Remy Rheault (00:00)
A lot of times people when they first get into this business, they try to, they deal with the shiny object syndrome. So they hear someone crushing it with cold calling, someone crushing it with paper lead, and they try this, try the next thing, and they end up going nowhere, right? Spend a bunch of money and then end up getting nothing and then they think this whole thing doesn’t work. So I say pick one market, one marketing strategy and give that ninety days.
even six months and just go all in on that. Focus is key when you’re starting.
Scott Bursey (01:04)
Welcome back to the Real Estate Pros podcast powered by Investor Fuel. I’m your host, Scott Bursey Glad you’re with us. Today we’re pleased to be joined by Remy Rheault a 22-year-old powerhouse founder of 33 home buyers, who packed up his life in New Hampshire, moved to Florida, and built a massive seven-figure wholesaling company. Listeners, you can expect straight talk on taking massive risks, scaling fast, and building a bulletproof.
Real estate business. Remy, welcome to the show.
Remy Rheault (01:37)
Thank you. Pleasure to be here.
Scott Bursey (01:39)
It is a pleasure having you here, Remy, and to help our listeners get up to speed. Please give us the ninety second highlight reel of how your career ignited and where you’re pouring your fuel now.
Remy Rheault (01:53)
Definitely. I grew up in New Hampshire. there was no opportunity potential there. me and my brother just packed up our stuff, moved out to Florida. we discovered, real estate, investing, wholesaling, flipping on YouTube. I ended up working for a company for about three months. I decided that I did a couple deals, say, you know what, let me try this by myself.
All the money that I made with that company, I saved up, invested into a mentorship, learned it myself. It actually took me about six months to get going on my own. I started doing my own deals, met a business partner in Jacksonville, Florida. We launched Real Estate as Fund. And he did acquisitions, I did dispositions. we started just growing the company. Our first year we did 440,000 revenue.
Second year eight hundred eighty, year three, smacked over the seven figures and ended that partnership and end of twenty twenty five, launched thirty three home buyers and now we’re just rebuilding very strategically, brick by brick and preparing to scale in these next coming months.
Scott Bursey (03:03)
Man, what a ride. Thank you for walking us through that. And Remy, what really caught my attention about you is the way you’ve been able to pack up everything at a young age, move states, self-teach through YouTube, and launch 33 home buyers without a safety net. Taking that a step further, what’s working best for your wholesaling pipeline right now in Florida?
Remy Rheault (03:28)
Definitely. So I would say the best thing working for us right now is being local and really knowing our numbers, right? So when a lead comes in the pipeline, I can quickly identify exactly based on the zip code, the asking price, I can quickly identify if that’s a lead I want to go after really hard or if I can kind of push it
If I have ten leads, I know which three I’m gonna call first. So speed to lead and being local, going out and shaking hands of these people is something that I’ve been able to leverage very heavily to help build that pipeline and get some deals from.
Scott Bursey (04:05)
Thank you for highlighting that. Remy, what’s the biggest operational challenge at 33 Home Buyers today in your view?
Remy Rheault (04:14)
I kind of been working these last few months on was just having a solid system and process. Without the system, it was very, very hard to focus and to treat every single lead at a high capacity with follow up just treat it with high quality. So I would say not having the system has been the biggest operational structure.
And at the same time on the other side, on dispositions, if I don’t have a system that can sell ten plus deals at any given time, then we can’t operate. Right. So took that time to build out those systems and now we’re up and flowing. But that was definitely the biggest, you know, crux.
Scott Bursey (05:32)
Where are you seeing deals falling through for your team?
Remy Rheault (05:36)
Deals falling through two places. First place would be not having a certain investor or buyer on our list. So there’s always new data, new investors, new buyers coming into the marketplace. So if we’re not feeding that machine and getting new data, then we missed out on selling a deal that we could have if we had that one person. The second place is follow-up. When we didn’t have our system in place.
And we weren’t consistently following up with these leads, someone else would get it, right? A lot of these deals come from follow-up. So it might not be the first conversation. It might be two, three, four months down the line. And at that time we didn’t have a system. So that is also how we are losing out on deals or how we were.
Scott Bursey (06:25)
Key insight right there. Thank you for that, Remy. And where are you seeing the best opportunity right now for wholesaling?
Remy Rheault (06:34)
Best opportunity. I think in your backyard a lot of people try to do the virtual model, but it’s such a low barrier entry into this business where a lot of people are doing it and from anywhere. So I think if you select your backyard to do business in your local market, you’re gonna be far above any competition. Go out, shake some hands and you’re gonna go and crush it.
For the most part.
Scott Bursey (07:01)
Remy, I gotta ask, what is your next big move to capture those high yield deals?
