Yeah, one of the things that I really love about what we’ve built is we’re trying to teach, especially new investors, right? ⁓ Or home buyers, like primary residence home buyers, we’re trying to teach them to buy like seasoned investors, to understand everything about the area before buying a house. ⁓I feel like real estate industry hasn’t changed a whole lot,
especially on the residential, like primary residence side. It hasn’t changed a lot in the last decade. And I feel like the increase in small time investors, the people who have a handful of properties themselves, the increase in those over the last decade has really skyrocketed, I feel like. And I think that’s bringing a new approach, a new feeling where
people are understanding it’s not the house that makes an investment, it’s the location, right? You can change everything about the walls. You can’t change where those walls are sitting.

It’s great to have you on here. I always like to start the show by asking guests how they got into real estate.Brigham Lift Off Realty (03:04)
⁓ yeah, it’s a…pretty simple story for me. I started in college ⁓ when I learned that I could live for free by renting out some extra rooms in a house to college roommates. I kind of got hooked from there. So I’ve been buying my own investments and helping other people and now we’re jumping into locations as a commodity almost you could say. So yeah, it’s been a fun journey.
Dylan Silver (03:34)
I want to ask you a little bit about your journey and how you got to where you are. ⁓ You mentioned getting started in college. I think a lot of people ⁓ get started much later. ⁓ Did you come from a real estate family? Did you know early on that this was going to be something that you were passionate about?Brigham Lift Off Realty (03:54)
Yeah, not at all actually. So my dad is an orthopedic surgeon. So grew up with the medical talk and never quite caught interest in that. ⁓ I think they’re absolutely necessary, the medical industry, but I, for whatever reason, didn’t catch that same fire myself, but ⁓ I was at a seminar.in college, just one of those free come and learn more about it. And it was about real estate investing. And it was from a group called Renatus. ⁓ You might have heard of them before, but they do investment education, that type of thing. So I sat in that seminar and learned a little bit about it and got my wheels turning. And so I was sitting there with my co-founder, actually, James, and he and I decided to figure this out. And so we actually
We bought a property and fixed it up and we both lived there, rented it out to some other students and that’s kind of where we started.

So you met the founder for Settle Saviour Company in school.Brigham Lift Off Realty (05:51)
He’s actually my cousin, yeah. So we got started in college together and ⁓ yeah, we’ve been together for a long time now. Good friends and co-founders.Dylan Silver (05:53)
Okay.That’s pretty amazing. It’s pretty remarkable to be able to keep it within the family. Congrats on that. That’s really a wonderful thing. I want to ask you about Settle Savvy, how you decided to start an AI company, ⁓ and then also what is the target demographic for Settle Savvy?
Brigham Lift Off Realty (06:22)
Yeah, so jump into how we started. So three or four years ago, about four years ago, my cousin James, the co-founder, he was moving out to Maryland from Utah for his PhD program. And I had been a licensed real estate agent for a while at that point. And so he was asking for my advice and he spent 12 plus hours kind of.digging through what he knew, which is he’s a data analyst. He comes from that world’s right data analytics. And so he spent a lot of time digging through census data through crime data, trying to figure out the best spot for his little family to move to. He had a few kids at the time and it took a lot of time for him to do that. And so after that whole process, we started talking with
that experience in mind. And that’s kind of how the idea for subtle savvy was born. ⁓ So our target market is anyone who’s looking to purchase a property, whether they’re moving there or for a rental in an area that they are not super familiar with. So this might be across the state or out of states. But the one sentence version is we’re bringing thousands of points of data to you.
at your fingertips without you having to scour the internet for hours and hours to find everything you need to know about a location.
Dylan Silver (07:53)
Now is this applicable to individuals who may be looking at moving to a new area that they’re unfamiliar with and investors or is it more suited towards one or the other?Brigham Lift Off Realty (08:06)
I’d say it’s definitely applicable to both, right? So as an investor, the first thing that you’re taught, right, is location, location, location. That’s going to really drive the value of your investment. And so if you can look at it in terms of who your avatar is that you want to rent to, whether that’s college students or young families, you whatever your investing strategy is, and then you approach our app.with that in mind. So you apply those factors that are important to people like that. You can definitely get a lot of value out of that as an investor. We talked to many investors and companies who purchase and do wholesale across the country. And we’re starting to partner up with some of these companies to help them get the information they need much faster without having to spend a lot of time researching.

The idea that really strikes me, Brigham, this is that oftentimes people will feel like maybe they have a regionality or a market that they’re in which feels like it’s drying up. ⁓ Or, you know, they may be dealing with a market shift that can be difficult, but their same strategy could work in a different area of the country. And if they had region-specific knowledge to another area,that could enable them to prolong their current strategy rather than having to make a hard pivot. Are you seeing that as a use case for settle savvy as well?

