Mmm.Hello everyone. Welcome to the DFW Real Estate Pros podcast. I am your host Q Edmonds and I’m excited to be here today. I have someone, I listen, I haven’t known him for a long time, but I hold him in such high regard. really do. Listen, he’s been on this for a long time. I’ll let him give the time period, but he’s been on this for a long time. He knows commercial, he know residential, he know single family home.
I believe this is going to be a great treat for you guys to get just some good nuggets. And so I am so excited to introduce you all to Mr. Butch Moses. Mr. Butch, how you doing today,

I’m very well, thanks Quentin How about you?Quentin (02:37)
Absolutely.Oh man, man, I’m doing great. And like I said, you know, I, I, I just talking to you, hold you in high regard already. And I just really know that people are going to get some really, really good things from you. so Mr. Butch, for me and Honest, I kind of want to dive in. I want you to tell the people what your main focus is these days. I would love, man, if you give us a little bit of an origin story of kind of how you got started. We love the origin stories and then tell us.
geographically, man, where you are and where you operate in the markets you serve. I think we kind of know, but I always like to put it out there so we clear. And so Mr. Butch, you have the floor,

Thanks, Quentin.So I spent almost 36 years in the renovation business, commercial and residential renovation in the Dallas-Fort Worth area. I had several clients that that area is full of corporate headquarters. So I had clients who had offices all over the country. So I actually worked all over the country, both commercially and residentially. I had clients in Dallas who wanted me to go work on their homes and other parts of the country. And ⁓ my first question always was,
Why would you want me to do that? It’s going to cost you more. I mean, you can find people and every time you want to pose that question, they said, I know we can find other folks and we have and we’ve been taken advantage of. We know you, we trust you, and we want you to go to Silver Spring, Maryland or to some other lake on the other side of Fort Worth or whatever, you know, and take care of our project. So I was honored with a lot of that and
felt blessed in so many ways. But 36 years in commercial and residential renovation allowed me to have a good handle on the marketplace and understand ⁓ what goes on in the realm of real estate and renovations and all that sort of thing. I actually retired in 2024 and then was ⁓ short term, short retirement and decided to ⁓ get back into the business. I guess you would call.

I would call myself a serial entrepreneur. ⁓ I’m not good at sitting around without a lot to do. So I became certified as a private money broker and I’ve been excited to be involved in that realm.Quentin (04:47)

And there’s a lot of opportunity. The marketplace is filled with opportunities all over the country. so licensed, not licensed, but there’s no license.for brokers, but I’m available to work all over the country. Focusing on the Dallas-Fort Worth area, but also because I have clients in lots of places in the country, certainly operating all over the country really.

Yeah, yeah.Absolutely. Mr. Butchman, thank you. Thank you for walking us through the journey. I love how you said, you know, the story of people just knowing you and trusting you. You you said, listen, you could find somebody else, but they said, we know you, we trust you. And so, you know, that’s amazing. You retired in 2024, but then you was like, listen, so your entrepreneur came back certified as a private money broker. And when I…

When I listen to you and knowing how people trust you, it makes me realize that there’s something about you that has developed that makes them trust you. And so I’ll say it like this. I say that destiny has no wasted moments, right? Meaning no matter what we go through in life, there are moments that kind of make us who we are, that fortifies who we are. And so I think people are realizing the fortified you. So I would love to know.Three decades in this. What has the journey taught you about yourself? Has it taught you, you know, resilience? Has it taught you discipline? Has it taught you humility? What has this journey in real estate taught you about you?
Butch Moses (07:29)
Thanks, Quentin. Honestly, I think the biggest thing for me is to have faith. As a sole proprietor, entrepreneur, there’s a lot of times when the horizon looks a little bleak. I went through years of having my own employees, and I thought that was a good idea when I started, and it was. But then that overhead is always there no matter what. And so…and sometimes I would get worried. God always provided. And I never had to borrow money to go to the next project. The clients I had would call me back for their next project. And before we finished, we were working for the children of a lot of our clients. And so just faith in knowing that God had brought me to whatever this point was, as is today.

