that he is someone, I just feel like he family. I feel like he’s a friend. I like we’ve known each other forever. And so I just believe that this is going to be a great conversation. Also, I know you guys are going to get a ton of knowledge from him. And this is what I love about this gentleman is that most people will start with the property. He’s someone that starts with the buyer. He loves for this to be in your psyche at the forefront of your mind is that you can be a homeowner.

I’m doing great Q. I’ll tell you what man, thank you for that introduction, very kind and thank you for having me on. I really appreciate it.

Absolutely, man. I’m glad you’re here. And listen, I’m the type I want to dive right in. And so I would love for you to tell the people what your main focus is these days. If you give us a little bit of an origin story, kind of how you got into the space that you’re in. Like, we love the hero’s journey. And man, tell them what part of the world you’re in. People love to know where people are demographically, geographically. And so, Mr. Shane, sir, what you’re up to, your origin story and where you are.
My friend, you have the floor.
Shane Perkins (03:40)
Well, thank you Q and I appreciate it very much. So again, I’m Shane Perkins and I have a company called the ultimate strategy. And, you know, I love the name of the company because I believe what we do is the ultimate strategy. And what we do is we serve people that are, that don’t qualify for traditional mortgages, right? I believe that the credit system is broken. I believe that the mortgage system is broken. And, you know, just real quickly,
you know, we can rock along there and have a 700 credit score all day long. And then one event happens in our life, like a, car wreck or a medical event or, or, you know, losing a job or having to help a kid out of a problem or something like that and miss a payment here or there. And maybe we’ve got to, pay that price for seven to 10 years. Are you kidding me? It happened in 30 seconds. Right. And to me, that’s a broken system. And, you know, I use the.
that 70 % of Americans that want to be homeowners can’t be homeowners today because of the broken system. And the industry will tell you that’s closer to 30%, right? Well, that’s 30 % of the applications that are turned in. How many people are out there that are not even turning in applications because they already know, well, I’m just not going to qualify.
And those are the people that I serve. And we help them become, like you said, homeowners today and not someday.
And I’ve been using this system where we identify the buyer first, what they can afford, what they’ve got, know, what their resources are as far as down payment, monthly income, those kinds of things. And we tailor a deal specifically for them in the area that they want to live in because they’re sitting there paying $3,000 a month in rent. You’re telling me they can’t make a house payment, right?
And that ownership gives them the,
the ability to call something home for real, not gonna have to move in, know, when my lease is up or the, you know, the payment’s not gonna go up because the, you know, because they just decide to take it up on me. And serving that community is very important to me. And I’ve recognized that I can only get to so many clients. And so I’ve created a course to be able to teach this so I can, in essence, multiply myself and get a
pool of people out there that are helping people in communities all across the United States. You know, you can do this anywhere and helping people become homeowners now and not three years, five years, 10 years or sometimes never, right? Renters forever. And so that’s kind of my mission. And the part of the world that I’m in, I’m based out of Texas and I spend part of the year in Colorado as well. And so that’s my two primary
places the business is based out of Texas.
Quentin (07:21)
Yeah. Oh man. Thank you, Mr. Shane. Thank you for taking us through what you do, taking us through the journey, you know, and just your service. All right. I love how you put together a course, like you said, to multiply you, to take what you know and to be able to multiply. And we know about being fruitful in multiply, right? And so, and so it’s like you’re following a short system that I hear that’s just been, you know, just ringing out.

Just in the atmosphere, And I want to peek into you a little bit more, Mr. Shane. I have a saying where I say destiny has no wasted moments. I mean, what we go through in life, these moments build to where we are now. And man, you’ve been on this for 25 years. You’ve poured on your experience through your life. So I would love to know along this journey, what has these moments taught you about yourself? Has it taught you discipline?
resilience, humility, like what has this journey taught you about you Mr. Shane?
Shane Perkins (08:24)
You know, I got into real estate investing in 1997 and I did it for the money and the freedom, right? I wanted time freedom. And what I found in those first few years was that, I made good money. You know, I took some action. bought some courses and, and did some deals, but I found myself, you know, I had a young family at the time, but I found myself working, you know, bell to bell, so to speak.
I was able to quit my job, and go full time as a real estate investor in in 97. And, but it still wasn’t what I was seeking. was seeking time freedom. And in 2001, I, stumbled across a gentleman in Texas that was doing a program called the reverse rat or excuse me, called the, the, the gap system guaranteed approval program. And.
I learned that course and that was really what shifted everything is starting to work with the buyer. Now I’ve since rebranded it and call it the reverse wrap. I’ve refined it over 25 years and that’s the system today. It’s far better, but it gave me that time freedom. It gave me the ability to close deals and help families. And I think…
One of the other things is, like I said, I got into this for time freedom. got into this for, for money, but at the end of the day, and I was a lot younger then, I don’t care what business you’re in. It’s to me, it’s the people business. People say you’re in the real estate business. No, I’m in the people business. And I think that that right there is the thing that, that, that guides me the most. I truly do want to help people and.
You know, there’s, there’s different people in all of these transactions that we do. And if every dip body doesn’t walk away from the table, feeling like a winner, then the deal’s not worth doing. There’s plenty of money to go around just to serve, just serve, right. And treat people the way that they deserve to be treated. And the money just comes. So, and that’s important to me. And it’s important that I instill those values into the people that I’m teaching how to do this because again,
Quentin (10:25)
Mm.
Hmm.
Shane Perkins (10:39)
You make great money doing this, but it really is the satisfaction of helping people become homeowners. And like I told you off the air, I can’t tell you how many tears have been shed with my clients of just thanks. And those are the moments, and I’ll get choked up if I start, like I said, I’ll start thinking about it, but those are the moments that mean something.
Quentin (10:48)
Yeah.
Yeah.

