I would say don’t let yourself hold yourself back. I know it’s kind of a tongue twister, but people I think people hold themselves back a lot and ⁓ are afraid, they have fear take over. And that even happens to me sometimes too. But don’t be afraid to reach out and just say, Hey, you know, even if you think the person might not ever get back to you, you never know. I’ve had it where

The people I thought wouldn’t get back to me did, and the people that I thought would didn’t. it’s also consistency too. So that’s the biggest thing with with DealRoute is is consistency and the continued follow-up, right? That’s kind of the whole premise of the tool.

Welcome back to another episode of the Real Estate Pros Show. And today I have somebody who’s built a revolutionary software for investors and real estate people to get involved in. Ladies and gentlemen, it’s my honor to bring on Jason Iannazzo Jason, how you doing?

Jason Iannazzo (02:31)
I’m doing great. Thanks for having me.

Issa Hanna (02:33)
Well, it’s a pleasure to have you on and I love talking to you. I I was getting excited as a real estate guy myself about your software. So for people at home, ⁓ can you please fill them in on on what you got cooking up?

Jason Iannazzo (02:46)
Yeah, absolutely. So I’ve been building a software platform that handles the acquisition side of real estate for wholesalers and investors so that when you’re off doing your day job and you don’t have time to follow up with leads and email them and text them, the tool handle it for you. So you never ⁓ leave a lead behind, you never miss a follow-up. It’s it’s handling all that.

And then when it’s ready, when it’s pre-qualified to a certain extent, it’ll hand you that lead with all the information and raise it up for you to to take it from there.

Issa Hanna (03:21)
How revolutionary. So it does basically the grunt work for you guys. It will call, it will text, it will reach out, it will cultivate this lead. And when it’s ready, it will automatically go straight to you. So that that’s a crazy idea. and I know you’ve had twenty years in the tech industry. ⁓ how did you come up with this idea?

Jason Iannazzo (03:44)
So the idea actually came from a friend of mine that I had met a few years ago at the Minnesota Real Estate Investor Association. And he had this idea a long time ago, and he just could never really figure out how to put it together. He does not have a tech tech background or anything. He talked to some people and they and just nobody could really understand what he meant. And so we started talking about it. And at first, I didn’t neither, but then last year I was kind of sitting around.

Just hanging out one day. And that’s when it finally hit me of of what this could be. And ⁓ after a little RD and playing around, ⁓ it was in February of this year where I finally landed on the final design and holding in on like what is the problem that I’m really trying to solve here? It’s it’s not another CRM, it’s not another lead generation tool, it’s really the follow-up and staying on top of the leads consistently ⁓ until either you get that no or

You close the deal.

Issa Hanna (04:46)
Definitely. And ⁓ one thing that I I it stuck out when we were talking earlier is how the compliance is built into it. So for real estate agents, for for people, there’s certain guidelines that we have to abide by when reaching out to prospects. So ⁓ can you shed some more light on the compliance side of things?

Jason Iannazzo (05:54)
Yeah, absolutely. With my IT background, I’ve been doing a lot of internal auditing for various companies over the last almost 10 years. And so bringing that into a tool like DealRoute was pretty at the forefront for me because it’s a it’s a big discussion these days. And so it has TCPA guidelines built right into it and guardrails built into it for ⁓ texting. It has CanScam spam built into it for

email and it has robo calling for the ringless voicemail and the the voice side of things. So all that’s built in and it’s it’s not built into such a degree that it’s a barrier. It’s built into the degree that it’s gonna help keep you out of trouble so that you can do more deals and make more money at the end of the day.

Issa Hanna (06:42)
Definitely. And you know, in the professional world, you gotta be ⁓ under compliance. That’s what that’s one of our big things. So something that does it automatically for you? Come on now. Right. so how did a young Jason get started in the IT field, even in the real estate world? Can you give us a little backstory on you?

Jason Iannazzo (07:05)
Yeah. ⁓ so the IT, I won’t get boring on on that, but that was a way of getting out of the construction world almost 20 years ago. I used to work on do roofing and various construction, lawn care, things like that. And I always wanted to go get a let’s say a better job. So that was a way of doing it. Went to college, ⁓ you know, learned how to do various IT work and got into security, IT security, ⁓ a number of years ago and really honed in on that. ⁓

For for real estate, it was kind of a a little different angle where ⁓ a few years ago my mother in law got very sick, and within six months of her being diagnosed with cancer, she passed away. And it was ⁓ my brother in law who said something to the effect of she worked her entire life and not to never got to retire. She was in her early sixties, worked until almost the day she died, and that hit home because I wasn’t setting myself up for well for that neither.

You know, you think with an IT job, you must make a lot of money. No, it’s it’s a regular job like everybody else. and that’s what really got me I’d say more interested in real estate. I’d always had an interest, but I thought you had to have money, I thought you had to know people, and some of that can be true, but as we know today, it’s not a hundred percent true. So that was the pivotal moment where I started.

thinking about what else could I do. And I I started joining some mentorships and some different communities and reading books and YouTube and all, you know, everything that we all do to learn it. And, you know, in a sense, almost went to college for for real estate to to get as much knowledge as I could. And that’s what what kind of started leading me down this path.

