Like, you know, I always say I’m excited when they take you into their lens and their perspective. And I think you’re going to just find this guy just so exciting, so intriguing. He’s coming at things from multiple different ways. Definitely not to say he’s scared of break. He is definitely.

    focus, he definitely have systems, but he just see where the things are going, the way that he can serve the client and also the way he can serve, you know, investors and people and help them out.     Pretty good, I’m just, excited to be on this podcast. It’s my second one this month, so it’s really cool.

    Come on, man, you becoming a professional, man. So this is good, man. So listen, I always like to say you’re the expert, man. I’m the person that I’m talking to because you always have a unique lens to the way you do things, the way you operate. And so I want you to take us, take our listeners, our viewers into your world, man. Tell them what your main focus is these days. Maybe if you want to tell them a little bit about how you got started, but also tell them what markets you’re operating in as well. So Carter, man, just take us into your world,

    Yeah, so I guess I’ll start at the how I got started and then I’ll move into how I got into my niche and where I’m going from there. So I started in 2020 during the pandemic. A little bit before then I was always doing entrepreneurship businesses, but then 2020 that’s when I got the book, Rich Dad Poor Dad, and everybody knows that book. And so I started understanding that real estate was something I wanted to do.

    Yes, sir.

    Carter Kemppel (04:07)
    and I just studied it for years and I just kept telling my family members, hey, I’m gonna do real estate. And I could tell they were a little bit like, okay, yeah, sure. All right, this is another Carter movement thing that he’s just interested in, it’s gonna be gone later. But I just never stopped. Every single week I would study it until I got to the point of actually calling people. And then I just continued doing that. And it took years for me to dive into it and actually close my first deal, which was actually a house, which is now.

    a full short-term rental. ⁓ And my goal was to get into a house with zero dollars. So we were able to close the first house and we actually got paid $2,000 to do it, which was amazing. And it was eye-opening. I was like, hey, if I can do this for this, I want to do it again. So I started diving deeper into looking at commercial real estate

    and I wanted to do the same thing. So we were able to close

    on a campground, zero dollars out of my pocket and actually getting paid to close it.

    And so that kind of leads into my niche. I decided to go into the RV park and campground industry. I’m very familiar with that. During my times and since 2019 till 2023, I was actually converting converting Sprinter vans into campers and repairing RVs. So I really had an understanding of the industry beforehand.

    And so when I saw this campground for sale, that’s when I decided this would be a good one and worked hard and we got into it. So that’s a little bit of my background and the niche that I’m in. The one other piece of niche that I’m in as well is AI development. That is just something I’ve been interested in since it came out when GBT first rolled out on their very cheesy chat bot. And it’s now so much better.

    And it’s just really cool on the strengths and power that actually can bring to your business and your day-to-day life.

    Absolutely. Yeah, Chad GVT is a little bit better than a bop. Just a little tiny bit. But no, I don’t. Yeah. But no, man. I love it, man. I love it. I love you taking this through your process. You you and I was joking. know, listen, I’m going into it wanting to buy with zero money down and why not getting money back? I mean, bro, like you got the hack, man. So I love it, man. Going from that.

    Yeah, exactly. It is.

    buy your first RV part. ⁓ Now, even with the AI, really helping people understand that this is a serious tool and how to really get the best exhaustive, best out the tool. So you got a lot of different things going on, What keeps you focused? What has been the key to keeping that machine running smooth?

    Carter Kemppel (07:46)
    Well, so honestly, the biggest focus is making sure my family can eat. That’s the biggest why for me. ⁓ got married and I have a son, he’s about a year and a half, and I have another son on the way, actually. that’s my biggest why. then my second, well, actually, let me reverse this. My first why is because I know this is how God has designed me for my work. That’s the number one.

    Yes.

    Carter Kemppel (08:15)
    reason. has, for some reason, I’ve always known since I was little, this was kind of the career I was going towards. And so I know this is where God’s led me. My second is for my family. And my third reason is because I just really enjoy it. It’s fun. There’s there’s a lot of enjoyment for me for doing learning new things and doing something big. Right. I’ve just never been one to stick with something one thing. And it’s just like a repetitive task. I like to do a lot of different things.

    but then make it work together in a cohesive manner.

