Yeah, man. I mean, it’s taken every bit of five plus years and it may seem silly, but like pay attention on your Facebook and when you’re finding these legit real people by like you’re seeing these certain groups and posts, reach out to them and don’t reach out asking. Always reach out to give. That’s the biggest thing here. Never reach out and just say, Hey, Tyler, can you help me do this? Da da da.
I reach out, say, hey, you know, maybe it’s Tyler Osborne. I’m in Ohio. I do a wholesale operation. Is there any way I can help you or fit in? What do you need from me just looking to bring value? And that’s a very general way to do it, but it shows that you have the right intentions.

Welcome back to another episode of the *Real Estate Pros Show*. I’m your host, Issa Hanna. And today I have an SFR genius, somebody here to share his knowledge with us and hopefully teach you guys a thing or two about wholesaling, fixing and flipping, buying and holding. Ladies and gentlemen, I wanna introduce Tyler Osborne. Tyler, welcome.

Hey, thanks for having me, man. Super excited to be here.
Issa Hanna (02:41)
Man, I’m glad to have you. I’m glad to pick your brain. we talked a little bit before. So you seem to have a lot of knowledge to share with our viewers, man. So I’m super excited. so for people who are just tuning in, Tyler Osborne, what does Tyler Osborne do? give us a rundown on your day to days.
Tyler Osborne (03:01)
Yeah, man, absolutely. So yeah, I’m based in southern Ohio here, just a normal guy like y’all. solo operation. I used to have teams and and you know, it just I found out that I’d rather work better solo. So I mean, my day to day, you know, I come in, I start checking with my deals, what needs done, what’s closest to the closing table, what title issues, what buyer walkthroughs, what is gonna get me paid, and then I work my way back into it.
You know, get some leads, make sure my marketing’s on point, all that. And start going through the list. Start making smiles and dials.
Issa Hanna (03:41)
Miles and dials and money turns this game keeps this world turning. So definitely the right the right day-to-day operations, Tyler. so everybody has a real estate origin story. you know, people just don’t grow up, you know, you usually have like, I want to be an astronaut, I want to be this. We kind of all stumble into this world. So we talked a little bit before, and I I thought your origin story was cool. Can you share it with us?
Tyler Osborne (03:44)
Yeah, man, absolutely. So I’d say the first time I ever was like, ooh, real estate, it probably was like a TikTok or something. And funny enough, I remember like the first guru type guy or big type of guy, you know, and I don’t mean guru in bad way, I just mean big influence, was Ryan Pineda. And this was like 2020. No one in my life knew I’d even thought about real estate. I seen something, got a schedule with his team, flew out to Vegas.
and that’s where my learning started actually. So fast forward three years of analysis paralysis. You know, I was a construction guy worker my whole life from landscape to concrete, then tree work, and then I was an electrical power lineman for the last six years. And what finally pushed me over the edge kind of was I had back surgery, but I could have kept going. But two of my mentors
was like, look at what you’re able to do with two hours a day after work. And, you know, I was seeing some traction. I was doing some deals. And they were like, what happens if you got eight hours a day? And my mind just opened, exploded. I was already going through back pain, back surgery. So I’m like, I’m gonna take off a couple of weeks, see what I can do. And but never went back.
Issa Hanna (06:15)
And you know what I find in this business is the construction guys. you guys do very well in this business because you’re around it so much, you know. And then I also find the real estate people, a lot of us just have that moment where we decide, like, you know what, let’s go into business for ourselves. And then here you are three years later, you know, killing it. So yeah, kudos to you, man, Tyler. very, very, very impressive. We spoke earlier and you told me that.
You’ve built such strong sales and acquisitions. can you share with us little bit more about how that’s a strong point of your business? Yeah.
Tyler Osborne (06:52)
Yeah, absolutely, man. so I follow a framework from RJ Bates called the Closer’s Formula. And that’s the base of my acquisitions. But I just find, you know, I talked about it this morning in in a meeting that people were speeding up, they’re getting nervous, their hearts fluttering. And if we just break it down to like, hey, we’re just having a normal conversation with a seller on a phone.
Not only that, they raised their hand and said, Hey, Tyler, come help me. I’m in foreclosure. I’m doing them a disservice. One, just not to even call, but two, not fully understand the situation, the motivation, and the problem. Because how can I give you the right solution if I don’t even know what’s going on? So people are too focused on numbers and comps and data. Yes, we’ll get there. We need that. But
For me, it’s just a quick glimpse. Are they even close? And then I need to know the story. I need to know the motivation. I need to know what happens if you don’t sell. And then I need to know what happens if you do and what that’s going to look like and you know, paint that picture for you. But it’s really just comes down to being, I always say operate with morals, transparency, and be solutions-based, and good things will happen.
Issa Hanna (08:13)