Issa Hanna (08:52)
And once you started gaining the real estate knowledge and it and it meshed with the IT knowledge, that light went off in your head and you said, Hold on, ⁓ we need ⁓ DealRoute. We need something like DealRoute to to get people, you know, it it’s something we definitely need in the business. And I’m glad that you’ve you’ve you’re pioneering it. So ⁓ kudos to you. What does the future hold though? Where where do you want to see DealRoute go in three to five years?

Or be at in three to five years.

Jason Iannazzo (09:56)
Yeah, so what what I would envision here, and I I got a roadmap built out for this already. So right now we’re we’re focused on the acquisition side of things for sure. Without leads, you know, there’s really not a whole lot to else to talk about. So we got to get the leads in there and we’re working those leads. And that’s the main problem we’re solving right now, as I mentioned. ⁓ but the bigger ecosystem of DealRoute would be expanding into ⁓ dispositions as well. So being able to sell those leads.

And building out the what I’m what I kind of call the the Deal Router or the Deal Route network. So back to the IT roots of of putting a network together. You have an ecosystem where you have the acquisitions, you have the dispositions, you have transactions where transaction and coordinators are at, and the the title and closing, you have contractors for repairs and and cleanouts and things like that. You have lenders in there and money brokers and

You have education in there. And whether these are through partnerships or through proprietary things that we build, it’s it’s this idea of one place where everybody can go and be networked together on the different things they’re trying to do and have an easier path to get there without having to go search the whole internet and figure all these things out on your own. Is is ⁓ that’s the the future of DealRoute.

Issa Hanna (11:22)
So essentially you want it all to be under one roof. ⁓ you can get on DealRoute and you get every aspect of what you need. You get the lending aspect, you get the real estate aspect, you even get the educational side of things, ⁓ in the short form, correct?

Jason Iannazzo (11:38)
Absolutely. Yep. Yep. And then there’s another piece to it too of like building out more, I guess you could say agents, right? So my mother-in-law’s name was was Donna. And so Donna is our current AI agent who’s handling all the texting, the emails, the phone calls, everything. And so the ode there is is back to that day that I

You know, it all hit me ⁓ at her funeral or or right around her funeral, and she never got to enjoy retirement. So now Donna is is working for us so that we can enjoy retirement that she didn’t get. ⁓ But Donna’s just one person. So the the other vision is building this out to have more personas doing different things and handling ⁓ different pieces of this too. So instead of spreading Donna across all these different pieces of the

the router and the network, there’s different agents and different personas that handle different things within that.

Issa Hanna (12:44)
Wow. And what a tribute that is. what ⁓ what a tribute. I mean, Donna will forever be living, ⁓ through your software. And I I know your wife is happy with that and I’m definitely sorry for y’all’s loss. ⁓ and in a way it it kinda helped you because, you know, you had ⁓ you know, the like I said, the light went off, ⁓ and he said, You know what, I need to build my future and the best way a lot of people find to build their futures is through real estate. So,

Definitely the right right thinking. Great tribute. ⁓ and and it it’s definitely adds a personal touch to to what you’ve built from your own mind, you know. And this business was created one hundred percent by you, built one hundred percent by you. So the fact that Donna, your mother in law would be the one handling all the work, just makes total sense. So kudos to you.

Yeah, so so right now I’m doing live proof of concept testing. The the DealRoute is not available just yet. And that way the goal is to to work out all the bugs before other people start coming coming in and use it. So you don’t have to go through some of the the hardships that I am right now. But what I’m doing is building a founders and and kind of an early access list right now, and ⁓ we’re gonna have a beta ⁓

Cohort that’ll be going live in about mid-August. So a month and a half out from now or so. Free, no obligation. Come in, you can test it out, give feedback, you can use the tool, you can work live leads. There’ll be ⁓ very little that’ll be held back from you during that time. And really, my goal there is to get to get the feedback and get you, you know, get people in front of it. And so I’m building that list right now.

What I really want to do is learn more about ⁓ some hardships or pain points that people are feeling with the software they’re currently using. So I’ve been out talking to others about, you know, what are you using, what do you like, what do you dislike about it, and seeing, you know, how DealRoute fits into that or how it might be able to solve their problem as well and and get them to that that path to freedom.

Issa Hanna (18:00)
Definitely. And and you know, another question popped into mind, and I can’t let you off without you answering this because you’ve seem to be able to foster some business relationships in your time. and you’re out there and you’re you’re building this platform and and and trying to get your reach ⁓ as as long as possible. For somebody just starting out, can you give them some advice on on

How to start building their networks.

Jason Iannazzo (18:28)

And so if you’re doing networking, it’s the same thing. If you reach out to somebody once, whether no matter if it’s email, Instagram, Facebook, it doesn’t matter, and they don’t get back to you, you can’t give up. You gotta remember.

People are really busy, they’re they’re overwhelmed, there’s a lot going on, they’re getting ⁓ potentially hundreds, if not thousands, of messages a day. And you really, you know, the the way to stand out is to not give up. They want people who are gonna go the extra mile. And I’m the same way. So, you know, if if it happens with me and you reach out and for some reason I don’t get back to you, don’t give up. You know, try again and might be the second, third, or even tenth touch where that person gets back to you.

And then you can learn from them.

Great, great advice. What do they say? You miss a hundred percent of shots you don’t take. So take all the shots and you’re gonna hit some. So great, great advice.