And he’s not gonna leave me hanging here. The next step, the next direction, the next turn may not be clear today, but it will come clear when it needs to. ⁓ we just take that faith on his word and know that we don’t have to be worried about it. We don’t have to worry about what’s gonna happen tomorrow, cuz he’ll take care of it, as long as we do our part.Quentin (08:48)
Yes, Yes, sir. Oh,see, Mr. Bush, you start talking that faith talk. That’s the type of talk I love to hear, because you’re absolutely right. You know, all things work together for the good of them that love the Lord, not a card call into his purpose. And so I’m with you, man. I know trials come, but they come to make us strong. That’s ultimately what the Bible says. And so I love it, man. And if you don’t mind, I would love for you to talk a little bit.

to the point of adversity, like how have you handled adversity within your life and within your business? Have you handled adversity? Has it been easy or has adversity come and kind of showed its head and how have you handled it if it has come?Butch Moses (09:26)

made me recognize that that we don’t need to fear the darkness. We just need to take it on and be be ready, you know.Quentin (11:03)
Yeah. man, you just painted a beautiful picture because I never quite thought about it. I think I believe what you said about running towards it. But as you said it, I kind of thought like the last thing I want to do is turn my back on adversity. Like that’s the last thing I want. Actually, I want to be able to look at it and see where it is and not just turn my back and be blind to it. So when you said that, I painted that picture in my mind. Yeah. It’s so dope. So I love that. Thank you for saying that.Mr. Butch, let me ask you, what is your next real goal? Like, what are you looking to solve a scale next, Mr. Butch?
Butch Moses (11:39)
Yeah. So in my new business, private money brokerage business, the thing that I, again, I rely on building strong relationships. think that’s the key to life, Quentin. And I know that once we can do that and build some traction, then that builds on itself. So my goal for the next 12 months to 24 months is to continue to build this business.Quentin (11:52)

to the point that, ⁓ and again, my previous experiences has guided me along the way. I never did any marketing in my previous business. It was all word of mouth. Today it’s different. I have to do marketing. I have to put myself out there because I’m a new guy on the block. And so there’s no word of mouth happening yet.Quentin (12:30)
Yeah.Butch Moses (12:36)
My goal is that over the next year or two that ⁓ I’ll get back into that same place of having people come to me and ⁓ continue to build on what I have created so far. Yeah.Quentin (12:50)
Yeah, yeah, absolutely.Well, you said the word, this is a point where I talk about relationship and you said it best about building relationships. I want to put a, I want to put a cherry on this. I want us to drive this point home. Why are building relationships so important? Like, why is it so important within business? How has it helped you? How has it served you? How did you go about doing it? If you don’t mind, Mr. Butch, give me some more on how important relationships are.

You know, ⁓ again, I believe all of life is about forming the kind of relationships that we want out of life. Everybody doesn’t pay attention to that. It’s not about me. One of my favorite theologians has often said, my life is not about me. It’s about responding to what I hear God calling me to. So if we want to be true to that,and then we’re going to be the kind of person that other people want to be in business with, that other people want to be associated with. And so it’s been true in my life. I look back on that and I always told my clients, whether they commercial, residential, whatever project we were working on, we’re not finished with your project until you say we’re complete. We have contract and we know what the task is. We know what the order of progress is. We understand all of that.
Quentin (13:55)
Yes,Yeah.
Butch Moses (14:22)
And at the end of the day, we’re not going to walk out until you tell us you’re satisfied with what we’ve completed. And I remain true to my word every time, never left anyone hanging. And sometimes that adversity came in the form of clients who seemed to be a little unreasonable. And I think you can relate to that. But still, ⁓ some of those folks became our strongest advocates. And they would gladly tell my next client,Quentin (14:42)

You can depend on this man. We gave him a hard time and he didn’t falter, you know? And so relationships is what it’s all about. And I often refer to the Beatles, you know, the Beatles used to, they made a song, a lot of famous song.The one I’m referring to is we give Bob a little help from our friends. Remember that one? And well, I realized after I’d heard it about a thousand times, it’s really getting Bob with a lot of help from our friends, not just a little.

