Yeah, absolutely. So I think one of the biggest things that I’d love to share just before we finish is to be capturing the proprietary first party data inside of your business. Because with the knowledge economy collapse, with AI just making knowledge no longer valuable, the next thing AI is going to do is make action no longer valuable. The only motor left that we all have left standing and inside of our business is the proprietary first party data that we are generating.

Thank so much for having me. Really excited to jump into this conversation and geek out on all things systems and infrastructure.
Dylan Silver (02:32)
Now, Maeve, why do so many highly knowledgeable people with vast experience in industry struggle to monetize their IP, their Intellectual Property, what they know?
Maeve Ferguson (02:46)
Yeah, so I think the biggest thing that I see whenever I’m working with, you know, really high end thought leaders, really amazing experts is if their IP is trapped inside their head, they actually can’t turn that into clients because they don’t have the infrastructure in place to bring that IP out to the world. And what I mean by that is then they end up being having to be on all the time. And if they stop, it stops.
So it’s essentially they’re only able to sell and monetize their expertise once they open their mouths. And my whole view and my point of view in this entire world is that we have to have the infrastructure in place in the form of diagnostic assessments or better known as quiz funnels to bring our IP out to the world and use our IP to then convert our audiences into qualified leads and then qualified leads into clients.
Dylan Silver (03:40)
Now for folks who may not be familiar
with how a diagnostic assessment could work in this scenario, walk us through this at a base level what this looks like.
Maeve Ferguson (03:50)
Yeah, 100%. So we actually always begin with the end in mind. So often when I hear people, they’re like, oh, I tried a quiz funnel. It didn’t work for me. And what they did was sit down and it’s like, should my quiz hook be? And then they build some form of horrendous type for, and think that that’s a quiz funnel. And nothing could be further from the truth. And what we actually want to do is begin with our offers. So what are we selling on the backend? Now you might be selling multi-six figure engagements. You might be selling a
property, you might be selling a digital product, depending on what your offer suite is, that’s where we want to begin. And then from there, we want to reverse out from that and decide what is our sales mechanism. So you’re not going to have an application form, for example, for a forty seven dollar product. You’re not going to have a click and buy for a one point five million dollar home in Laguna Beach. OK, it’s just not the way it works.
So what we want to do is make sure that we have the right sales mechanism in place in your quiz funnel or assessment prior to making that offer. So this is very, very bespoke. It’s not cookie cutter. It’s not one size fits all. It has to match your business. And so that’s kind of what I would call the backend of the infrastructure. Then what we want to do is do this dance between your IP, so i.e. your Intellectual Property and the offers that you sell.
And especially real estate, I would imagine there are a lot of people, a lot of experts who don’t even realize that the way that they do things is actually their IP, is actually your IP. So what we want to do here, first of all, is define, if you haven’t done so already, is define what is your Intellectual Property? What is your way of doing things? What is your way of being in your whatever aspect of real estate you work in?
And then from there, you’re crafting a framework. So very, very structured labels named trademarked framework that is your proprietary process that you take your people through. Then what we got to do is make sure that we have complete congruence between the framework that we’ve just designed and the offer that we’re selling. And I always use the extreme example, but we don’t want to have a framework that is about synchronized swimming.
and then an offer that’s a bit gardening, okay? Because nothing ain’t gonna sell a single thing. So it has to be complete congruence between your framework and what you’re offering at the backend. And then essentially from there, we are asking our audiences a series of questions that when they answer them in a certain way, it means that we can route them to the right message and the right offer at the right time. And the beauty of technology and everything we have at our fingertips right now is that this can be-
completely dynamic. This can be completely custom. No two people are seeing the same awful 1994 like PDF lead magnet funnel. Those things are a thing of the past. Everything is dynamic. Everything is custom. So their journey feels personalized because it is. And then we literally just want to have then a hook very last piece top of funnel. That’s a question that is such a burning question for your audience.
that they simply can’t not take your quiz or assessment. What that then does is turn all of your audience into qualified leads, routes them, sorts them, segments them, puts them in front of the right offer that matches their investment ability. And the whole point is that it’s infrastructure that’s a permanent asset inside your company. And you don’t need to be on all the time to drive leads and clients through it.