    Quentin (08:47)
    Yeah. No, I mean, I love it. I love your why I stand with you. I’m very, very similar. I love how you say this is how you feel like God has why’d you, designed you. I’ve said this before on other podcasts. You know, one of the greatest things I’ve heard that still always censored me, I heard a preacher say, when you know who you are, you know what to do. So when you know, you know who you what your why is.

    You know who you are. And for you and me, you know whose you are, right? Like it makes it very easy to move forward in any situation or to not move forward. Because I know my why, I know who I am. And even with business, I know what business practices. I’m not going to let somebody else tell me a value that I know is not a value that we have on us. Like I’m sure about my why. I’m sure who I am. So I know what to do. I know how to move forward. And so.

    Carter Kemppel (09:20)
    Yep.

    Absolutely.

    Quentin (09:46)
    I absolutely

    love hearing that from you, man. Absolutely love hearing that from you. So now, know, spent doing this since 2020, I know you have run up against some obstacles and, I like to talk about here,

    you know, we can’t just always talk about the success. Sometimes we gotta talk about the journey of how we got to success, right? And so I know there are moments when things get real, know, deals go sideways, times when you gotta pivot fast. And I was wondering, Carter, if you don’t mind,

    If you got any stories like that, know, who knows? Maybe you don’t, but you know, because you’re the guy that could just, you know, go into it with money, zero money down, we’ll get money back. But I’m just going to ask, man, if you got any times when you had to fast, can you share a story like that?

    Carter Kemppel (11:01)
    Yeah.

    Yeah, that’s been, that’s like every day there’s always a pivot. There’s always something that you have to quickly have an answer for and quickly pivot to make something work. Whether it’s just our landscaper flinging rocks and breaking windshields, right? And you have to understand like quickly, what is the right thing to do and how do I do it quickly? Like I’ve never had that situation before or.

    when it comes down to when we’re closing this deal and you know, we had 50,000 in DD and then we had four investors back out two days before close. Like that’s a stressful one because we know that 50,000 that wasn’t ours was about to be lost and that was a huge burden on us and we had to figure out and quickly pivot to understand how can we get this close so that our

    Investors who trusted us aren’t going to lose their money because that’s the last thing I want so we worked Literally since the day that those four Investors backed out we didn’t sleep those two days. So 48 hours. We were up all night long Trying to figure out a solution and again praise the Lord They came down to the wire that single day. We were sitting at the office the Lord’s office and We’ve got the call the wire went through

    Quentin (12:11)
    Yeah. Wow.

    Carter Kemppel (12:29)
    It was just, it was a blessing and that was such a relief because there was, there was like this extreme trust of just really just understanding like, Hey, this is in the Lord’s hands at this point. You know, we’ve done everything we could. We exhausted our efforts and we know that we’re very likely to close, but there could be anything that happened. So we had to really just not stress about it and give our full trust into him.

    Bye.

    And you know, it was a blessing. It was just, it was encouraging. It was a different type of stress in my life personally, but it ⁓ was a growing trust. And after that point, was like, we close and we’re like, all right, let’s do it again. Let’s try to do it again. you know, we definitely were patient. ⁓ We definitely waited some, because in my mind, one…

    Quentin (13:15)
    Yeah. ⁓

    Carter Kemppel (13:24)
    because we had another guy that was always talking, he’s like, scale, scale, let’s do this multiple times right after this. And I was like, well, hold on, let’s wait because I want to make sure those that invested with us are actually going to be happy. So let’s focus on the deal as long as we can. Let’s make it the best deal for them because I want to see them succeed more than I do. I want to see myself succeed. And that’s a mindset that I’ve had since I developed it over the years, but it started when I was younger. ⁓

    Quentin (13:28)
    Hmm

    Yeah.

    Carter Kemppel (13:53)
    And that’s just something I just continue to move on with.

