Hello everyone. Welcome to the Real Estate Pros podcast. I am your host Q Edmonds and today is going to be lovely. Y’all know what I say. I always say I’m excited to be here today and I absolutely mean it. I always say I have a fantastic guest and I absolutely mean it. This guest, I’ll tell you, they, sometimes my guests have a way of firing me up before I get on. That’s what happened. Like she, she got me going. Like she got me going. So this is going to be a great podcast.

And listen, I can’t just pin her down. This is the one guess for sure. I can’t just pin down and say they just do one thing. I mean, like you’re going to see she has done a lot in her 13 years. She’s done a lot. So I’m going to let her walk you through everything that she’s done and what she’s doing now. But I’m telling you, get ready. This is going to be a good part. Please allow me to introduce you all to Ms. Jenna Hoover. Ms. Jenna, how are you today, ma’am?

fantastic. I feel like, I mean, I feel like you and I have been chit chatting for 20 minutes before we actually said, let’s hit record. Like we’ve been like two gal pals that haven’t seen each other since high school or something. But yeah, things are having me, man. Like we had some great banter. So I’m excited to share some cool stuff with your community today.

⁓ absolutely, me too, me too. And listen, I’m the type, Ms. Jenna, I like to dive in. So I wanna dive in, right? I would love for you to tell the people what’s your main focus these days. If you could, please give us an origin story, kind of how you got into the space where you are now. We love the heroin journey. And please let them know what part of the world you’re in. People love to know where people are geographically. So what you’re up to, where you are, what you’re up to, origin story.

Awesome. Well, again,

I’m Jenna. I’m Jenna Hoover and I’m from Southwestern Pennsylvania, a tiny little country town in the bottom part of the state about an hour south of Pittsburgh. And my background was in the medical field and we’re here to talk about real estate. So obviously you can be anything you want to be when you grow up. So I started out in the medical field and then I did seven years of medical sales, selling cool pieces of medical equipment to CEOs of hospitals. But

Kind like what you chatted about earlier today. It’s like, I didn’t wake up every day feeling like, man, like this conviction, like the alarm would go off, you want to throw it across the room. It’s like, I have to do this. I don’t get to do this. you know, it’s like, it’s just wasn’t for me. And I mean, I made six figures at 20 years old, but I mean, that wasn’t what motivated me. And so I did that for a good while and I was married and I had my daughter and kind of had a change of life whenever things kind of got

pulled out from underneath us and I had to figure out how to raise a little girl by myself. was at that point living at my parents’ house in my old bedroom. When I was married, we made a quarter of a million dollars a year. We had boats and carlies and lake properties and all that stuff. Again, if you were to think, what’s the American dream for people? That would be it, having all these things and being able to afford them and having a family.

Yeah.

Jenna Hoover (05:33)
You know, that wasn’t in the cards for us. And so we had to pick up the pieces and figure out how to do all that ourselves, me and my little girl. So I saw an ad for a real estate education company years and years ago. And I said, all right, I’ll go to the event. And I went to the event and I bought into the product. I mean, at that time, it was pretty much everything I had in savings. had, you know, it was for six months training and

It was, I looked at it and it was like 25,000 and I said, all right, six months. That’s roughly 24 weeks, 24 weeks, 25 K every week I sit here and I don’t do this. I’m taking a thousand dollars away from my daughter. So it was zero to 60 really, really quick. And I had great mentors and they’re like, all right, go out there and make 10 offers and see what happens. And I’m like, okay. Like, I don’t even know what the word escrow means, but I’ll figure it out.

And I went out, had six properties, I made six offers and all six got accepted. And that was my first like month in real estate. And I was like, I’m looking at my training and I’m like, all right, how to buy them? What training is that? Like I didn’t get that far in the training. I was learning marketing and I did it. Holy heck, it worked. And so I went forward on five of the six. I mean, I made a whole lot of mistakes. I mean, I remember saying to my coach, I was like,

two projects in and I’m like, should I have my contractor sign something so if they fall off, like they don’t get hurt. And he’s like, you don’t have them sign these, you know, these documents. And I’m like, no, I didn’t get that far in the training. So, you know, so I did that for a good bit of, I mean, we started out as like more of a fix and flip. I’ve done wholesaling in 2017. I just lucked into a local landlord driving by one of my projects. He stopped over and