Dylan Silver (08:21)
You mentioned that
this would be customized to the person who’s responding. How does that work?
Maeve Ferguson (08:28)
So it’s just the joys of what we all have at our fingertips with AI. So we have an Agenda AI division in our company, for example, and we’ve gone down that rabbit hole in a big, big way. And back in the day, it was like drag and drop funnel builders, and everybody saw the same message and the same success gauge. Now everything can be completely dynamic depending on how they answered question two with answer C and question seven with answer A. They will see different copy than the person who answered questions in a different way.
So it’s very, very personalized experience.
Dylan Silver (08:59)
I wanna pivot
a bit here and ask you for folks who may feel like they have this vast amount of knowledge and experience, but they’re really not sure where to start, right? As far as monetizing this, where would you point them to? If you’re trying to get started with monetizing your experience, your Intellectual Property, what would be your feedback to that individual?
Maeve Ferguson (09:24)
Yeah, so what I would do there, this is kind of like the 101 level stuff. And this is the the things that you do that you just assume that everybody else does it this way. I can almost guarantee that they don’t because you know things or like the listener knows things that other people don’t know. They have life experience. They have a whole process that they take people through. So what I would do in your very next engagement is literally document what you what you’re doing.
why you’re doing it. And even if it’s as simple, something as simple as ⁓ reaching out to potential prospect ahead of going to a home to visit it for a potential sale, capture what it is you’re doing in that process. Because there are other people in the real estate world that, you know, maybe don’t even rock up at the appointment, never mind have the foresight like one my good friends at a mastermind, he’s a realtor in Laguna Beach called Alex Yu, he’s incredible.
and he has this beautiful process that he goes through with every single potential customer that comes into his business. That’s his IP. It’s not a given.
Other people don’t do it, but we’ve got to capture that in the first instance. What are the specifics of what you’re doing? And then once you’ve captured kind of one full round of an end to end process of what you do, you’re right through to, if you’re a realtor, right through to completion and then even post sales.
That is your process, that’s your IP. Then we roll it up into a framework.
Dylan Silver (11:28)
Now, without giving away all of the gold, but maybe a gold nugget here for folks who feel like this is just so overwhelming for them. And we were talking in the green room, Maeve, about, you know, sometimes people are just able to do huge transaction volume with seemingly no process as a solopreneur. And it’s just kind of mind boggling to me and a lot of people. But then to translate that into systems and processes and funnels can be overwhelming for folks.
With AI now, do you think that some of that gap can be bridged? If someone wanted to try to tackle this on their own, coming from that kind of cowboy mentality, can AI help out here or is it still a long ways away?
Maeve Ferguson (12:10)
I think AI can help out with everything. I’m a huge advocate. using, we have 92 AI ⁓ agents running in our company. We build AI agents for clients. So I’m very, very kind of pro AI. What I would do is actually, you’re not using it and you don’t have any systems, don’t have any processes, use it almost as a sparring partner to challenge you, to push back on you, to call you out on your stories that you’re telling yourself. So for example,
Let’s pretend you don’t have a pipeline and you’re just winging it and you’re just sending people SMS on your phone and you’re just dialing people up and assuming that you’re remembering everything. There’s going to be massive gaps there, A, from what you just simply forget because you’re a human being and B, there’s actually a really, really strong ceiling on how much you’re going to be able to scale and grow your company because at the end of the day, you’re still one human being that at some point will forget something or
you get sleepy or you get sick or your kid gets sick or something happens that then it falls over because you don’t have infrastructure, because you don’t have a proper pipeline, because you don’t have a system in place. And a lot of people like to tell themselves, it’s like, you know, I’ve got this all handled. I have it all under control. they, ⁓ none of us know what we don’t know. That’s my favorite motto in life. We don’t know what we don’t know. So use AI as a sparring partner to call you out on the stories that you might be telling yourself about
how the way that you do things is okay. So allow it to challenge you.