Definitely. People in this business, if you operate with integrity, honesty, it goes a long way. You don’t even have to advertise sometimes. You could just get the word of mouth going. You know, people be like, hey, I know a good guy. He’ll give you a fair price or he’ll deal with you fairly. That goes a long, long way. So once again, great piece of advice, Tyler. our viewers are definitely getting a lot today. So I’m super excited. We also talked earlier and you told me that.
‘Cause you’re such a good guy and you do have so much integrity, you’re starting a Skool, to teach people how to do what you’re doing.
Tyler Osborne (08:49)
Yes, sir, I am. Yes. just started it like a week ago, man. We’re already up to over a hundred members. you know, I I got a free and a paid. And dude, just come into the free one. I I invite you in, and I’m just literally doing this daily. I’m making posts, I’m doing you know, random pop up meetings for the free people because I really want to bring as much value as I can to as many people as I can.
And Skool is just a place to do that. So I always say a lot of people gatekeep. And I try to do the opposite now. So a way my mentor told me is probably a month or two ago, he said, you just need to provide unfettered access of your value. And he sits in rooms now hand in hand with Grant Cardone, business partners with him. They just bought another place, like.
And that’s strictly because he operated this way. And only his full job now, what he does is shake hands. Shakes as many hands as he can, bring as much value. And then through that they’re syndicating these, you know, nine, ten figure deals.
Issa Hanna (10:34)
That’s amazing, man. And the importance of a mentor in this game when you first start. you don’t just, you know, one of these big wig real estate guys that teach you things, they’re not just gonna say, Hey, I like you, Tyler. Hey, I like you, Issa. you gotta go up to these people. You gotta show them your worth and then you’ve gotta not be afraid to ask questions and talk. And I’m sure you would agree with that.
Tyler Osborne (10:56)
a million percent. I always say too on top of that, be loud. Like I always and people are like, what do you mean? I’m like, post on Facebook, go to a meetup and try to shake everyone’s hand in there. Like something, one handshake could literally change your family tree, let alone your life. Like one handshake can change generations and you don’t ever know it.
Issa Hanna (11:19)
Yep. And what you mean by that is real estate is one of the only businesses where the average man can make that generational wealth. So it’s not just you’ll be wealthy. You can have your grandkids be wealthy from the real estate that you buy. So man, we’re rolling today. Our guys are gonna get a lot, you know. So we talked about the Skool that you started and the teaching that you’re doing. Where are we gonna see you in five years? What are your goals here in the next five years?
Tyler Osborne (11:50)
man, I got goosebumps when you asked me that. I’ll probably have a wholesale team again, an operation that kind of runs itself. And then I want to be kind of like the mentor I was just telling you. Shout out Matt Teifke. where I’m just shaking hands and making, you know, I literally want to just bring value, help people. So if I just was doing like my Skool stuff in some sort of way or some sort of mentorship or
Whatever that may look like, I would be happy doing that and then just overseeing my sales guys.
Issa Hanna (12:25)
Wow. great goals for the next five years. I know you’re gonna achieve them just by talking to you briefly. very focused guy and very educated guy. And you’ve got a great mentor making nine figure deals. So you’ve got it man, you’ve got it all in place. And with the mentor talk, it’s a perfect segue into you know, we got a lot of people that watch this that are just starting off, or maybe investors that are in a different aspect of real estate and want to get into something else. So
It’s definitely an educ or definitely an educational show. with that, can you give us some advice on how you’ve been able to cultivate and grow your network to such a strong network and make your business so great?
Tyler Osborne (13:06)
Yeah, man. And then once you get to know them people more, because my mentor said he’s like, Really, when you’re doing that, I’m putting a problem on you a lot still.
And I should be offering more direct help, like, hey, Issa, you need help with the podcast, or not, hey, is there any way I can bring value? I need to actually bring value and instead of making you think for it. So there’s multiple levels to it, but just at first reach out generally. How can I help? I’m looking to network, I’m looking to grow, I’m here for for long-term relations. And just always start with value and you’ll win. Always start with value.
Issa Hanna (14:32)
Definitely. You bring somebody value, you bring these people, they look at you and say, Hey, I can use that guy. he’s valuable. And then you bring them even more value when you guys start making money together. So, and that’s how the mentorship and these lifelong relationships start working. Because why wouldn’t you want to stay in business with somebody who makes you money? Why wouldn’t you want to pick up the call when somebody makes you money, you know, or is offering you some type of value in your life. So

You know, it’s fine. We make mistakes, breathe. It’s a conversation, on to the next one.

Revolutionary. You’re showing your failures too in the business, which a lot of people don’t do. So you’re showing them ups, you’re showing them downs, you’re showing them the real business.
