Hello everyone. Welcome to the Real Estate Pros podcast. I am your host Q Edmonds and I am excited to be here today. I have another fantastic guest. This gentleman has been in the business for 22 years. So he’s coming with a lot of experience. So I’m excited for us to peek through his lens. And I mean, he’s done a lot. Buy, sell, wholesale, short sale. I mean, we’re probably going to talk about some good stuff today. And so I’m so excited to introduce you all to

Mr. Eddie Raymond. Mr. Eddie, how you doing today,

Fantastic, how are you?

man, doing great brother, doing great man. So glad that you’re here. And listen, I’m gonna type, like to dive right in. So I would love for you to tell the people what your main focus is these days. Eddie, if you can give us a little bit of an origin story, kind of how you got into the space where you are. And then man, let them know what part of the world you’re in. People love to know where you are geographically. So I’ll say it again, what you’re up to, your origin story and where you are. Mr. Eddie, you have the floor, sir.

Thank you, thank you, thank you for having me. So right now, we’re still buying and selling houses. We specialize in so many different.

Ways to buy and sell properties about nine that we teach over at Transaction Engineering Academy. So, I just see so many people right now.

especially agents and other investors, know, they’re going out of business. The main thing they’re going out of business is because they only know one way of doing real estate. Maybe that’s just, if you’re an agent, you only know how to list properties. Most agents, about 90 % of them. And the investors, usually they come in wholesaling or doing renovations and guys, the market has changed. It’s a buyer’s market now. So you gotta have other tools in your toolbox if you wanna thrive in this.

marketing is actually the best time to be in real estate right now. This one, this one we make the most money. Honestly, I will be honest with you. So I’m excited. So we’re constantly still buying and selling properties and we’re implementing commercial also.

Quentin (04:07)
Yeah. Yeah.

I love it. Give me a little bit of a story, man. How did you get into it, brother? How did you lead up to getting into real estate? Where did Apache come from?

Eddie Raymond AKA Mr. TE (04:24)
Well, my mom invested five grand into a seminar we went to back in 2004 called The Millionaire Maker. And man, it’s been history ever since. But growing up, my mom always was talking about real estate. So she’d dibble and dabble on the side. So I really got it from my mom. And then she had this one property in East Atlanta where I grew up at.

She bought it for 40,000 back in 76, and now it’s worth like 450. And so she was able to keep refinancing it. That’s how we got to the first seminar. She actually refinanced, pulled out some money. We went to the first seminar. Thank you, mama. Thank you, God. Hey, the rest is history.

yeah, yeah, yeah. I love it, ⁓ Thanks, man. Thanks for the journey. Thanks for letting us know what you’re involved in now. And Eddie, I’m going say some stuff back to you, because I was actively listening when you was talking, writing some things down. But you teach nine ways to buy and sell at the Transaction Engineer Academy.

Your mother invested 5K at the millionaire maker. That’s how you got started, right? Mom dibble and dabble in real estate. listen, you was like, thank you God. Thank you, mom. You know, I love it, right? And so I said this back to you because Eddie, have a saying that destiny has no wasted moments, right? Meaning no matter what we go through, it prepares us for the person that we are now. And we borrow from the journey.

Yes.

Quentin (06:00)
And as the journey keep going, we fortify the people that we are today. So I would love to know what has the journey taught you about yourself? Has it taught you discipline, resilience? Has it made you a better innovator? Like what has the journey taught you about you, man?

Eddie Raymond AKA Mr. TE (07:02)
I would say definitely discipline and to be an innovator because I started in 2004 so the market was bananas, it was jumping. And then, the end of 2007 things started to change. So nobody had the seminar, nobody ever taught you about a buyer’s market and a seller’s market and a recession.

I was wholesaling houses. I fell in love with wholesaling houses. I was wholesaling like crazy for about three years. And I bought a couple of properties, subject to which was cash and flooring, probably about a good thousand dollars a month for me. But when that market changed.

Everything stopped. All the wholesaling because all the foreclosures hit so the market completely just stopped. And I’m like, my God. I only have a thousand dollars coming in at the time. I got three kids. I’m like, man, what in the world I’m going to do? So I got into short sales because that’s what was jumping at the time. I learned that I end up getting two coaches for that.

Yeah. Yeah. Yeah.

Eddie Raymond AKA Mr. TE (08:13)
spent probably a good 20 grand and man, it was worth every penny. Cause that taught me then how to transition from taking the properties, discounting the mortgages, then reselling it. So I was still able to wholesale it, but I was able to take that property, short sell it, get a deep discount and then turn around and wholesale it. So man, we dominated that for several years. So that right there alone, when that market crashed and I was sitting looking crazy for six months,

Quentin (08:17)
Mm.

Yeah.

Yeah, yeah.

Eddie Raymond AKA Mr. TE (08:43)
I learned then that I gotta learn, I gotta broaden my education, learn more stuff.

Quentin (08:49)
Yeah. Man, I love it, brother. I love it, man. I love that you’re educating yourself. I love how you talked about the innovation and how the journey has helped you be more innovative. I mean, very, very good, ⁓ I would love to know as far, you know, we’re talking innovation. What’s the next real goal for you, man? What are you looking to solve at scale next?