turned out a year later, he ended up selling me all 15 of his rental properties and got into that. We’ve done Airbnb, we’ve done commercial. I’m also a licensed agent. And I don’t say all this stuff to be like, man, you guys have to be all these different things. Like I’m the type that I do something, I learn it, I perfect it as much as I feel like I want to. And then it’s like, all right, like my brain needs to grow more. You know, it’s just like, you know, when we’re…

when we’re little and we’re learning how to walk and things like that, it’s like, we don’t learn how to walk and then all of a sudden decide, well, now that we learned that we’re done. So I got into that. ⁓ so as far as what we’re working on right now, we’re working on some really cool stuff with a new project, a new commercial purchase that we just bought.

so thank you, Ms. Jenna. Thank you for taking us through the journey. Thank you for walking us to what you do. What you do now. Now I was actively listening as you was talking, right? So I’m going to say some stuff. I’m a regurgitating stuff back to you. Make a statement, ask you a question. All right. So.

background in the medical field, seven years of selling medical equipment. You was making six figures at the age of 20. ⁓ Had to step away, kind of focus. You was married at the time, but then, you know, things didn’t go the way you expected. So you had, you know, raising a little girl by yourself, actually staying at your parents. When I went through my divorce, exact same thing. I went back home to my parents. That’s not, listen, this is your story, but I’m telling you, I feel you right.

Yeah, right. Exactly. Maybe we’ll do another podcast together. Who knows? anyway, so ⁓ you had to figure things out. You got into this training program. I mean, and everything you had in your savings, you was putting towards this. It was like every day, every week, thousand dollars out of my pocket from out of my daughter’s mouth. And so you picked six different offers and all six got accepted.

Ran with five, 2017, landlord was driving by. He got you into like Airbnbs, different things like that. Did I get that pre-conjured by wrapping it up?

Jenna Hoover (10:28)
Yeah. So the landlord drove by and stopped to see if I wanted to buy their rental properties. so fast forward a year later, I bought all their rental properties and became an insta landlord overnight. I remember I was like Googling how to try to find a lease. I mean, we didn’t have AI back then, I mean, as much. And so I, didn’t teach myself how to be a landlord and, I, would do something, I would learn it. would perfect it to the best of my ability. And then

I would learn something else because like I was just saying, like, you know, I am also a licensed agent. I’ve done Airbnb’s. I’ve done all these different things and it’s not like you do it all on one day. It’s just that you do it and you learn it and then you focus on the next thing. So, but now we’re getting into some really fun. Like now it’s like, I feel like that I’ve built things strong enough that now I can have fun in business. And that’s what we’re getting into with our project, our most recent project.

You know, it’s good though, because it shows me that, you know what, whenever I do my stuff and it doesn’t go right, I’ll be like, if it happened to this guy, then, you and he survived it, then I can survive anything is what it’s telling me.

⁓ I’m telling you, you, this is,

So, uh, you we went, you walk us through your journey. have a statement where I say destiny has no wasted moments. Meaning no matter what we go through in life, we borrow from each season, each phase, each stage of the life. And it refines us to the people that we are now. It’s, has.

Motivated our why our passion has changed our mindset. We have more capacity. We have more endurance. So I would love to know what has the journey, what has these moments taught you about yourself? Have they taught you discipline, resilience, humbleness? What has the journey taught you taught Miss Jenna about Miss Jenna?

Jenna Hoover (12:59)
I think taking what you said about like your slogan there, like it kind of reminds me of something that I always would tell myself would be to enjoy the grind because a lot of people are always focused on like the end destination and they’re miserable along the way. Like you ever meet those people that are like, man, I’m like dying to get out of the house. I’m dying to get married. I’m dying to this. I’m dying to have kids. And then fast forward and then all of sudden they’re just dying because now they’ve wasted their whole life just focusing on what they don’t have.

and learning how to enjoy the grind along the way. I think the reason, and it goes with what, to answer your question, what have I learned along the way, I think the main thing is patience. And this is something that one of my mentors would always tell me because I’m very high energy, I’m very like, go, go, go, in your face, I’m an alpha. I am the one that on a phone call, I’m pacing around the halls. I don’t like to sit, I go.

