Hello, everyone. Welcome to the Real Estate Pros podcast. I am your host, Q Edmonds, and I am excited to be here today. I have another fantastic guest. And if you guys follow me enough, you know why I always say fantastic guest, right? Because this is someone that we get to learn from. You know, all of us have our own journeys, our own walk. We can literally be doing the same things.

but we’re still going to do it a little bit different because we’re different. We’ve got different personalities, different processes. And so today I have someone here by his own admission. He’s a marketer. He’s a marketer at heart, a marketing guy at heart. And so I know we’re probably going to talk about some marketing, but I just, I’m just excited just to learn more about him. And so I would love to introduce you all to Mr. David Bacon. David, how you doing today, sir?

I’m doing great, Quentin. Thanks for having me.

Q Edmonds (03:04)
Absolutely, man. Thank you for being here. Listen, this is collaboration. I actually can’t do this episode without you, sir. So I’m happy that you’re here. I can’t do it without you. And so I’m glad that you’re here. And Mr. David, I am a type. I like to dive right in. Right. So I would love for you to tell the people what’s your major focus these days. If you don’t mind, tell us a little bit of an origin story. Kind of how you got into the space that you’re in.

And then tell us where you are in the world. People love to know geographically where people are. So what’s your main focus, your origin story, and where you are. Mr. David, sir, you have the floor, my friend. Absolutely.

David Bacon (03:45)
Thanks Quentin. ⁓

Origin story, ⁓ military family moved around the country a ton. ⁓ I always said if I could carry all of the states I lived in, I could probably win a presidential election. ⁓ so yeah, got to know a lot of really, really great people around the country. ⁓ The focus right now, Quentin, as you mentioned, I’m a marketer at heart. ⁓ I have worked for some

Yeah.

pretty big names and done some great things with those companies and great people. So thank you, man. Thank you for taking us through, you know, quickly through your journey, kind of how you started, how you got to where you are. I am the type, you know, so everything you said, you you relatively told me maybe like a minute or two, right? Like, you know, the quick, you know, portion of your journey. But we know the journey doesn’t happen just in like,

minute or two, right? The journey is forever unfolding, right? And so I want to do a quick, brief summary of what you told me. Then I want to make a statement and ask you a question. And so come from a military background, military family, you got to meet great people all around the country. ⁓ I love that you said that. Great people all around the country. You found a home with worthy, Worthy Wealth and, you know, started building business around.

that’s going to have and around a positive impact. Absolutely loved it. Absolutely loved that. So Mr. David, I always have a saying on a part where I say destiny has no wasted moments, right? Destiny has no wasted moments. Meaning as we move through life, momentum is building and it’s building to the people that we are now. And we’re bothering from the success, from the failure, it’s reshaping our mindset, it’s reinforcing our systems.

It even reinforces our wise and our passion. So Mr. David, I would love to know as you journey through life, through business, what has the moments taught you about yourself? Have they taught you discipline, resilience? Has it humbled you? Has it changed your mindset on innovation? What has the moments throughout the journey taught you about yourself?

David Bacon (07:23)
It has always been a very powerful learning opportunity. you know, without sounding trite, you can be a student of life. And a lot of people don’t handle that terribly well. And other people, and I like to consider myself this part, look at what I’m thrown as far as challenges, as well as opportunities and learn from them. And so I’d like to believe that the person I am today

is infinitely more capable of being the type of person that I really want to be because of places I’ve stumbled or even successes that I’ve had. like I said, I don’t want to marginalize that, but I truly believe it and I live it.

Q Edmonds (08:15)
Yeah, no, thank you, sir. Thank you for that reflective answer. You know, and I always ask that question because at the center of whatever we’re doing at the center is us. Whatever we’re doing, you know, whatever role we decide to play, responsibility, identity we decide to embrace is us. And so I’m learning within business, there’s ebbs and flows. It’s time sometimes when the money’s pouring in. It’s time sometimes, you know, where it’s like…

David Bacon (08:26)
That’s right.