Yeah, I think you’re absolutely right. There’s some of these companies we’ve talked to, they’re friends that I know that I’ve done deals with here in Idaho, and they’re looking to expand, right? There’s a lot of growth in Idaho. And so these people who…We’re starting to think that, you know, maybe opportunities are drying up here because there’s so ⁓ many new homes being built that their fix and flip strategy or their burst strategy is not going to work as well because they’re getting priced out of some of these things. They’re now saying, okay, I can look in the Midwest, I can look in the South and continue to do some of these things at a price point that, you know, my
finances or my assets allow me to do. So, absolutely.
Dylan Silver (11:12)
want to get a little bit granular here and ask you about how this process works. Maybe give away some of the gold, but don’t give away the whole gold bar so ⁓ people can still have some mystery about it. if I’m, let’s say, an investor and I’m interested in doing fix and flip, I’m looking at deals where I can buy them 70 % of the ARV minus the repairs, and I’m Texas licensed realtor myself, so maybe I’m thinking, okay, well, I’m gonna start with…with Houston, Texas, but I’m also interested, you what other areas of the country can I find deals active on the MLS that will make sense with this strategy? Is that something that I can potentially use SettleSavvy for to suggest to me other areas of the country where that is applicable?

So we’ve broken our approach down into a macro and a micro level, right? Right now, we’re really good at after you have your market identified, we can tell you everything about that market. What we’re working on building that’s not available yet is being able to compare markets before you get down into the micro level. So that is coming. That’s part of our overall goal.Yeah, we definitely want to be able to provide insights like that very soon to investors.
Dylan Silver (12:35)
It’s an interesting niche to be a part of because again, I can’t emphasize this enough. This idea of a strategy working in one market and it not being applicable elsewhere ⁓ is a real thing. I’ve had recently on the show quite a few investors actually in the Detroit metro area. ⁓ And I’ve had other investors who’ve been in that area as well tell mepodcast guests and folks that I’ve met in person that a lot of the strategies that were no longer really feasible in Texas are very much alive and well in Metro Detroit. And it’s funny because you never even, and I say this maybe with some level of ignorance on my own behalf, I never really thought of Metro Detroit as being a hotbed of real estate investing and fix and flip, but sure enough, in many ways it is. And so having these types of AI tools that can
break down that regionality in an area you might not be familiar in, really can help ⁓ investors in ways that will both save them a lot of time and money and probably some heartache as well.

No question, no question. if you pick the right location, then you’re golden. If you pick the wrong location, then you might be in a hole. ⁓ it can be, you can lose your shirt on a deal real quick if you pick the wrong location or the wrong timing. I wanna ask you about the reception that you’ve received from ⁓ professionals in this space, realtors and so on and so forth. When these AI tools come about, there can be some pushback from⁓ The old guard that says we’ve got our tools already or you can see a lot of people who are gung-ho about adopting it Has there been a really positive reception or have you gotten some of that friction from sort of the old guard?

Yeah, the only friction we’ve gotten is on the real estate agent side of things with, like you said, some of that old guard, right? They feel like, you know, I’ve been in this city for 40 years as an agent and I know everything there is. I don’t need the data to suggest things to my clients. I don’t need that, right? ⁓ But everyone else has been very, very supportive and excited about it and we’re happy to get into their hands.Dylan Silver (16:40)
Thank you.Yeah, it’s that idea like I don’t need the data, know, who needs the facts, right? But when I think about these types of tools ⁓ as a realtor myself, so it’s not like I don’t have skin in the game, I do. ⁓ When you arm people with knowledge, whether it’s knowledge about, you know, real estate laws or contracts or area specific, helping them understand the process more and more, there is this, you know, kind of counter ⁓
Force which is like hey, you’re ruffling feathers here, but you know sometimes change like that is exactly what changes the tide I want to pivot a bit here bring him and ask you about the use case for folks who are looking at relocating to to another area of the country is there one thing in specific that that you’ve seen that is a driving force ⁓ for people to seek out more information for instance is it like school districts is it you know
What is the economy like in a certain area? ⁓ Crime, you mentioned, or is it a mix of all these factors?

So that’s a really interesting question and to kind of, I guess, give some background to that. When we were first looking at who our competitors were in this space, it was an interesting conversation to have because we’ve got, you know, a dozen or so competitors, but I use that kind of loosely because they are providing one thing or two or three things.and they’re not providing a holistic solution, ⁓ complete picture, right? So you could go to crime grade and you can get really great data on violent crime, on which neighborhoods are the safest, et cetera. And right now, sure, they’re, in my opinion, probably the top player in the crime area. But you can’t also look at how that intersects with…
the schools, how that intersects with registered sex offenders or the 100 different things that are important to you as an individual. And that’s where we step in. We’re taking data from literally thousands of different areas. Whatever is important to you, we can bring together in one map and create that map to show you what community is going to be your best fit.

Yeah, no, no, absolutely. think that that holistic ⁓ idea, that holistic photo is really what people want to see, right? Because otherwise you’re having to utilize multiple tools and stitch it together yourself. It’s better than maybe, you know, doing a Google search, but ⁓ being able to have everything laid out before you so that you can decide, hey, am I, for instance, myself, I’ve thought about, I, do I want to move to South Florida? Do I want to move to the Carolinas, right?Do I want to move to the Northeast? Do I want to take a look at ⁓ where you’re at, right? Idaho and some of the places like that. And we’ve got neighboring states to Texas like Oklahoma, Louisiana, Arizona, which seem to be also hotbeds of migration in their own right. ⁓ We are coming up on time here though, Brigham.
