Hey everybody, welcome back to the show. Today is an interesting show for us. I have a young man, Jay’von Wright, on here. He’s he’s only done a deals, but he’s the son of one of our members, Joe and Tammy, up in Ohio. And kind of grew up watching them flip houses and in the real estate business and then decided to jump in himself. And I he was recently on Brent Daniels podcast. Brent’s a good good friend of mine. I’m like, well, if Brent let him on, I gotta let him on too. So but you know, we’re gonna take a chance to talk to somebody
younger here that has just recently gotten the business. He’s done four or five deals now, is definitely really focused on growing this going forward and he’s off to a great start. And just, you know, I think a lot of us aspire as more veteran real estate investors or if you’ve been around for a little while, whether it’s getting your kids or your grandkids or the youth behind us involved in this business that’s kind of impacted our lives in a big way. And so I the though I’ve done thousands of shows, I haven’t done anything quite like this before. So but anyway, Jay’von, excited to have you here. Thanks for joining me.

Yeah, yeah. So hey, I want to talk a little bit about kind of how you’re getting started. And this show will be more for those that are looking to get started or or are kind of trying to get started. Maybe you’ve done a couple deals and want to move forward. And so maybe before we do that, just tell us like how you got started and a little bit of your kind of influences. Get into this, obviously some of it’s from your parents, but a little bit about your background getting into real estate, why you did it and maybe some things that you’ve done so far.

well, I got started. ninety-five percent was from my parents. back in twenty twenty one. I actually seen them doing it. didn’t really know what they were doing, between wholesaling and fixing and flipping. it actually interested me. it took me a little while after that to actually get started in it. So I actually started learning about it through YouTube, through Jerry Norton’s YouTube channel.
through Brent Daniels Podcast, wholesaling highline and the Brent Daniels Cup Podcast. I would listen to that day and night. I would get off work and I would just go and I would learn as much as I could. I would be up till three, four, five in the morning, just listening and learning. but also getting a lot of my knowledge from my parents as well. Yeah.

So when you when you caught that bug, like how old were you at that point?

I was eighteen.

Okay. Okay. Yeah, that’s great. My son I just told you my son’s eighteen now. And so he’s at a point now where he doesn’t want to work for mom and dad and we probably don’t want him to work for us. But maybe that’ll change in time. So I’ll have to I’ll have to have him watch this show. So so talk a little bit about like why real estate. Obviously you saw your parents doing things, but like there’s a lot of things that you could do, especially for young young folks these days have a lot of different goals or aspirations. Like what drove you towards real estate?

seeing that it could be done. so I actually was a retail I was a retail manager for several years at Walmart. I was in and out of a store. I was in and out of multiple stores actually. but it was just more so not wanting to work for someone. And so I was that’s when I actually traveled out. I started to travel out and see what would be best and work for me. so when I actually started to see them do what they do now.
I gained a lot of interest through that. so I started to learn about it, obviously. I started learning about it lot more and then actually I gained more and more interest from it. so I actually started to scroll and like look through like Zillow and a Redfin and a Realtor to try to get my first deal. and I actually got my first deal through Zillow. it was it’s just it’s just more so.
not wanting to work for someone else. and seeing I guess you could say how easy it was for me to to wholesale real estate, it it caught my eye. And honestly, you know, from that day forward, I I I’ve just been grinding and I’m glad that I’m on this road.

So let’s talk about the grind part because that was what giving me my next question for you. Is there’s a lot of people that see what we do in real estate and they see the paydays, right? They see they see the highlight reels of the business. But as you know, it it is a grind, it’s a hustle, it’s a lot of work. You got to get systems and processes in place, which you’re you’re still new enough in the business to where you can wing a lot of it, probably. But at some point you can see you, as you know from your parents, you have to put people in place, systems and processes. So

A lot of people see those paydays and they might want to get interested. They might buy some coaching. They might buy listen to a ton of podcasts. They might do those things. But then when it comes down to it, they’re not willing to do the hard work, which whether it’s real estate or anything, it it takes a lot of hard work. So what do you think differentiated you and what advice would you give to other people that you know, you can see this thing, but if you’re not doing willing to do the hard work, then it’s just a dream.

I’ve always been a go-getter. f especially for something that I’ve that I see interest in that I feel like will work out for me in the long in the long run. I believe if you put enough work and enough effort in, it will pay off. just like how Brent talks about. as long as you continue to talk to people, and show up every single day, whether you want to or not, that was my biggest problem is I would get off of work and I would just show up, you know. I ’cause I knew I had to. I knew this is this that was something that I wanted to do.
But I definitely believe if you continue to just learn as much as you can, you know, be around the right people, you know, you it will pay off. Absolutely.

So let’s talk a little bit about I think still for you at this point, we’re not gonna go talk to your employer or anything, but you this is real estate is still very much a side hustle for you. So you have a job and you’re doing real estate on the side, I guess at some point your goal is to replace that with your full time hustle, right? Yeah, yeah. Any advice for people that say they don’t have enough time in a day to do this?

Yes.

Honestly, there is enough time in the day. I’ve I actually heard that from multiple people. there’s twenty four hours. We have twenty four hours in the day. if you’re going to work at if you want to if you’re going to work for eight hours a day, you know, what are you doing with the rest of you know that time? There’s there’s enough time in the day, absolutely, you know. So I don’t believe that I I don’t believe that. I don’t believe there’s not enough time in the day. If you truly want something and you will truly go after it, absolutely.

