    So the main thing like most people like most people know are the surface level things you can 1030 like it’s a way to sell a Property without paying taxes on it What they don’t know is the different like the different rules everyone knows like don’t you have to sell? It’s within a short amount of time. Yeah. Yeah you do

    you do, it’s, you know, it’s come within planning. You know, if you know you’re going to sell, people start looking for properties once it’s just like if you’re buying a house, you don’t just put your house for sale. And then once it gets, goes under contract, you’re like, okay, now I start looking, you know, it’s not like that.

    Hello everyone. Welcome to the Real Estate Pros podcast. I am your host Q Edmonds and I’m excited to be here today. I have another fantastic guest and we’re going to talk about some 1031 exchanges. All right. We’re going to talk about that and he’s going to tell us about the role that he plays, how he helps people and just a little bit about his journey. And so I’m so excited to introduce you all to Mr. Aaron Gonzalez. Mr. Aaron, how you doing today, sir?

    Oh man, doing good, fantastic. I think we both said like, today is just rolling along, right? But we are taking it with intention. We are taking it with fervor. And so I love it, man. And I’m so happy to have you here. And listen, Aaron, I kind of just want to dive in, man. I want you to tell the people what your main focus is these days. And if you want to, give us a little bit of an origin story of kind of how you got into the position that you’re on now, how you worked up to it.

    And then if you don’t mind, tell us where you are geographically, where you are in the world and what markets you’re operating in. So Aaron, sir, you got the floor,

    All right, appreciate it. Yeah, so I’m located here in San Antonio just outside of San Antonio, but you know, I pretty much claim San Antonio It’s easier, you reference but you know, I come from you know invest real estate background of I’ve done wholesaling personally professionally for a company I’ve worked with a private equity firm You know back when real estate was crazy

    So that was my first corporate experience of real estate and how things work on a ⁓ bigger side of things, not just local. So that was really interesting. It really caught my eye on how corporate real estate works. And then I’ve done some personal investing myself as far as rentals, flips. Like I said, I wholesale a little bit personally for myself.

    And then, you know, I bought with seller finance. I’ve sold a couple of seller finance. So, you know, for the last 10 years or so, I’ve, I’ve went a lot of directions with real estate, but all kind of always navigating back towards investment real estate. was, you know, I’m in residence. I was in residential real estate, but I always found myself back working with investors back doing this. And, you know, something always led back to, ⁓ investment real estate, not so much residential.

    So I realized, like, you know, maybe, you know, I know it all along. I enjoy real estate so much that I need something more niche, just to kind of focus myself because, you know, I love the investment side, but there’s just so much of it. So, you know, I saw this opportunity, you know, a 1031 exchange sales rep. I’ve never heard of one. San Antonio is a big, big, a small big city.

    I know a lot of people, like I said, I’ve never heard of a sales rep, don’t know anyone that knows one, I’ve never heard anyone besides always referring back to a CPA tax advisor. But we all know CPA tax advisors, anything like that, those guys are great resources, but they also have hundreds of clients and paperwork every day.

    You know, at the end of the day, at five o’clock, they don’t want to answer their phones and sit on the phone for 20 minutes. So, you know, and so when I saw the opportunity I applied, it was a long shot. They hired me. So now I’m the business development manager for Central Texas. So anything from San Antonio, Austin, all the way out to Midland to El Paso is my territory. So my main focus and excitement is like getting out, you know, creating that.

    that are eliminating, I should say, that factor of like 1031s are scary and they’re dangerous. And they’re really not. They’re just, you it’s about education. And so I’m excited about, you know, getting in front of people, getting in front of teams of realtors, investors, you know, answering questions and helping people, you know, get away from that stigma of, know, they’re unsafe because they’re really not. just a great resource for investors.

