Well, I think there’s a couple of things if you don’t mind. First of all, I just want to let you know about the struggles in today’s market. Interest rates are high. Okay. Which means buyers are not there, but they are. There’s a lot of inventory on the market. So you can make that as an excuse in today’s market and say it doesn’t work, not do a deal, but there’s always a deal to be made and there’s always a person to purchase. man, thank you so much for being here. And here, man, we kind of dive right in. So I want you to tell the people what your main focus is these days, like what you’re mainly focused on now. But also, if you don’t mind, tell us a little bit of origin story, kind of how you got started to where you are now. And then tell us what part of the world you’re in, man. We’d love to know geographically. So tell us what you’re doing right now. Give us the origin story of how you got there and then tell us where you are. Hey, I’m so glad to be here. So basically I’m a full-time investor, been a full-time investor for the last, it’s going on seven years now, goes by kind of quix, but that’s not where I started from. In high school, I went to a trade school where I took automotive classes. So I learned how to work on automobiles. And right after graduation, I was right dead set on car dealership. And I spent 20 years in that corporate world in the car dealership. I moved up the chain. wasn’t in.working on vehicles the whole time. You know, I did the whole thing and became manager and what have you. And after 20 years, it got burnt out. So then I started in the RV industry. Now, mind you, I’ve always had real estate in my mind. my God, I always did. And I just afraid to do anything with it. But in the RV industry, it was fun because, you know, you’re selling a house on wheels basically. So I really started to focus on the real estate side while I was doing the RV industry. And ⁓
So I’m like, how do I get involved? I don’t want to make mistakes. I don’t have any knowledge, but I was good with my hands. So I knew that. So I started what I call virtual investing. Okay. So I just went on Zillow and I, in my area that I want to invest in, which is my hometown, Sebastian, Florida. And, so I would just look at a house that needed work and I drive to it. If it was vacant, I looked through windows. Cause I don’t want to bother realtor cause I wasn’t going to buy, you know,
I looked through the windows and looked over, I would come back home and I would write down what I thought it needed, how much I would spend, what I thought I could sell it for. And I saved that property and I kept doing that over and over for years. And at one point I had over 400 safe properties. Well, then I’m like, well, God, this is actually, I could do this, you know? So I ended up, took my first leap into real estate. found a duplex and it was a great deal. So I’m like, dang.

I got to try this. I literally borrowed 20 grand from one of my co-partners, an employer. I borrowed 20, got a duplex cashflow and kept that. And then in 1999, I started going full-time in real estate investing. So yeah, and I’m glad I did.Quentin (05:15)
Yeah, yeah.Well, look, I’m glad you did too, We’ve been out here talking to each other and fitting, so I’m glad you did too, And so I love it, man. It really started out in real estate in 1999, but you’ve been thinking about it for long time. And so working on cars, went into the RV industry, man, started off in trade school. I mean, like, I love this. And so you had a personification of something I say all the time, Mr. Daryl.
is that destiny has no wasted moments. Meaning no matter what we go through in life, destiny has a way of giving you tools and mindsets and things to make you kind of who you are now. It like just paves the way in. And when you look back and reflect, you can see just how one thing led to the next, led to the next, led to the next. And so when I listen to you talk, that’s what I hear. And so I would love to know, and to your journey to real estate, because you always thought about real estate. But once you got in it,
What did Destiny, what did these moments teach you about you? Did it teach you humility? Did it teach you, like, hey, I can do this? Like, what are some of the things that it taught you about you?
Daryl Correia – Diversified (07:15)
Well, first of all, I had to believe in myself because that’s the biggest thing. But at the same time, you always had that fear of money, you know, because you have a good job. You got a family, got a house. Like, what do you make that leap? But, you know, if you believe in yourself and you have people that surround you that believe in you, you kind of have to take the risk almost. Okay. And, and I knew I could work with my hands and I knew I could do a lot of the work myself, which would save me some money. AndQuentin (07:18)

I always did, Quentin, I always have this theory in my mind is I can pay someone to do it, which is fine, or I can try to do it myself. And if it don’t work, I just pay somebody to do it. know, I mean, my time is valuable. I understand, people pay four years of six years of college for an education. Why wouldn’t I want to spend a little bit of money? And if I couldn’t do something and let a professional do it.That’s my education. That’s my knowledge. So don’t be afraid of that. Like if you think you can try something, I’m not saying take like non-bearing walls down or maybe reroof your house, but just demoing, know, taking a tub out, maybe try to put a tub in. Nowadays you have YouTube, you can learn so much information. So I just feel like between the internet and, and friends and, just getting lined up with the right people.
You’d be surprised what you can do, But I’ve been blessed. I mean, I swear to God, I’ve been blessed. I’ve been a one-man show for six years, and it’s been pretty cool.

