Hello everyone. Welcome to the Real Estate Pros podcast. I am your host, Q Edmonds. Of course, so I know what I’m going to say. I’m excited, excited to be here. Always excited to be alive and always excited because it just is mind boggling sometimes. We continue to find just amazing guests, people who is just truly the authentic, honest, and people that just keep adding value to the viewership, to the nuggets and the things that we try to bring here on the podcast. And today’s no different.Then we have somebody who I know you’re going to get a ton of value from. He’s going to talk about lending. He’s going to talk about funding and something that in this space, right, that most of us really all need. And so he’s going to talk about different ways that that can be done and different advantages for you to be able to get access to funding. And so I am super excited to introduce you guys to Mr. Logan Nelson. Logan, how you doing, sir?

man, man, happy to have you here. ⁓ listen, I always like to just dive in and get started, man. I would love for you to take out viewers into your world. Help us see things through your lens. so tell us what your main focus are these days. Even if you want to tell us maybe a little bit of how you got started, but then also tell us what markets you’re operating in as well,Logan Nelson (03:35)
Yeah. So me and my dad, Sven Nelson, we run a company called Aevi Business Capital, where we provide funding solutions to small and mostly small businesses across America. ⁓ But also, know, trade workers and, you know, real estate investors like yourselves. And so the reason for that is a lot of the traditional routes to access capital are pretty difficult hoops to get through for most small businesses. know, 80 % of small businesses are probably going to be denied for funding when they go tobank directly. What we do is we actually introduce other alternative solutions besides those traditional ones and not really the high interest MCA, short-term, daily weekly payback stuff. We don’t really like that stuff as very much and we actually try to educate business owners on credit, responsible funding, and cash flow in general so that they can choose source of funding that’s going to move them forward and not hurt them in the long run.
And so that could look like, know, expedited processes through SBA, conventional term loans and lines of credit. It could be, you know, personal term loans in some situations for a startup or someone who couldn’t qualify for a business loan.
We have some 0 % interest personal and business credit card stacking products ⁓ and equipment financing. So we’re mostly helping those small businesses that can’t qualify for traditional funding or maybe just don’t know the best way to go about qualifying for it
and just speeding up that process and minimizing errors and setbacks.

I love it, It sounds like you guys got a lot to offer. It sounds like you got your stuff in order. And you and I, were talking a little bit, you know, there are some challenges within this climate. Everything is not always easy. You got to find some workarounds. And so I guess my question would be, what’s been the key to keeping that machine that you and your dad have and running smoothly? What are some of the systems that keep y’all steady, you know, even when things not going exactly, you know, sometimes the way we want them to?Logan Nelson (06:27)
Yeah, I mean, it’s just constant, constant action. mean, it’s the main thing you can do is just, you know, do what you can and do your best. Forget the rest. heard that saying a couple of months ago and I’ve been living by it for the, since then. And I love that saying, so that’s, that’s what I live by. you know, there’s always going to be opportunities out there and you know, the rough times will pass and so will the good times. So you just do what you can, forget the rest.Quentin (06:54)
Listen, I wrote that down as you was talking, do your best and forget the rest. mean, that’s something I need to be saying to myself, because sometimes we can get stuck in the tribulation or the trial, what we’re going through. And sometimes we can forget, like, no, this is not going to last always. And that’s one of the parts we like to talk about here. And I just want to take a moment to talk about it, if it’s OK.So many times we focus on the success, but we don’t focus on the journey to get to success. know, we, we, some of us, you know, we at different parts of our journey, our business life, and some people are actually stuck. And, and I know you know this, you know, there’s times when, things get real, when, when stuff goes sideways times when you have to fast. And so I was just wondering, you know, if there’s a story like that, maybe that you can share within your business journey, a time when like, yeah, you know,
You do your best and you forget the rest, sometimes that’s a journey to actually get that mindset to really take hold and for you to push forward. So I was just wondering if you had a story like that.
Logan Nelson (08:04)
Yeah. Where do I start, man? There’s all sorts of stories there. I mean, I’m generating leads and figuring out cold callings, not the best way to go about it. And 2025 to running ads and realizing that your ad costs are outweighing the cost of doing business and all these things areQuentin (08:05)
Yeah. ⁓Logan Nelson (08:23)
business and all these things. ⁓ There’s so many moments where you got to pivot. And the thing I try to think about in those moments is being optimistic because being optimistic can get you out of those downfalls where you’re really just thinking about the negatives all the time. And so I try to remind myself to be optimistic and that usually gets me in a better spot. But I mean, we’ve we’ve had partners that we’ve had to get rid of. We’ve had technology that we’ve taken on that has turned out not to work out as opposed to we thought there’s there’sall sorts of ways. We’ve had to switch the way we’ve done complete processes, completely different ways and just start from scratch basically multiple times. But you live and you learn and I’m a big believer that your failures are what build your success and that’s what you should focus on is just learning from them.
Quentin (09:12)
Yeah.Now I love it, Logan. love, you know, what you talk, what sound like you’re talking about to me is the mind, the mindset shift, right? Like you said, you know, you implemented something and it didn’t work. It didn’t stop you. was like, okay, let’s find out what works, you know, and to me again, you’re talking about shifting the mindset. And I think that’s something that’s important for people to understand is that you’re going to run in the roadblocks.
Like you said, you’re evaluating costs like that. You put all our money into this and it’s not working. Like how do we shift? And I think that’s something I know our viewers take away is that, hey, you know, sometimes you run into things, but we got to keep pushing forward. And so I love it, man. Let me ask you this. What are you guys most focused on solving or scaling next? Like what’s the next real goal for you guys?
Logan Nelson (10:37)
Next real goal for me personally in the business is really, guess, yeah, all of us in the business is really just mastering social media and marketing at scale really because that’s the best way to get business in our opinion is referral partners and putting content out there where we can leverage our marketing more. And I heard you mention education a lot. Like why is that, why is educating people, your clients, why is that so important to you? Because you’ve mentioned that a lot, man. Where does that part come from, the one to educate?Logan Nelson (11:50)
Yeah.So when you think about it, we learn all sorts of stuff in school, but no one teaches us about credit, saving money, investing, running a business, any of these things that people really need to know if they wanna produce for themselves in life and not be relying on other people. And so that really starts with education. And so most business owners don’t know anything about personal credit, how to perfect it. They see things online, the internet is the worst for…
education in some ways because anybody can get on there and say anything they want, which is good for some reasons, but it also has its downsides, which is misinformation and people believing things that aren’t true and taking actions based off those beliefs that lead them down paths that they don’t want to be in. So it’s really just correcting those mistakes and helping people out with the knowledge that we have. And we learn every day more stuff to provide further education to clients. So I think that’s the best place to start.
Quentin (12:50)
Yeah. Yeah. No, I love it. And so when you talk about educating your clients, obviously, you know, you’re focused on building relationships, right? I think something that your dad said, hopefully your mommy’s saying, is that when it comes to your clients, how you want them to be around for a lifetime. So it sounds like, you know, you’re about building partnerships, building real relationships. And so I just want to talk about relationships for a little bit. you know, when it comes to building relationships and growing your network.Logan Nelson (12:51)