Eddie Raymond AKA Mr. TE (09:11)
Well, now we’re working on, we got a property on a contract. So we’re getting ready to start with the salon suites, which is one thing about this business, you want cash now and you want cash flow. Both of those are important. You got to have both of those in this business. So I love the aspect of the salon suite because we’re building out 40 units and we’re going to rent them out for about 300, 350 a week.

Quentin (09:23)
Yeah. Yeah.

Eddie Raymond AKA Mr. TE (09:38)
It should bring us in a good 30 to 35,000 a month off that one property.

Quentin (09:41)
Yeah.

Eddie Raymond AKA Mr. TE (09:45)
So we’re looking to expand

that to do maybe two or three this year, get up to about then the next two years, maybe a good five to 10.

Quentin (09:53)
I love it man. I hear you saying we a lot. And so I would love to hear your take on this word or this thought relationships. When you hear that word relationship, what comes to mind for you relationship within business in the word itself?

Eddie Raymond AKA Mr. TE (10:46)
Relationships in this business is very important. This is a small world. Everybody seems like they know everybody. So you want to keep good relationships. And shout out to my private lenders. They helped me a lot. So you want to take care of their money better than yours. So that’s one important aspect of real estate too. You want to be able to have access to money when you can, you know, as soon as you need it. And so I got good relationships with my private lenders.

Quentin (10:59)
Yeah.

And I love them, they love me, man. They made my life a lot easier. That way I don’t have to go down to banks begging for a loan and all that crap.

Quentin (11:20)
Yeah, yeah, I love it.

The only thing they want to

know is what the profit is and where to send the money.

Quentin (11:33)
Yo, yeah. Transaction Engineer Academy. Please tell me, brother, what’s the story behind the name? I hear it. My mind goes to a certain place, but I want to hear from you. What’s the power behind the name,

Eddie Raymond AKA Mr. TE (11:52)
Well, the power behind the name is we’re able to do like any deal that comes through our desk, we got eight to nine ways to solve a seller problem. Versus if I call you with one way to do a deal, we got nine ways to help you. And some of these deals are maybe like I just told you about that deal when we were doing short sale, we’re able to short sell it, then wholesale it.

So some deals, we short sell a second mortgage. If there were two different banks, and we keep the same mortgage in place and take that property over, pay off the second mortgage at a deep discount. So we’re just able to do, I’m able to do, you give me a property and the seller’s motivated, I got to wait for them.

Quentin (12:39)
Yeah, yeah, I love it. I hear it, man. I hear it. There’s no doubt in my mind, Hey, listen, man. Is there any topic that I have not brought up that you would like to discuss? Like, is there any words of inspiration, motivation, education? I don’t know. Maybe you came here with something on your mind that you wanted the viewers to know about. I just kind of want to open up the floor that way you can deliver that message.

Eddie Raymond AKA Mr. TE (13:06)
I just say keep going, do not quit because if you quit, like I’ve seen some students do in the past, they end up going back to work and then they come back a year or two later. Bro, you just, you could have been financially free if you would have stuck to the course. It was times I wanted to give up, but I just couldn’t. So stay to the course, get yourself educated and get a mentor, a good mentor that you can trust.

and learn from, like I see a lot of people, get, they want to learn from four or five different teachers. That’s a bad thing. You get one mentor, master whatever he or she is teaching, then you go to the next. But you got to follow the course, get educated, because if not, it could be a very expensive seminar. Which means that it could be a very expensive lesson that you would go to.

Like one of my students, for example, man, I hate that happened to her, but she was trying to wholesale the property, but she didn’t use our contract. She used a realtor contract and their contracts are way different, man. You can’t back out of them and all type of different things. It’s like they’re pretty complicated. That’s why we teach if you can’t use our agreement, but she didn’t listen. She didn’t consult with us, call us, get any advice.

Tried to do the deal, the deal didn’t go through. She wasn’t able to wholesale it. They took her to court and they sued her for $120,000. won. Now they’ve garnished her money out of her bank account every single month.

Guys, get educated, cuz it can cost you. It can cost you big time.

No, man, I’m so glad you’re here sharing, delivering the message, brother. I really, really appreciate it. ⁓ Listen, I love when you talked about mentorship. My mentor, he said this. He said, I stopped becoming your mentor when you stopped doing what I tell you to do. There’s no need for me to be your mentor if you’re not going to do what I’m telling you. So I love the message how you say, get one mentor, because it’s impossible to do everything everybody’s telling you to do. So get the one.

Get what they telling you to do, do what they telling you to do, and then you can find your way to success. So I just love the messaging man that you’re giving today. only veterans that’s been around a long time like me that know this kind of stuff. I remember when I first started, I was looking up to the older guys and now I’m the guy. It’s crazy, man.

You’ve got it, come on. 22 years, you done paid your dues,

man. Yeah, you done paid your dues. Well, listen, man, let me say three things to you, sir. First, thank you for your time. Oh, that’s the number one tool. Don’t let me leave that out. That freaking mindset. You don’t change that mindset. Nothing else changes. Nothing. Nothing. I read like 12 to 14 books a year and I’m constantly listening to audibles while I’m riding around in the cars looking at properties and stuff.