just the thankfulness from them and it just feeds you and it makes you want to just go out and do more.
Quentin (11:47)
Yeah, yeah. Mr. Shane, often say, I believe at the foundation of any sustainable business is servitude, is when you’re serving people. And I think that if you ever want to guarantee that you are successful, I believe serve people because there’s both men of faith. So I’m going say this. There’s a scripture.
I believe it’s Proverbs 11, 25. I believe that’s what it is. It says, you refresh others, you in return will be refreshed. And so there is just a system. When you refresh people, when you serve people, you in return, you will be refreshed. It’s like the give and take. It’s like the sow and reap. If you serve, somebody’s going to serve you. God’s going to serve you. The universe is going to serve you. Resources are going to serve you. Like, if you serve others,
I just believe you in return will be refreshed. I really believe that. And so it’s so beautiful to hear at the foundation of what you do, at the heart of what you do, is serving people. And I think that’s why you’ve had 25 years of success, you know, because you keep the main thing, the main thing. And so I appreciate you.
Shane Perkins (13:02)
It’s that pay it forward attitude, right? That’s what you’re speaking to. it just works, you know, call it karma, call it the universe, call it God, call it, know, call it what you want to. It just works. And I’ve got a free masterclass that I give and it’s got five shifts in it. And the number one shift, it’s funny that you mentioned it, is lead with service, right? And once you get that down, and I mean, there’s a reason why it’s number one, right?