And so when I get wrapped up in things like I give everything, like my total focus on it. And then when it just delays, sometimes I get irritated. So one of my mentors, they told me, they said, just be patient. So I wanted to do some collaborations with them and they’re like, well, I’m just starting to build this business, be patient. And then fast forward two years, it’s like, you now I’m helping them create different things with it. And I look back and I’m like, at first I would be like, you know, like, you know, you’re irritated that you, that

It just wasn’t the right time. And that’s what it came down to. I wasn’t ready yet. I wasn’t. I wasn’t developed enough yet to be part of that company, really. I mean, they didn’t have the revenue to be able to pay anybody. And that wasn’t even what I was focused on. It was just, it wasn’t the right place at the right time until more recent. But just to kind of close out that question, I think.

I think one of the things too that I’ve learned is that not only did that I’ve grown in patience, but also encourage because I, what I learned is that you can’t be courageous unless there’s fear involved. So for you to be a courageous person, you have to face fear head on and you have to take the step and walk towards it. And I think that that’s what I learned. A lot of times we’re all kind of like fetal position. We’re scared. We don’t know what, like what could happen because

A lot of us have been conditioned and our lives have been pretty tough that like it’s doom and gloom. Like you don’t dream anymore. Like people don’t use their imaginations anymore. People don’t think about what they want to be when they grow up anymore. And we’ve all been so conditioned. And so what I’ve learned is that like, I know what I want to do. I know what my purpose is or what I feel that my purpose is. I don’t know all the details. I mean, that’s being created for me by somebody, a higher power.

But I know that I’m a conduit of it. I know I’m a messenger of it. I know that. so I, I feel like that when it comes to courage, I never realized how courageous I could be become because I was always too busy being scared of what could happen or what could go wrong. And, and I think that if it’s all based on like how your perspective is, like if you’re doing things for the right reasons, I think the right things happen.

If you do things for the wrong reason, maybe you’re still a good person and God still has a good plan for you. So things will still kind of go right, but it’s not going to feel right or it’s he’s going to push you in ways or it’s going be harder or there’s lessons that you have to learn along the way that sometimes, yeah, things are a major setback. Like, I don’t know how many times I wanted to cry and hit the shower and be like, why? But then afterwards I’m like, I see what you were doing. I see what you had planned. I don’t want to, you know, then you admit it. All right. You were right. You know,

Yeah.

I should listen. I shouldn’t be in the boss of that stuff. That’s why we have a higher power.

Quentin (16:47)

As you was talking, one of the things that came to mind, there’s a saying that I say, I am not given the spirit of fear, but power, love, and a sound mind. So when you talk about being courageous, you can’t, have, there is no being courageous without facing the fear. I’m not, have you ever, do you know Brene Brown? Have you listened? Okay.

Jenna Hoover (17:20)
I have a little bit and that kind of reminds me too, like there was something that I had read before where it’s like any voice of God doesn’t tell us the negative things that we hear. And so different times, like whenever we think like, this is gonna go wrong. ⁓ this is gonna happen.

that’s not who’s it’s not a higher power talking to us. It’s our lower self. It’s a lower voice. It’s a lower power. That’s what’s talking to us like because our higher power doesn’t tell us what we can’t be. It doesn’t shut us out from things. It doesn’t cause a failure. It doesn’t say, ⁓ everybody what they said about you is going to be true. No, the reason that we’re called to do that is because we know that we’re different. I don’t know. Like, I’m sure a lot of your your listeners, I’m sure that they just like you like we

We’re built different. Like we’re born with something that like in our stomach that makes us feel like, know what, I don’t know what it is about me, but I feel like there’s something different. And until you’re around other people that are like it, you’ve always probably been told that you’re weird or you’re different. But really it’s because I feel like we’re like this unicorn breed. You know what I mean? Like not anything different or better. It’s just somebody who actually like is awake to it and understands that they, like we all have our lives. Yeah, we all want to do the things that we want to do, but we’re here for a purpose. There’s a mission.

on our lives of why we’re here. And I feel like, you know, we learn it as we go. And I feel unfortunate that I kind of know what mine is and I kind of like it, you know?

How about you leave that? How about you leave a legacy instead of everything that could go wrong? Like we’re the chain breakers. Like we’re the ones that are be able to create that. So, I mean, again, we can be whatever we want as long as we’re okay to work for it and enjoy the grind along the way.