    Quentin (13:57)
    No, man, I love it. I absolutely love it. I know one thing I continue to hear from you that keep coming out is that, especially when it comes to business, but I’m even hearing more when you talk about life, man, that you got an anchor. Like, you’re not gonna let somebody push you off of your anchor. Like, know when it’s at sale and when it just, okay, let’s chill for a second. You know what I’m saying? And I love it, man. I love hearing it. So thank you, man. Thank you for…

    the gift of your vulnerabilities, sharing just some of the ups and downs, some of the pivots that you had to go through. ⁓ Because it’s not always easy, you know, ⁓ but the thing is, is to continue, right? To not lose hope, to not lose heart, but to continue. so, man, thank you so much for sharing. Thank you for just showing people your anchor. And I think that’s important for people to know that you got to have a system, you know, you got to have a system in place, because the system keeps you disciplined and you won’t get emotional when you follow the system, you know?

    Yeah.

    Yeah. So I appreciate that.

    So, Cartman, I got to ask, sir, what’s for you and your business? What’s what are you focused on scaling next? Like, what’s the next real goal for you,

    Carter Kemppel (15:48)
    I got quite a few. ⁓ Obviously the main one is to buy more campgrounds. That’s something that I definitely know a lot better now. And so we’re really pushing to buy more. We’re looking for more deals. But the others is really developing more into AI. whether that’s you, I mean, I use AI daily. probably am the top user with GBT at this point, but.

    Quentin (16:15)
    I got

    Carter Kemppel (16:17)
    ⁓ Yeah, because I use it for analyzing deals. I use it for scanning documents, creating new policies, creating offers, ad copy, you name it, I use AI for it. And so I’m really developing more into that side of things. And then we’re actually looking to develop a AI receptionist for Campground specifically. We actually are developing it. And so, you know, it might come out next month or so or…

    by the new year, depending on the timeline and the scale that we’re trying to get to. But then the third thing that I’m actually working on is helping out my other fellows, fellow brothers and sisters that are in the business world and helping them out using AI. Because it’s really helped me scale a lot of different things in my own personal businesses, my personal life, giving me time back. So I’ve had a lot of opportunities to help out.

    my friends that own businesses and teach them like, hey, how are you using AI? And they’re like, I’m just typing in, I want to see a dog. And I’m like, well, that’s not right. You can use it to leverage to help you out with your business just daily. And comes down to simple prompting. It comes down to understanding how to lower hallucinations, to keep that, really, I call it a funnel system, like a prompting.

    Most people when they prompt, they just make a border and they put in their input and it bounces back and forth and it could be whatever output. But the goal with AI is to make a proper funnel. So your prompt is the funnel guidelines and how narrow the output should be. And so the goal is to get it as small as possible so that whatever input you have, your output is exactly what you need. And so I’ve…

    Yeah.

    Mmm.

    Carter Kemppel (18:09)
    That’s a big issue I’ve seen. And then the other one is compliance. Because I’ve seen people, companies that use AI, or they don’t use AI, they don’t have a policy for AI, and all their employees are doing different things. And it’s like, well, that’s not right, because then you’re going to get multiple different answers. You need to have a proper funnel system for it. that’s

    Quentin (18:23)
    Mmm.

    Yeah, Carter,

    don’t give them all the sauce, Don’t give them, you giving them free game. Don’t give them too much, bro. But no, but no, if it gets it.

    Carter Kemppel (18:37)
    I won’t give them too much. Hey,

    I really appreciate Alex Shamozzi. I don’t know if you know who he is, but okay, so if you don’t know who Alex Shamozzi is, definitely look into him. He’s a very wise businessman, but one of his philosophies is just giving as much value as possible. And so I try to focus on that no matter what I do is just give the value, let people determine for themselves. And if I gain their trust.

    I do not.

    then I’ll help you. That’s the biggest thing first.

    Quentin (19:09)
    Gotcha.

    Yeah, man,

    Carter, I take it back, man. Do what you do, bro. I take it back. You got your system, Do what you do, man, because you’re being successful, man. You care about people. You care about the process. And I guess this kind of takes me to my next question because you said you want to help out your fellows, like, you know, people that’s doing what you’re doing. You want to them see, help them get better, even just giving them, you know, information. Like, listen, I want to give you the information because I want you to be better.

    Carter Kemppel (19:17)
    Yep.

    So I guess this is my question, because I want to talk about relationships for a little bit. So when it comes to building relationships and growing your network, what’s made the biggest difference for you?