Lead with service. There’s
a quote that I use often as well. and, Les Brown had a similar quote and I can’t quote him exactly, but, Zig Ziglar, and most people know who Zig Ziglar is. And it says, if you help enough other people get what they want, you can have anything that you want. And that’s like really when I created the mission statement for the ultimate strategy, that was one of the core values.
Quentin (13:42)
Yeah.
Shane Perkins (13:58)
that I put into that and it’s just, it rings true, right?
Quentin (14:03)
I’m going tell you, so this is a little vulnerable moment because when you said it, just, it really, it, it, it clicked for me even more. So my wife, are you familiar with the five love languages? Have you heard that before?
Shane Perkins (14:17)
I,
yeah, I’ve been married for 32 years and so I learned that a long time ago. So don’t ask me to recite them because I know, I know the one that’s important to me and that’s my wife’s love language, but, but, yeah, yeah. I, yeah.
Quentin (14:21)
Yeah, right, right, right. Yeah, right, Yeah, exactly, right? Exactly. Exactly.
And so my wife’s love language is acts of service. That’s our number one love language. And my wife, me and my wife, we run at two different speeds. My wife, she goes, goes, goes. I am like a slow processor. I’m an introvert. I recharge by myself.
And so I’ve only been married for three years to my wife, coming up on four years, and we had to learn each other’s rhythm. And so I used to try to reserve my energy so that I don’t get burned out because she’s just constantly wanting to go. So I was sometimes saying more no than yes, if she would say, can we do this? Can we do that? Right. And to the point of just serving others, and we’re talking about business.
But of course, know, our wives, our main priority, it clicked. Like I talk all this stuff on this podcast about serving. And I talk all this stuff about if you refresh others, you in return to be refreshed. But I really wasn’t putting into practice as much as I could. And so I made a dedicated effort to serve my wife more. And wouldn’t I tell you, I got energy out of nowhere.
I got rest out of nowhere. got recharge out of nowhere where it didn’t intellectually make sense. didn’t intellectually understand how I was going to find pockets to recharge, but it happened. And so I just want to speak to the point again, how that’s your number one thing when you talking to your students is come from a place of service. Like you said, it works. And I mean, I know people listening some
It’s working for you. Others is probably like, I don’t know about that. Try it. Try it. Thank you.
Shane Perkins (17:00)
Well, it’s not a gimmick, right? And a lot of people
when they’re, when they’re in sales, they’re, know, they, it’s like, you gotta have a trap or a gimmick or something like that. Just do it. It, because it works and it’s not a gimmick. it’s certainty. it’s genuine. it’s, mean, if you’re come from is that, are you going to make mistakes? Yeah. and I’ll tell you this, man, when you’re telling me all that, that, know,
You’re a lot smarter than me at three years being married because I didn’t figure it out that quick.
Quentin (17:30)
Listen, it took me almost four years of banging my head against the wall to really get it. But we get it when we get it, right? We get it when we get it. Trust me, it’s a whole lot of stuff. I still ain’t got yet, bro. It’s a three, so. Yeah, yeah, yeah. But that’s the journey, right? That’s the journey with everything in life, right? That’s the journey. Yeah, man.
Shane Perkins (17:39)
Yeah, there you go. Hey, at least we got it.
I mean, even after 32 years, sometimes you get reminded, but for the most part, it is the journey. It is the journey.
Quentin (17:59)
Two-part question for you. The ultimate strategy. There’s powers and names, right? So I would love to know the thought behind the name, the ultimate strategy. And also what is your next real goal? What are you looking to solve next?
Shane Perkins (18:15)
So the ultimate strategy, remember I told you this started out as the GAP program and that was somebody else’s name, right? And so I adopted that in the beginning and just used that, you know, from 2001 to 2000, probably seven, eight. And then we had the foreclosure crisis, right? And it kind of started in late 07, but that 08, 09 was some rough times, but this system still worked. And…
So it was working in a market cycle that, know, there’s obviously some, some nuances and some things that, you change about it. But at the end of the day, it still worked. And during that time, I found myself, I created a company called home rights and home rights taught people their rights as homeowners when they’re going through a rough situation, whether it’s foreclosure, HOA issues.
squatters. I mean, that’s become something big here recently and just different things. I mean, you know, if it’s a plumbing issue or an electrical issue, you open the phone book or a Google, I guess nowadays, but you know, you know where to go. But when you need assistance with something like that, do you need to know what your rights are? And so I started home rights as a service, didn’t charge anything for it, but just to help people and work with some attorneys. And we were
Quentin (19:22)
Yeah.
Shane Perkins (19:40)
anyway, long story short, at the end of the day, I just was tired of using gap because it belonged to somebody else. So I called this the home rights program for, from like 2009 to 2014. And I was always just thinking, what’s a name? What’s a name? What’s a name? What’s a name? And literally, you know, I’m one of these kinds of guys. If I wake up in the, I go to sleep and sleep soundly, but if I wake up, my brain starts, I’m awake.
Quentin (20:09)
Yeah.
Shane Perkins (20:09)
And
it was one of those nights where I just woke up and I’m like, and that was the thought that came to my head. I just want a different name. Home rights is right for the home rights thing, but it’s not for this, you know, it’s just not the right name. I said, you know, what is it? And the name, the ultimate strategy hit me. And I mean, I literally flew out of bed because that’s what it is. It is the ultimate strategy. And I went and looked up the domain name and it was a premium domain name. was for sale. And I just, I just bought it because I knew it was right.
Quentin (20:31)
Yeah.
Shane Perkins (20:39)
And so really, even though it’s been the ultimate strategy for 25 years, it didn’t really become that name until I think it was 2014, if I had to, right around that time. And truthfully, the ultimate strategy as a real estate investor is being able to have this tool chest, right? And knowing how to do subject two and wholesaling and fix and flip and all these things, because I’ve done all of it.
Quentin (20:50)
Yeah, yeah, yeah.
Shane Perkins (21:03)
And that’s really the ultimate strategy is just having this vast knowledge of, what to do. And, know, because you get referrals people, you’re the go-to guy in real estate when you’ve been doing it so long and you get, and you know what to do with each deal. And so that’s the name of the company, but the product right now that, that I’m teaching, which is basically the ultimate strategy. call it the reverse wrap.
We use wraparound mortgages in them and we do it in reverse because we start with the buyer, as you alluded to in the beginning. And it just works. I have, I attract buyers and when you start with that attraction, instead of that searching, right? Searching for real estate deals. you know, that’s tedious. That’s hard work. and you’ll have some successes if you stay with it, but this is just.
Quentin (21:39)
Yeah. Yeah.
Shane Perkins (21:55)
It’s easier, it’s consistent. mean, consistently two, three, four deals every single month, like clockwork without spending a ton of money on marketing. And so it just works. And Q, you’re gonna have to remind me, what was the second part of that question?
Quentin (22:09)
yeah, just what’s the next goal for the ultimate strategy? Yeah, what’s the next goal for you and your business?
Shane Perkins (22:15)

really it is to teach people how to do this so we can, you know, homeownership isn’t an all time low in this country. And we say all time low. It’s really not, but it’s lower than in modern history. And I want to change that and I can’t do it by myself. So I want to teach other people to do this so we can make people homeowners and walk them through the process. And like I said, like you said it earlier, make somebody a homeowner.
a homeowner today and not someday. And that’s vital to me. And like I said, the more people I can teach how to do this and we get out there, you know, get them out there serving people, they’re making money, they’re making a difference. And I think we can really move the needle on home ownership in this country because the mortgage system is broken, the credit system is broken.
Quentin (23:04)
And I’m so excited about what you’re doing. And more importantly, I’m excited about you being a good steward of what you’re doing, man.