    Quentin (07:09)
    Yeah. Yeah. I love it, man. Thank you. Thank you for taking us to the journey. I love how you said, you you you did things throughout the 10 years, you know, your own, you know, fix and flip rental properties, even a wholesaling, but she was like, kept bringing you back. Like everything you can’t breathe that kind of investment where like, and so I love it, man, because I have a saying that I say probably every podcast. Destiny has no wasted moments.

    Yeah.

    Yeah.

    Right? Meaning no matter what you go through in life, every destination, every stop, it teaches you something about yourself that you can just compound on and take to the next journey, right? To the next phase of your life, next phase of your business. And so Aaron, I would love to know what has these moments throughout your destinations, what has these moments taught you about you? Has it taught you that you’re resilient? Has it taught you consistency? Has it taught you hard work? Like what has these moments taught you about you?

    Aaron Gonzalez (07:47)
    Yes.

    I would say, that’s a good one, being so, I would say being new in this role and I’ve always worked, I would say, I’ve always learned for myself. And so I’ve always read books on 1031s, I’ve read books on seller financing for myself. And I guess now like what all those things and all those little moments have created is someone’s like,

    Maybe I’m meant to teach what I know, because I do know, I feel like I do know quite a bit for someone that’s, I’m not a CPA, I’m not a lawyer, I’m not a real estate lawyer, but I feel like I do know more than the average person on that, in a grand scheme of investment, real estate of like, hey, you have this situation, you could probably do this.

    Quentin (08:32)
    Yeah.

    Aaron Gonzalez (08:54)
    I’ve learned that I started my own business when I was like 24. And there was mornings where I slept in my truck because I was just waiting for clients to come. so I sat around, it was a fitness gym. So I’ve sat around in cold for hours waiting for people. And I’ve learned that it’s gonna be hard and it’s really like sticking through the times. those down times, I did learn a lot.

    as far as like my personal self, like time to reflect. And now I’m getting an opportunity to teach as much as I know, help creative, know, creative, I guess you could say.

    solve creative issues because at the end of the day, a 1031’s deferring capital gains tax. No one wants to pay them. It’s figuring out like, how do we get to get that tax deferred without raising flags with the IRS within the same guidelines? for me, my dad growing up, he always told me, like, you need to be in front of people. Like you’re a people person. And like, I never did. And so when this opportunity came up, you know, his voice was in my head.

    Quentin (10:01)
    Yeah.

    Aaron Gonzalez (10:02)
    Hey, maybe this is what to be in front of people more and, you know, showcase myself and what I bring to people as far as me as a person. and then also teach what I’ve learned in the past. like everything I feel like is compounded has led to like this rare little niche in the market of, you know, education and investment real estate at the same time. And, and being able to, like I said, being able to sell myself and, you know,

    Yeah.

    Yeah.

    Aaron Gonzalez (10:30)
    my ethics and morals and my communication and knowing that I’m in your corner and I’m willing to kind of figure out what everyone needs per person.

    Quentin (10:41)
    Yeah, yeah. No, man, thank you, man. Thank you for sharing. Thank you for just talking about your dad. And I think he’s right. You are a people person. You definitely need to be in front of people. So I’m glad you’re here today, And just thank you for what I call the gift of your transparency, right? The gift of your vulnerability. And you share with us. I believe that your story is going to plant seeds for people. So thank you, I do want to ask Aaron, why should people choose the 1031?

    Give us like why 1031 for people? What are the benefits for the 1031 for the people that’s watching?

    Aaron Gonzalez (11:50)

    It’s, know, it’s pretty self-explanatory. Let’s start looking. That’s when you call us. like, Hey, I’m interested in a 1031. Um, the benefits of working with a company like us, First American is going to be, I have a dedicated company line.