    Carter Kemppel (19:53)
    Honesty just just being being honest. That’s and it dives down to even just how you have a conversation There’s too many there’s too many people out there. Everybody’s had the calls with salesmen that all they’re trying to do is get your dollar I When I hop on a call with anybody, it’s it’s a real conversation. It’s a it’s a human being it’s so we’re connecting and you know, that’s that’s the best thing to do I

    Carter Kemppel (20:21)
    If I get asked a hard question, I’ll answer it as honestly as I can. If I don’t know the answer, I’ll tell them. I don’t know. Let’s just move on. And that’s built more trust than anything else that I’ve seen.

    Quentin (20:36)
    That’s real. That is refreshing. I’m taking notes, man. That’s really refreshing. Building on honesty. I’m going throw another word out there that’s right in this category, authenticity. Being honest and authentic about who you are, bringing the real you to the table so the person knows exactly who they’re dealing with. That way, when we get further down the road, you’ve been showing me your representative and all of sudden…

    Carter Kemppel (20:49)
    Mm-hmm.

    Quentin (21:05)
    Like this person show up and you like, wait a minute, like who are you? Like, you know what? Like, wait a minute.

    Carter Kemppel (21:10)
    Yeah,

    I have a funny story regarding that. was when I was doing nothing but smiling and dialing when I was looking for properties to buy. ⁓ So it was actually, I was like on my lunch break, like before I went into work, this is I was at the Jimco.

    Quentin (21:32)
    Yes, yes.

    Carter Kemppel (21:32)
    I would

    go in the morning at 6 a.m. before then, I would try to call people. It was really early, but I had to make my time slots. And then during lunch, I would call as many people. So there was one guy I called and we just started talking. Like we were just chatting and it was about like five minutes in the call. He was like, wait, why did you call me? He was like, what are we talking about? And I was like, ⁓ man, I’m so sorry. You I just saw that you had this property and I’m just curious.

    if you’d be willing to sell it. And he was like, he said, he was like, well, I’m 85 years old. And I told my kids I’d sell it to them. I give it to them when I pass. And I was like, you know what? Don’t do that. Don’t sell it then, because I don’t want it. Like, that’s what I want to do. So I’m with you there. And, you know, we had a good conversation. But then his response was, he was like, wow, OK.

    Come on.

    Come on.

    Mmm. Mmm. Yeah.

    Carter Kemppel (22:29)
    Said, I’ve never had anybody trying to buy my property say that to me before. And I was like, well, have you set it up in a trust? Have you set it up so their tax is lessened? And we kind of walked through that and he was just like, you know, built more than at towards the end of the call. He said, you know what, Carter, like, I really appreciate you. I can tell you’re just not somebody just trying to make a quick dollar off of me. You’re not trying to just buy my property just because you’re willing to say no, because I want what I want.

    Ooh.

    Carter Kemppel (22:58)
    And so he was like, I’ll tell you what, I’m gonna put your number and your name in my will for my kids to sell it to.

    So that was a fun call. I was utterly shocked. that was the framework that after that call, I just made sure that all my calls were like that. It’s try to just talk to the person as much as possible. Of course, you can’t do that with everybody. But some people just want to know why you’re calling right away. Others don’t mind. They just want to have a conversation. ⁓

    Quentin (23:24)
    Yeah, yeah,

    Yeah.

    So now you’re giving me even more secrets of your sauce. I’ve been scratching my head trying to figure out how does this guy go in deals just trying to get zero money down and actually get money back. But you know, figuring out your sauce, bro, like you reaping what you’re sowing. It’s no doubt in my mind. I know, you know, we only had this 20 minutes, but I think if you and I talk long enough, I’m pretty sure.

    you would tell me story after story of you just knowing what you did, being honest, having integrity and sowing these seeds. And then you start just reaping on the seeds. And that’s what I’m saying, man. It’s just reaping the seeds that you’ve sown. And so there’s no doubt in my mind, you have made sure that translated to your business, to your business practice. so again, man, to me, I hear your anchor, hear your why, I hear you know who you are. And so therefore, you know what to do in any situation.