Yeah. Yeah.Wow.
Yeah. I love it, man. One man showed for six years, but you’re getting it done. And so one man showed for six years. I know he probably ran into some type of adversity, right? And so I tell people all the time, you know, there’s a journey to success and we want to highlight that journey, just not the success. We want to talk about the journey to it because the journey is real. So have you faced any adversity? Have you had to pivot fast? And if you have,
How has that adversely looked and how did you overcome it?
Daryl Correia – Diversified (09:26)
I got emotional on a property one time. Okay, I didn’t treat it as a business. really. That hurt me, God. It hurt me bad, okay? Because I went away from the business aspect of it and took it as my own personal house, I guess you could say. And it was a mixed-use property and that, that burnt me. You know, I got into trouble on that as far as…getting behind schedule, getting behind our money, and it took a lot to get out of that, you know? So I just feel, yeah, that was rough, man. That was pretty rough. So, but listen, I figured it out.

I figured it out, you know? The outcome wasn’t what I wanted, but I’ll never do it again.Quentin (10:51)
Yeah, yeah, no, I hear you. I hear you for sure. So you overcame it. Now you’re moving forward, you’re rolling. So tell me what is, what’s next for you? What’s your next real goal? Like, what are you looking to solve or scale next?Daryl Correia – Diversified (11:07)
Okay, so like I just mentioned, I was solo for six years while I have a family member that moved here that is now part of my team. So I’m going to teach him the ropes on the flipping side of the real estate. And I created a platform for real estate investors. It’s something I’ve been talking about and thinking about for five years, because as an investor, I had a hard time finding contractors, plumbers.Realtors, whatever the case may be. I became a realtor for that reason too, ⁓ because it was easier. that was the hardest thing was sourcing deals and getting your team. Your team is what you need. my God, you need the people. And again, it can be someone that’s just going to be a mentor or it can be something that’s going to help you perform your flips. Okay. So what I did was I created a platform called quix sale, which is the name of my company.
And it’s just that it’s an all-in-one platform to find properties and also business partners, people that you need ⁓ to help investors on their journeys, such as lenders, insurance company, realtor, anybody and everybody. It’s really cool. And I’m excited about that. we just launched it. So yeah, it’s pretty exciting. So that’s my focus right now. I got to teach my partner on the flip side. We got two flips going on right now, but yeah, I’m so excited about that.

I love it.Absolutely, as you should be, man. And I love how you just want to help people. Like you want to give somebody a tool that maybe you had to accumulate this knowledge over years. And you’re like, listen, I want to give you this tool of all these years of knowledge that I accumulated. I’m going put it in one quick little tool for you that you can use. And I absolutely love that. so, and you you’re born on a family member. So it makes me feel like you value relationships.

So Mr. Daryl, I want to talk a little bit about relationships. Like have relationships been important to you within business? Have you built good relationships? What is your philosophy for building relationships within business?Daryl Correia – Diversified (13:15)
God, relationships are everything in business or life. Okay. You need, you need that support. It doesn’t matter what it’s for. You don’t need to be in business, you just, have life happens. So yeah, the team I have is amazing. Obviously my wife’s there. She don’t always get me, but she’s there. Okay. But no, I do. I have, he’s another investor friend that I met through deals. We JV’d on a deal.Quentin (13:30)

several years ago and he’s been doing it way longer than me. He’s got a lot more doors behind him and but dude we bounce off each other all the time because sometimes you get in the weeds you know and your mindset gets a little bit crazy so just to have that go-to person and again it doesn’t even have to be anybody in the business. ⁓ It can just be someone that’s open-minded to understand you like she was a person and and vice versa so yeah you need that and withoutQuentin (14:03)

