, how you doing today, sir?

    I really appreciate your time here today. This is great.

    Absolutely, man. Thank you for being here. And this, Mr. Jack, I want to dive in. I want you to tell the people what your main focus is these days. Mr. Jack, if you want to give us a little bit of an origin story of how all of this got started, I would love, we love origin stories here. And then if you don’t mind, tell us what part of the world you’re in, because I find it fascinating. I think they were too. And so, Mr. Jack, sir, you have the floor.

    Jack Hoss (03:48)
    Well, I am actually located in the frigid north of Fargo North near Fargo, North Dakota. We’re actually in the middle of a blizzard here right now. ⁓ I actually joke in the fact that if I can do real estate investing here, you can pretty much you don’t have an excuse you can do it almost anywhere. The I’ve been involved in hundreds of real estate transactions at this point over the past decade. And a real deal crew came from the operations side.

    of the what we’ve been working on. I provide fractional operations for other real estate invest investors, where we kind of manage that back end. ⁓ What I had mentioned to you before is the concept that most people don’t have a lead issue or a marketing issue. Usually, what I’ve been finding time and time again is that opera opportunities die on the vine for lack of follow up.

    or what have you. So it’s just a matter of dialing in the operations.

    Quentin Edmonds (04:53)
    I absolutely love it, man. Thank you. And did you give me a little bit of origin story? Did you tell me kind of how you got into it? Did I miss it? I don’t know if I missed it or not. don’t think you did.

    Jack Hoss (05:01)
    Well, yeah, maybe the origin stories is that me and my me and my buddy, we,

    were talking over lunches, our escape panel, we were both working at Microsoft. And we were in cubes. And we were we would spend our lunches planning our escape plan at the lunch tables. ⁓ Talking about this book we read that book we read. And one thing leads to another and

    I initially started buying some rental properties in Indianapolis through a turnkey provider. And one thing led to another, and he and I decided to jump and go all in. ⁓

    Quentin Edmonds (06:31)
    I love it. I love it. So mr. Jack. I have the same where I say Destiny has no wasted moments kind of meaning like, you know as you look back in your life You can see that there’s moments on the destination of your life along the stop a different thing just started clicking and maybe you pulled something from that part of your life and You made it part of your identity and it helped you kind of grow to kind of where you are today And so I would love to know

    your destiny moment when your brain knew that it was built for operations. When did that click for you? it when you was 14, 20, know, just when did that click that you knew your brain was built for operations, man?

    Jack Hoss (07:13)
    Well, actually, probably, you know, I have to thank my wife for this a little bit, because she kind of recognized some of this before I did. ⁓ I was I was working as a project manager for a large bank. And my, my job there was to find efficiencies in their in their operations. So with with that, that was probably the turning point. And that’s actually when

    At that at that bank, I won what’s called the pinnacle award. It was like one of the highest honors you could get within that organization. ⁓ Because of the amount of savings I was able to uncover and quickly turn certain things around. So I guess that’s been that’s that was the turning point is is being able to dial in and uncover those efficiencies. But more importantly, looking at the landscape and kind of leaning into the strengths

    of that organization or that team. I think that’s where a lot of things kind of fall to the wayside. You’re trying to cram operations or procedures into into a group without taking a ⁓ step back and just saying, Okay, like, what are the people and the tools that we’re currently working with? And find those initial quick wins. You know, there’s always some low hanging fruit somewhere that you’re going to get a significant dopamine hit for the team.

    And they’re going to see like, ⁓ crap, we only made this one change. We saw these huge results already. Let’s see what else Jack can do for us.

    Quentin Edmonds (08:55)
    Well, listen, man, hats off to your wife. I got one too that always unlocking the superpower that I didn’t even know that I have. so, ⁓ hats off to your, to your wife. Wives are just something special, man. And so great. Thank you for letting us know and let me know, you know, kind of like the role that she played in kind of unlocking your superpower, man. And so, Mr. Jack, I would love to know how adversity looks in your world, right? ⁓ what, what is it that sometimes the client

    does that kind of build the adverse moment? Is it just totally not following the instructions that you give them? Is it them leaving out certain key points for operation? How does adversity present itself in your world at times?

    Jack Hoss (09:44)
    Well, I think for the most part, adversity rears its ugly head when we don’t follow the process to a certain extent and then we’re not consistent with it. Usually, adversity happens when we don’t take some of that into thought or

    ⁓ I give an example of a situation where

    you’re you’re building your your you’re building this plane in the air. Most entrepreneurs are doing exactly that. Unfortunately, most of us also, we have the full instruction book, we know exactly what we need to do. We know. However, we never refer to it. Maybe maybe it’s just because most of us are are men and we just say screw instruction books.

    But in the end, mean, if we would just take those few moments, plan accordingly and do it in ⁓ a process or oriented way, the amount of time and effort you save for yourself is unmeasurable.

    Quentin Edmonds (11:38)
    Yeah.