    I find out if that phone rings, I know it’s someone calling me specifically about a 1031. My job is to make sure I answer that phone and educate as much as I can, answer questions. And most of the time it’s just questions. Hey, what if I want to do this? Can I do this? Can I do that? And so the benefits of working with someone like us and me is like, I’m going to be, I love fine creative, creative.

    solutions to issues, whatever you’re going through to help you defer those taxes and without raising red flags for the IRS or creating any issues down the road for yourself. So the main thing, know, like I said, for me is the benefit is like you get me, you get someone who’s not going to say, I’m not a computer where you fill out a form and it’s yes, no, I’m going to say, hey, look, where you’re sitting now works perfect.

    Or I will say, no, this is what you’re going to need to do, whether it’s you’re to have to rent out your personal home for two years before you sell it. And if you want to do that, you know, obviously there’s different tax codes for different things. And letting people know, a lot of people don’t know about the 122, which is like the tax code for, you know, homeowners that, know, they don’t have to pay, they don’t have to pay their own personal gains on their personal properties, or their capital gains on the personal properties.

    So even if I have to refer them back to that, like, look, there’s another tax code, like you fall under that you don’t have to worry about it’s in 31. You’re still good. So, you know, just education, being like, I wouldn’t say 24 seven, you know, no one wants to be called it at three in the morning, but, know, a pretty accessible resource for questions. You know, you’re curious, people get curious all the time. I know learning, I was always curious and I was always asking questions.

    I want to be that same person where someone calls and says, hey, I don’t need you right now, but I need you right now. So I people to understand that, like, I’m here for you.

    I love it, man. I love it. So what’s the next real goal for you, man? Like, what are you looking to solve a scale next? What’s the next real goal, sir?

    Aaron Gonzalez (15:31)
    Um, real go. I, that’s a hard one because like I said, I’m, I’m, I’m new to the, to the, would say the field. Um, there’s no one out here. So I want to be, I guess you could say my, my goal is going to be. To be the 10 31 guy. If someone doesn’t know, like I want to be known as a 10 31 guy. Like, Hey, I don’t know, but I want people to know they see me in public. Any realtors, brokers, attorneys, CPAs.

    you know, they get questions or like, hey, I know a guy, I want to be that guy. I want to be that 1031 guy that everyone knows in central Texas. So that’s what I would say. That would be my goal. You know, if you ask the question, I want to be a 1031 guy that the go to for everybody.

    I love them, man. So listen, you want me to go to you guys. So that means you’re going to have to build relationships. And so I want to know your perspective on relationship building. Is it important? How would you go about building relationships? Give me your purview, your overall view on relationship building within business.

    Aaron Gonzalez (16:37)
    So yeah, that’s been a good learning curve for me. I just spent the last two days in ⁓ a conference, a commercial real estate conference. And you see these big commercial brokerages, they’re nationwide. The hard part with any networking is getting in front of people. So I’m realizing right after this, I’m running to a lunch for a group, for a local brokerage, just to get in front of people. Phone calls.

    really isn’t it cold calling in this business everyone anyone can cold call right you hear about everyone hiring virtual assistants so last thing people want to do is take a phone call and have to listen to a sales pitch so i’m really trying to get in front of people i’m learning that getting in front of the right people and just more more personal level hey you know me i’m a real person i know you and how can i fit you know

    I guess, bringing value to anyone I meet is where I’m kind of my head’s at personally, like whether it’s coffee and not even talk about so much. I met a guy and we talked more about our grown up in high school in sports than we did about business. And then we kind of capped it, but you know, I’m learning. It’s one of those, everyone wants to do business with someone they like and trust. And I’m trying to create that relationship with people.

    It’s just like, hey, I’m here, you can trust me, lean on me for whatever you need and for whatever it is. So get in front of people. And it’s been different because real estate, they teach you like, expired leads, you do this, you do that. And you’re not going to knock on people’s doors looking to sell their, I mean, I guess you are, right? But it’s just a different relationship building. So it’s a learning curve, but it’s been a fun one.

    Yeah. Yeah. Man, Aaron, thank you, man. I really appreciate your insight. I really appreciate your journey. really appreciate your goals and what you’re about, your integrity. I love it, man.