Yeah. Yeah, it just depends on how bad you want it, like you said. So especially when you’re young. I mean, one of the benefits of starting when you’re young is you don’t generally you don’t have all the obligations of of people that are older that have, you know, kids and a bunch of debt and stuff like that. I mean, it’s a great time. If you c I think if anybody could go back in time and do it over again, they would do things differently. Usually before they have a lot of responsibilities, they can, you know, s just why not spend all your time focusing on your own growth, right? Yeah, yeah.

So talk a little bit about what you do for like how you find deals. Like what do you do for lead generation? What are you doing today? And then let’s talk about where you think things grow as you scale.

so my main I my main thing I that I do is I code call the tax delinquent list for my county. I will filter that out from the highest to the lowest years old, but also amount as well. then I’ll get a list and I’ll start in one county and then I will just go down the line and cold call and basically ask, you know, the homeowners if they’re interested in a cash offer, due to the
high amount of years that they’ve been delinquent, but also the high amount of amount that they’re owed. That yeah, that they’re old.

Yeah. Yep. So that’s what you’re doing today. And as you scale, what do you see? You know, typically well, I have opinions on what you do as you scale, but what are you what are your plans as you kind of scale up and you have to find new lead sources?

so I slowly but surely want to get into marketing, but I also want to have a cushion large enough for me to actually quit my W two job that I’m working now for the next six months to a year and go full time into the business. I want to start doing at least a deal a month, averaging ten, fifteen thousand, and just go from there.

Yeah, that’s great. So I I happen to know that your dad is an investor machine client. He says it’s his best lead source, which is a company that I co founded. He’s not willing to let you cold call that list, huh? That tell him tell him he’s holding back if he’s not allowing you to cold calls. I don’t think he’s cold calling it.

yeah, yeah. Tell him I tell him I said that he’s he’s he’s holding back on ya. So w talk about a little bit some of your aspirations. Like what are some of your goals? Like what do you aspire to do? You’re starting off here at a young age and I’m sure you have big goals. So tell us about that.

so my aspiration, one f one thing is I love helping people. if if it will help a homeowner get out of a situation that they’re in and it’s, you know, troubling to their lo troubling to their life, you know, I’m that I’m down for it. but in the long run, like my long term goal is I want to own rental properties. so the proceedings that I get from wholesaling, I wanna start which I am s start putting aside to actually
use those proceedings to buy rental properties. I want at least starting, at least ten multifamily properties. I actually have one. I bought my first duplex when I was nineteen when I moved out of home. So

Yeah, that’s great. Those are the best deals to keep. The ones you buy directly. If you do enough volume, keep the ones that you bought really deep. ’cause you’ve got you got a lot of equity. But you just need to be you need to have enough cash flow from your business to be able to hold that back and not not forced to sell it ’cause you need the money today, you know.

Yeah, that’s great. so talk a little bit about just some tips that you would give people that you’ve been doing this for a couple of years, you started young. some people that are behind you that are, you know, a few years behind you, or maybe even your same age, th those that have similar aspirations to you, but maybe haven’t done it yet. Maybe kind of share some advice and guidance for those folks.

don’t ever let anyone tell you what you can’t do. I’m a big I’m a big believer of if you want it, then you will go and get it. especially me being so young, you know, you don’t really see a lot of people, you know, doing that or doing, you know, this as, you know, at such a young age, I believe. not at least not none of my friends. so if you if you truly want something, you will, you know, I definitely believe that you will go and get it.

don’t give up. Continue to talk to people, you know, continue to show up. You know, that’s the biggest part. If you continue to show up and learn as much as you can, then you will be s you will be successful.

Yeah. So none of your friends are following your footsteps. They see you out there making it happen and you’re not getting any of them excited about jumping into real estate?

I have multiple times. some have showed interest, some have showed interest and then fill out of the bulb. So it was just to the point it was just like, okay, well, you know, you obviously this doesn’t interest you guys, you know. So I’m gonna just move forward from it, so

When you start to make even more money, like they’ll come back around and they’ll they’ll wanna ride they’ll wanna ride on your coattails. So you gotta make sure you don’t let them do that. They weren’t willing to pay their dues. Yeah. Yep, yep. Cool, man. Well, any other advice you want to share? Any any any tips? Maybe let me ask you a question. So you said you’re going after tax delinquents. I don’t know what the cycle is like in Ohio for tax delinquents. Are you seeing that list tick up at all? Like, are there more people that are falling behind?

Given the economy today, are are you do you do you notice that at all?

Yeah. the list that I’m currently working on, it’s i it it’s something’s getting added to it daily. It’s insane. there’s a lot of especially where I’m at in my market, there’s a lot of lot of distressed properties that that are just sitting there. and so obviously and you know, it helps me a lot, but it also is just like, wow, you know, but you know.

Yeah. Yeah. Well, I’m curious, given the economy, if if you’re seeing that, that’s an indicator of distress in the marketplace. We know there’s distress going on, but that tax delinquent is one of the first places you might you might see that, right? And so Yeah. Yeah. Cool. Well, hey, if folks tell us tell everybody where you’re at and then tell them how they can get a hold of you if they wanna want to J V, wanna sell you something, maybe want to buy something for you, like how they can contact you.