Q Edmonds (08:43)
What is going on? But sometimes we got to take a quick peek back and remind ourselves how we got in a position that we’re in and being able to pull from the energy within ourself to power us forward. Right. And so one of my mentors, they always say, when you know who you are, you know what to do. And so when I can take evaluation of who I am, helps me whatever situation I’m in to know how to operate, because I’m pulling from a set of standards of morals that I’ve given myself.

That way I can power myself forward whatever position I’m in. And so, man, I thank you, man. I thank you for your reflective answer. Let’s talk some business stuff, sir. So when it comes to your business, what’s the next real goal? What are you guys looking to solve next? Like what’s ahead for you in the business, sir?

David Bacon (09:30)
Well, as it relates to real estate specifically, ⁓ just a quick, a little bit of background here is the, work for Worthy Wealth. It’s an investment company and the nature of what investment opportunities we present are all backed by some type of tangible real estate. So it’s not a fix and flip. It’s not a REIT. It’s anything, it’s nothing like that. It’s effectively,

Yes, sir.

⁓ shares and bonds that go to help ⁓ either seniors have affordable housing or to build the communities that allow us to start erasing the six and a half million home deficit that we have in this country right now.

So the one common element in what we invest in as a company is

we’re targeting bottlenecks that prevent or that are creating those problems. And because you think if you’re looking at, if you’re looking at a six and a half million home deficit in the United States, why isn’t there just a massive supply that’s coming in to meet that? And there’s a bottleneck there. And if you look at the fact that 10,000 baby boomers are turning 65 every single day and the first

Q Edmonds (11:08)
Yeah.

Mmm.

David Bacon (11:32)
Baby boomers are turning 80 this year. And yet we are going to need a trillion dollars to build enough senior living facilities to accommodate them in the next 15 years. Why are half of the in the United States not even breaking ground on new senior living facilities? So what is the bottleneck there? That’s what we’re focused on.

Q Edmonds (11:59)
I love that. I love that mindset. mean, so something I’m synthesizing from what you’re saying, cause you’re trying to figure out the bottleneck, talking about seeing your home, seeing your living. mean, so the word servitude actually comes to mind. Like when I hear you talk, that’s when people talk, sometimes I just think in pictures, sometimes words pop into my mind. And I always say at the foundation of any sustainable business is servitude.

If you are looking to solve a problem, you’re looking to serve a community, serve a generation, and sometimes honestly, what you’re talking about is a generation that’s forgotten about. That’s why these, you know, they’re not erected facilities all around, you know, the U.S. And so I love your, what I’m sensing is like the mission is to really, you know, solve these bottlenecks. And so with that being said.

David Bacon (12:45)
Yes.

Q Edmonds (12:50)
I want to get your philosophy on this word. ask everybody that comes on, I to get your thought on this too. The word relationship. You hear the word relationship, what comes to mind for you, Mr. David?

David Bacon (13:03)
Well, relationship is a mutual understanding of whomever you’re in the relationship with, which means that if you add the word servitude, like you just did, that means that both parts of that relation are looking for some type of benefit out of it. Not a selfish benefit, but something that says, you know, I’m gonna get this, and then you are gonna get this, and together we’re better off as a result of that.

Q Edmonds (13:32)
Yeah, yeah.

David Bacon (13:32)
So

I think that is very nicely encapsulating the mission of what we do.

Q Edmonds (13:38)
Yeah. Yeah. I love it. I love it. Tell me, so, Worthy Wealth, to you, what makes Worthy Wealth stick out? What makes Worthy Wealth kind of different than other organizations out there? absolutely. So if you’ll indulge me for just a second here, what we realized very early on is that when an everyday person decides that they want to put money away and have it grow, the first place they go is to their bank. And the average US savings account right now pays 0.01%. That means that if you put $1,000 in that savings account,

Let’s go.

Yeah. ⁓

David Bacon (14:33)
in three years, you’ll have enough to buy two Starbucks lattes. The good news is you can choose the flavor. That’s really where it is. Now, and on the flip side of that, if you put that money in a bank, the bank’s gonna turn around and take your money and invest it and earn 10 to 15 times that, probably a lot more.