Remy Rheault (07:08)
So next step is going to be just running more inbound leads. so we’re gonna launch PPC here in the next month or so. we’re paying higher dollar per lead, higher cost per acquisition, but that’s gonna result in more intense sellers, so higher profits, more distress in those situations.
So that’s what we’re gonna do. We’re gonna capitalize, reinvest into higher intent leads.
Scott Bursey (07:37)
That makes total sense. Spot the gap and fill it.
Let’s talk about some threats right now. What are you most concerned about in this market?
Remy Rheault (07:49)
Say in this market, two things, right? The first being it’s low for a lot of investors. So the interest rates are high. we have more the the gap, at least in Jacksonville, is for every seven sellers, there’s only one buyer. So it’s one of the biggest gaps that they’ve seen in a long time. So a lot of these fix and flip buyers, which is our customers, they’re sitting on their properties. so
when they buy one from the time that they buy another one, it’s much longer. So it’s harder to sell deals nowadays. The second thing is open door and these big companies have come back very, very aggressively.
Scott Bursey (09:05)
Appreciate you surgically breaking that down as well. And I’ve got to ask, for our listeners that are thinking to themselves, hey, this is somebody that I really like, that I would potentially like to partner with. What would you like them to know first about your business?
Remy Rheault (09:23)
the main way that we could partner is in two ways. Either if you’re an investor looking for properties in Jacksonville, Florida, you can call me, contact me, we can schedule a meet or grab some coffee and discuss what investment opportunities might look like. It’s a probably twenty, thirty minute long conversation. The other way is if you have contracts or deals that you need sold, we can do that.
And what that looks like is I request a three business day exclusive with you to sell that property. It must not be sent out already, so that we don’t have any conflict, but those are just the couple of things that I require. So couple ways we could possibly work together.
Scott Bursey (10:04)
Awesome. What does your professional network look like right now in your area, Remy?
Remy Rheault (10:11)
network. I try to attend some meetups every now and again. I’m pretty well known here locally with all the top companies. stay in contact pretty often, bounce ideas off each other, bounce deals off each other as well. but yeah, there’s a ton of networking events and meetups here. there’s Whitney’s Fish Camp, which is once a month. There’s Rhea’s very often.
So I try to just pop in every now and again. There’s a certain topic they bring up. Try to go, learn and also meet a bunch of people, hand out my cards and just grow the brand, grow my name as well in the local community.
Scott Bursey (10:48)
How do you vet your buyers and capital partners to match your speed?
Remy Rheault (10:54)
Yeah, so vetting them, if someone wants to invest with me, first off, I usually require them to be experienced. So I request for them to share the first three flips or properties they’ve bought. So I go and verify to make sure they’re the actual owners. And I also appreciate someone that’s experienced and they can move quickly. and nothing against the newer people, it tends to be that we have to hold their hand a little longer, which is completely fine.
I just recommend the speed and quickness of someone more experienced. Request proof of funds as well.
Scott Bursey (11:28)
Remy, if you could walk us down this path, what’s the best piece of advice you would give a young investor trying to scale their first wholesale deal into a seven figure company?
Remy Rheault (11:43)
Yeah, for sure. So I learned the hard way on a lot of this, right? So the main things that I would say is pick one strategy and one market. And I suggest your backyard. and what I mean by one strategy is you’re either gonna do cold calling, either gonna do paper lead, paper click, like just pick one form of marketing and stick to it.
Get a good mentor as well. A mentor can be expensive, but find a good one, a solid one that’s actually doing the business that can help save you so much time. Because you either pay with money or you pay with time. And it’s better just to cut a check and put it on a credit card and get someone to help you, get there quicker.
And stay focused.
Scott Bursey (13:04)
Pure gold right there. Simple execution beats overthinking. And Remy, you have given us a lot of great advice here today. But is there any additional golden nugget or two you like to leave with our listeners?
Remy Rheault (13:20)
it’s not an easy business. It gets tough. you question yourself some days if I wanna do this, if it’s this is even for me. and just just stick with it. Again, focus. it pays off. And you can do anything that you put your mind to. you can only fail if you give up, right? And you can’t fail if you just keep trying. So just
Just keep going at it and it’s gonna work out eventually. give yourself grace as well. Oftentimes entrepreneurs, we beat ourselves up. We don’t celebrate the small wins, so be graceful. and yeah, celebrate the small wins as well.
Scott Bursey (13:56)
Powerful perspective right there. Remy, for those of our listeners that want to keep this conversation moving, stay in your lane. Perhaps collaborate with you. What’s the best way for them to plug into your pipeline and reach you directly?
Remy Rheault (14:11)
Definitely. So you could either text my number or find me on Instagram. my phone number is nine zero four five eight four seven seven one three. And then my Instagram handle is Remy R E M Y.rheault R H E A U L T. either one of those is fine.