Without these people in my life, would make my journey harder. So yeah, it’s definitely cool, man. Yeah, everybody needs someone in their life like that.Quentin (15:04)
You’re absolutely right. often say on this podcast that healing happens in community, right? Like you talk about, you know, needing somebody and you say even in business and personal, when you have people around you who their goal, they want to see you win and they want to win. It just builds this ecosystem of everyone helping each other, supporting each other. And healing just means becoming whole, right? And so, like you said, y’all partnered on a JV. Y’all was able to come.Daryl Correia – Diversified (15:14)

and make a situation whole because y’all partner with each other. So I say healing, I’m not saying it’s somehow spooky, but it just, makes everything whole. It makes all the parts come together. So when I talk about healing and community, it means all the parts come together. And you find people who can help you source the deal, find the deal. You find people who just, can just run numbers on it and just say, Hey, this looks like this means this. How do you see it? And so I say healing happens in community. When you surround yourself.You have people with common unity. You can’t help but win. You can’t help but win.
Daryl Correia – Diversified (16:02)
You know,it’s true, you know, and that’s how I, that first deal we just mentioned about JV and that was like my second deal in, in, in, my, my career. And I got that property because I went to see a property. Okay. And it was on the market. I find my properties on the market. And at the time the house was, they wanted too much for what it was worth and what have you, but the realtor told me that she had a house coming up. Okay. And told me the situation it was.
what they call Chinese drywall here in Florida. And when she told me the number I could buy a car, was blown away. And it took six months for that deal to come about. And the coolest part about that deal was the family needed someplace to go. The lady, she was older, she had a son. I ended up having to buy a house to rent to them. No, it worked out well. The kid helped me fix it.

Mmm.Ooh, wow. Yeah.

I bought a house, they moved in. I jb’d on the other house. We made a great profit. I kept that house for a year and sold it and made a profit. So yeah, it’s just amazing that it all happened because I went to a home. So in other words, I took the step. So even if you don’t think you’re going to buy something, just go. Cause I made a connection with that realtor. She liked me, she trusted me and she gave me this deal. It was an off-market deal. So.You never know where it’s gonna come from. You never know who you’re gonna meet. just meet people. Tell them what you do.

Yeah.Man, I love it. That’s such good advice. And not only is it just good advice, it works. And if people will try it, they will find it works. know, sometimes it’s just showing up. That’s half of the battle, you know? It’s just showing up and just being there. So I love it. Mr. Daryl, let me ask you this. Is there any subject that I have not brought up that you would like to talk about? Or is there any…
kind of other words of motivation, education, inspiration that you want to leave. And so I kind of just want to open the floor up for you if there’s something on your mind that you feel like people need to know.

My mentor friend, we just had a conversation yesterday. I started doing this on my last flip is I didn’t make it the normal flip home that you can see. Everybody can go on site right now and you can tell it’s been a house that’s been flipped. We’ve changed the way we’re doing them. So we’re spending more time and money in our bathrooms, in our kitchens, and we’re adding more colors to our properties. So we’re setting them aside from the normal flip house. So it stands out amongst the buyers because buyers have a lot of time, right?

They don’t have to jump on a deal. They can gohome and think about it. But if you look at, say, four homes in a day, which is not uncommon. I’ve showed houses as a realtor before. And people, they get overwhelmed, you know. But if all of them look the same or similar, you forget what you have. But when they went into the house that I just sold over Christmas, dude.
They remembered a lot of things and they came back for a second viewing and a third viewing and I met the buyer and he’s like, I’m mad at you. Cause my wife loves it even more. So all I’m saying is think differently. Don’t think that the market can’t be done. can’t make money, but you can. Okay. Be conservative on your purchase power and then just be open-minded how to make your property stand out. Okay. And then of course, the second thing I want to talk about that is my, is my, is my.
platform that I did, you know, I created it because I needed help and it wasn’t there. We’ve all struggled with this, man. There’s so many different sites and so many different places to go to just to get a little bit of information and it’s all over the place and everybody wants you to subscribe and you’re getting text messages and it’s overwhelming and expensive because you’re going to join these places. So I just did an all in one platform, investors and business partners.
and affordable, it’s 10 bucks a month. Right now what I’ll launch is five bucks a month. So it’s a no brainer, but yeah, so we just launched, I’m excited about that. We’ll hear more about it. We’ll be doing marketing on it, but yeah, that’s gonna be quix sale is gonna be the Zillow for real estate investors.