Dylan Silver (13:44)
Yeah, I mean, there’s so much that you can dive into with AI. We’re using it a lot here at the show. And one of the ways that I’ve noticed, and I’ve heard, you know, really folks from every segment of the real estate talk about some variation of this, is using it to iterate your current process, improve it, but then also to eliminate this decision fatigue. Like you run up against one wall and now, my gosh, I don’t want to do this. I’m kind of throwing in the towel.
I’ve certainly felt that way at times and I’ve been like, well, I’m glad I’m able to delegate this. And when you’re trying to understand, you know, funnels and designing, you know, systems and processes that it can be overwhelming. And so that’s where I feel like this is helpful in eliminating some of some of those obstacles. I do want to pivot though here, Maeve, and ask you about creating a brand, right? Right now, there’s so much that’s happening. I mean, it is almost
Every day, new information is coming out. I remember, I don’t know how long ago this was, it was post three times a day. You wanna be posting three times a day, you know, and that’s how you wanna get in front of people. And then I’ve seen that change over time. What’s your perspective on folks who may be trying to build a brand, we’re in June, 2026. What’s some foundational things that they can do to establish a brand?
Maeve Ferguson (15:44)
So first of all, think with the bro marketer kind of view of the world of just like, know, post until your eyeballs bleed. I think there’s certain areas that that works fine and certain things where it’s like, right, that’s just, you know, that might be fine for them. But what I would actually invite people to is to really lean into rich niche positioning, really lean into the upper end of their markets.
where you don’t actually have to be noisy. We’re working with some of the most famous thought leaders in the world and we are absolutely tiny in terms of social media and all of the, what I call the vanity metrics. Those things don’t actually matter. Number of followers does not matter a single thing. The number of people that I know that have like a million followers and they’ve got no money in the bank. They have no pipeline, they have no clients, all of that. But they tick all the boxes from a vanity metric perspective.
I would just first of all release any attachment to that because those metrics does not mean you’ve got a successful business or not. then secondly, when you’re building that brand, go for the elegant end of the market. one thing that I got in the early, early years of building my business, and I left corporate and I had a number of years where you’re figuring it all out and you’re doing, you’re selling your stuff to people at different levels, et cetera, before you’ve got your messaging, your brand, your positioning all sorted.
And literally the success of your business is attached to what you’re putting out there and then the level and the caliber of people that you are attracting. And this has been the simplest shift for me is running everything through this rich niche positioning lens. And what that means is like if we are in our content putting out there, know, broke ass people content.
her, me, like struggle bus people. It’s like we’re speaking to pain and we’re doing what the bro marketers told us to do and lean into the pain and the struggle and all of those things. Well, what exactly is the market going to give us back? They’re going to give us back struggle bus people, people who live in their car and can’t afford to invest in our services and all of those types of things. And it’s such a simple shift when building your brand to shift to that rich niche positioning and bring in the absolute upper end of the market.
There’s the exact same amount of work involved in selling a property for one point five or maybe ten point five million dollars in Laguna Beach for all I know, versus a hundred and twenty thousand dollar home elsewhere. There’s the same amount of work involved. But what’s the end of the market? Do you actually want to work with? And all of that is is your rich niche positioning top of funnel to bring in the absolute creme de la creme.
Dylan Silver (18:24)

Yeah, absolutely. So I think one of the biggest things that I’d love to share just before we finish is to be capturing the proprietary first party data inside of your business. The only motor left that we all have left standing and inside of our business is the proprietary first party data that we are generating.
That’s a highly valuable asset. It’s a monetizable asset. And especially in the real estate game, every single data point that you gather on your leads coming into your business is an asset that can be used to fund the impact that you actually want to have. So from today forward, make sure that you’re capturing all of those data points. The best way to do that is with a quiz funnel or an assessment funnel, because you’re getting hundreds of data points on every single lead.
⁓ And that’s one of those things is when you hear it, you can’t unhear it. And the sooner you act on this, the sooner you’re going to be gathering data that you’re actually able to monetize.