And so I’ve relied on that as well, trying to be that kind of person. If we can be the kind of person that others can depend on, then that will help us cement good relationships.Quentin (16:05)
Yeah, yeah. Yes, sir.Yes, So eloquently said, Mr. Butch, I believe James 516, it teaches us that.

Health and how do I want to say this? Healing happens in community. I believe that’s what James 516 teaches us, that healings happen in community. I believe that community is common unity. So as we build this relationship, healthy relationships, healing starts to happen. And I mean, we talk about financial healing, mental healing, physical healing, because when you have the right relationships, you surround yourself with an ecosystem of people that’s like-minded, that want to see you succeed.that will hold you accountable, that want to see you win. And when I listen to you, your through line, you just not only building relationships with one generation, you’re building relationships with multiple generations. Cause now some of their kids are connected with you. And so it’s no doubt in my mind that you have built a healthy community where people have common unity. And that’s why they keep coming back. That’s why they keep referring you. That’s why they keep saying, you know, Hey, I can go to somebody else, but no, let’s go with Mr. Butch.
And I believe with this new cycle that you’re in, you’re the same main ingredient. So it’s going to continue to happen, that the relationship is going to happen. I hear you. Yeah, listen, you know, hope is a great thing, but I think the seeds that we put in the ground, we get a harvest on those seeds. And I just believe you put some good seed in the ground. And so I know I’m hoping it’s going to happen, but I just, I know it’s going to happen. It’s just, it’s the way you reap what you sow.
Butch Moses (17:32)

And so for me, it’s almost guaranteed, you know, because you’ve put some good seed in the ground, Mr. Butch. And so listen, let me ask you this. Is there anything that you want to talk about that I have not brought up? Or is there any kind of other words of encouragement, inspiration, education that you want to leave? So is this, I just want to open the floor up for you. Is something that I did not bring up that you want to talk about? Feel free. Or if you want to give us any more words of education, motivation, we would love that.Butch Moses (18:22)
Thanks, thanks, Quentin. And I would, yes, I would like to talk about the products that we have to sell. We’re in the money business, know, investors need money. Smart investors use other people’s money and preserve their own capital for any number of things, right? One of the products that a lot of people have heard of, and I think a lot of people are familiar with, but maybe not as familiar as they could be, is the DSCR, the Debt ServiceQuentin (18:23)
Yes, sir.Yes, sir.
Butch Moses (18:52)
coverage ratio loan product. It’s a product that’s predicated on the value of the property and not so much on the value of the person’s personal wealth. We do look at credit score. That’s an important piece that has an indication for the person’s ability to repay the loan. That’s important. But the debt service coverage ratio product allows people to take advantage of properties that they own already.So two things, two different directions. If an investor owns some properties and they own some of those free and clear of debt, and maybe it’s rental income, right? And they’re still using their own capital to fund the next project. Whereas instead of that, they could preserve their own capital, use a DSCR product to fund the next one, two, three projects and come out.
Quentin (19:31)

way ahead in the long run, be able to scale their business much stronger, much faster than they would by just using their own capital. And that’s a general statement, generalized statement. Some folks have enough capital, they don’t need to borrow money. I think that’s probably not the majority of investors. Although, hopefully, we all aspire to that position, you know, it’d be nice.Quentin (20:11)

But that product is one that I think is going to be really strong in the next year and beyond, next couple of years. And I believe it makes a lot of sense for a lot of investors to utilize that product, both for the cash out, refi position, as well as investors that have an opportunity to purchase a rental income property. And as long as it meets the parameters that are required, there’s a formula for everything.and the lenders all have their formulas for different kind of loan products. And as long as it meets those guidelines and those parameters, then the property itself ⁓ qualifies for the loan.
Quentin (20:52)
Yes, Yes, sir. Now, I love it, Mr. Butch. I appreciate you bringing it up. The DSCR is going to be big. I I love that you’re talking about it. And I’m hoping that we can get some people to come to you and really capitalize on that opportunity for sure. so absolutely. Yeah.Butch Moses (21:09)
It’s a huge opportunity for investors andI think the more they become aware of that opportunity, it’s just going to make sense to a lot more folks.