    When you talk, the picture got painted in my head. And most guys listening probably can identify is when you buy something you have to build, the instruction manual is there, and you’re like, ⁓ who needs that? So you put it together. And then when you look, you have all these pieces left over. And you’re like, maybe I don’t need them. And then things fall apart. And then you got to undo everything. Look at the instruction manual. You’ll be like, this needed to go here. This needed to go there.

    That’s what it sounded like to me is that people sometimes hinder the process because they don’t take the time to look at the manual and actually use all the pieces, all the tools that was needed to really hold the thing together. Does that sound about fair?

    Jack Hoss (12:24)
    Yeah, that sounds that sounds very fair. In fact, I might even compare it to like franchises. know, Fran franchise opportunities when you sign or buy into a franchise, a franchise has like a 90 plus percent success rate. Why? Because they have operations, processes, SOPs, everything in place that you and your team must follow.

    As entrepreneurs, especially when we get into real estate, when you scale, there’s typically none of that. So that’s the situation. We want to help support your success and provide and push you closer to that success rate that we’re trying to achieve.

    Quentin Edmonds (13:09)
    Absolutely.

    Well listen for disclosure man, you will love my wife because she will follow instructions I will be the one to give you a headache So I’m just put it out there for disclosure because she got to keep quick to follow the instructions So I’m just putting it out there I know I’m talking all this stuff, but I will be the one that would give you the frustrating to give you the headache So but now I appreciate you explaining that I appreciate what you’re doing Let me ask you this. What is your next real goal? Like what are you looking to solve next?

    Jack Hoss (13:39)
    My next real goal is this is now this kind of gets into the nerdy aspect of things. You mentioned that, ⁓ you know, you’d be the one that falls off wouldn’t follow the rules. I have found that a lot of people, they, one of the things is, you know, updating and keeping your CRM and your pipeline clean and crisp.

    And maybe I’m being kind of fanciful on my thoughts here, but I’m pretty convinced that we’re on the verge of creating something that would allow you to be hit up like an AI agent would hit you up to when you’re leaving an appointment and ask you for that update. you could just speak between meetings. What happened?

    how things are going, and then the AI agent would update the CRM on your behalf.

    Quentin Edmonds (14:40)
    Now I would use that. No, I will follow that instruction, Mr. I would use that. I would use that. That’s too easy. That’s too simple. So you saying we’re on the verge of that happening, huh?

    Jack Hoss (14:53)
    Yeah, in fact, I think I can pull it off myself. So that’s what one of those things that’s kind of like a side aspiration that I’m trying to see if we can get get to work.

    Quentin Edmonds (15:49)
    Yeah, I think once you develop that, think you’re to have a lot of people beating down the doors, man. ⁓ Speaking of people, I want to talk about relationships for a little bit. What is your perspective on relationship building? Has it served you well? Do you put a premium on it? is your, ⁓ how do you go about building relationships, Mr. Jack?

    Jack Hoss (16:15)
    Well, a couple ways. We saw relationships so important locally that we didn’t even have a real estate, a real group or anything locally here. So we created one. So to get like-minded individuals together to meet on a regular basis to share ideas was a bit of a mastermind and networking.

    that drove a majority of our business. In fact, that drives a lot of our business today. ⁓ Just eventually, you know, your realtors, brokers, everybody in town kind of knows who you are, what you do. But on the other side of things, that’s one of the reasons I started my own podcasts ⁓ and interviewing other investors, because that becomes a big part of the network as well.

    I don’t know about you or a lot of other people, but I’m one of those guys. have to be injecting something into my head like 20 constantly just to stay in that proper mindset and find that proper motivation. Um, and you’re one of the five people you hang out with the most. see my podcast as one of those five. So on a regular basis, I’m interviewing some of the top producers in our industry.

    understand how they work, what they do, focus on their operations to see how that works. And in turn, it only improves my operations. It only improves what I’m capable of.

    Quentin Edmonds (17:54)
    love how you talked about feeding your mind because your mind is your muscle. That’s your, that’s your secret problem. So just like an athlete has to work out, keep their muscles in shape, endurance, agility, you feeding your mind, keeps your mind sharp. This is why I called you the operational guru, right? Because you’re keeping that mind sharp, keeping that mind going so you can continue to figure out an operation that’s going to optimize people’s life.

    know, people’s businesses, people’s efforts. And so I absolutely love it. Mr. Jack, if someone wanted to know, actually, before I say that, is there any topic that we have not talked about that you want to talk about? Is there any other words of inspiration, education, motivation that you want to give? If it’s anything like that, I would love to hear it,

    Jack Hoss (18:45)
    Well, I’m just going to give everybody one thing. And you and I chatted about AI ⁓ here briefly.     that is just right there in front of you that you might be missing. You know, we’re all sometimes so close to a problem that we don’t see it. But be ready for something that you could possibly turn into a big opportunity this year.

    Quentin Edmonds (20:02)
    So I wrote this down. I, when I, the first million I make off of the idea that Chad GVT gives me, I will call you and I will invest, donate. We’ll figure out something. Cause I believe that question right there is going to unlock a lot of things for different people. So personally, I wrote that down. I’m going to do that when I make my first million offer, which you just said, I will hit you up and I’m going to so.