So what we’re looking at right now is

it’s my money, why am I not being able to use it the same way that a bank is? So we already know the bank controls the money. And this is nothing against banks. This is just reality. ⁓ But on the flip side of that, it is the bank’s response to that overwhelming demand, both in senior living and in the housing shortage, that’s creating problems that we have to blame the banks for.

at some point. And that is that banks don’t hesitate to find or to invest in a home loan. Anything with a roof on it, vertical construction, they have no problem with that. What they have a problem with is the horizontal loans, the dirt work, the water, the power, the sewage, everything that enables senior living centers, new neighborhoods, affordable housing.

And that’s where we focus all of what we do because the demand is there, the supply isn’t, and it’s not there because people don’t want it there. It’s there because they have to pay more to even start the projects. And in the real estate,

That means that builders aren’t going to be building a $250,000 to $300,000 home.

They’re going to be going after luxury margins so they can cover the cost of actually building the neighborhood. And what does that mean downstream? That means that a 20 something year old may have to wait 10 or more years to be able to afford a home that I could have afforded 20 years ago, or my parents could have afforded at their age. ⁓

it’s also creating problems with new senior living construction. And that in itself follows the same model. If you can afford to build it and pay those interest rates, then you’re going to be looking at more of a luxury type of construction or a senior living facility. And that drives the price up, which has got its own downstream effects. If my dad who’s in his eighties, if I could not find senior living, affordable senior living,

That means he’s probably going to come live with me and that’s a full-time job. So my career has got to take a pause to make sure that my loved one is taken care of. So what Worthy Wealth does is we’re attacking the bottleneck right there. We are becoming the bank and we’re inviting our investors to become the bank. And for our product, all of our products are, are they’re $10 per share or $10 per bond.

Q Edmonds (18:31)
Mmm.

David Bacon (18:39)
And there aren’t any management fees. So everything that you invest goes into either the housing bonds that we sell or the senior living facility shares that we sell. And we shield it from market volatility because it’s basically affected by the value of the real estate asset as opposed to the sentiment on Wall Street.

Q Edmonds (19:05)
That’s off to Worthy Wealth. I think you guys are doing some incredible work that’s, again, really serving people very, very well. Now, I got a question for you. This question was nowhere in my mind until you came in and just literally piggybacking on something that you brought up. So my question to you, Mr. David, is what do you expect off the Braves this year? That’s my, the Braves, Atlanta Braves, that’s.

That’s my question to you. What are you expecting off the Atlanta Braves this year, Mr. David?

David Bacon (19:37)
I, the Atlanta Braves are going to walk all over the NL East. ⁓ We’re still going to have a better record than the Dodgers and Freddie Freeman, who we miss terribly. ⁓ But, but yeah, it’s going to be an exciting year in Atlanta.

Q Edmonds (19:52)

I believe our stories have a way of planting seeds in people. We may never see the growth, but the seed is there and that seed can grow at any given time, two years from now, three years from now, five years from now. So I think you gave enough seeds that can really plant, you know, plant in people. It can literally course correct their life, like real deal, like, you know, course correct. And you give them information that people can latch onto that can really be helpful. So thank you for that. And lastly, man, thank you for your mindset, sir.

David Bacon (21:20)
So we make Worthy Wealth accessible to everyone. Our bonds and shares are $10 each and there are no fees. So really anybody can invest with Worthy Wealth even if they don’t consider themselves an investor.

In addition to the downstream effect or the downstream benefits that we talked about, our housing bonds pay 9 % in the first three years and 10 % in years four and five. And our senior living shares have a targeted annualized return of 15%. Yeah, I appreciate that, Quen. I was asked at one point if I could go back in time and give myself some advice. ⁓ The one thing that came to mind and almost always is because I’ve worked for Worthy, if you are in your 20s, early 20s, mid 20s, if you are not already investing, you are behind the times and you will feel it when you get to be my age.

20 to 30 is the absolute gold mine of investing because you’ve got 30 to 40 years for that to grow. So I could go back in time and take a little bit of money out of my wallet and put it into investment at that point. It will pay huge benefits by the time you get to my age.

Q Edmonds (23:28)