What has made the biggest difference for you?Logan Nelson (13:23)
Yeah, I mean, my dad was always really big on relationships when it comes to, ⁓ putEducating me on what I needed to do better because I was I was a real shy kid when I was growing up I didn’t I didn’t talk out much or you know go and socialize and could go up to it like a group of strangers and say anything but ⁓ Ever since I started this business with him Mike my senior year of high school. I was cold-calling my second half of the day I think it was and then going to school in the mornings And so I got really really pushed out of my bubble very quickly when I’m having to cold-call strangers all the time and I’m like
senior in high school really pushes you out of your comfort zone. And so he had learned those skills through his sales career. He started off as a salesman for a commercial collection agency back like over 20 years ago, I think now. And ⁓ he ended up working his way into an owner or partner of that business. And so he’s really built lifetime relationships.
in that business and realize that that’s where his success has come from. It’s from doing right by people and not just taking a quick buck, but helping them out. Cause if you help out people, they’re going to help you out and it’ll come back to you whether or not you earn money right away or not. So I’m a big believer in provide value. It’ll come back to you one way or another.
Quentin (14:43)
I hear you loud and clear, man. Heads off to our dads. My dad pushed me out into public speaking when I was 14. And so, you’re talking about cold calling when you was a senior. You know, I guess our dads knew, you know, we would be communicating in some way, shape, or form, right?so my dad did the same thing. He prepared me. And what it has done, it has me valuing relationships. It has me valuing how I talk to people.
Logan Nelson (15:42)

how I communicate with people, you know? And so heads off to your dad. And I think that’s why you are as sharp as you are today. It’s because you’ve just been refining your skills over and over and over again. And so, man, I really appreciate you sharing. And Logan, I’ll be honest with you, man. I just want to take a moment. I like to take this time like this when I talk to somebody like you who believes in changing perspectives, right? Like you’re only as goodas your perspective, because if you get stuck in your head, your body will get stuck and stop moving. And so when I talk to somebody who knows about shifting perspectives, I just want to open up the floor, man, to see if there’s anything you want to say to our listeners, our viewers, that’s encouraging, inspiring, maybe something that’s been on your mind. Like, I just want to open up the floor now for you kind of just to speak to people about something maybe that’s dear to you and that can really encourage business owners and entrepreneurs as they continue to grow.
Logan Nelson (16:53)
Yeah, I mean in terms of perspective the way I look at things, ⁓ I mean it only hurts to look at the negative in my opinion. You can learn from it. I look at it in a way where I’m only trying to learn from it. Because if I can’t learn from it, then there’s no point of thinking about it.Try to just be optimistic, know, be open to being wrong. That’s a big thing. You know, a lot of us have a lot really hard time being wrong sometimes and ⁓ you can learn a lot from realizing that you’re wrong. So that’s important. ⁓ You know, just being a forward thinker, a problem solver. ⁓
looking for opportunities to solve those problems at all times. ⁓ But just don’t dwell on the negatives. So I try to really keep my mind focused on positive beliefs and forward thinking.

You can fake relationships with you and your dad have, what your dad’s taught you, and what you are continuing to do with your clients, educating them. Like, man, I love it.
