there’s a pro there’s about a seven day process of of doing onboarding and it gives you a guide. But he came out and said, Man, you should see what I’m doing with this. He was big into like wanting to build skip tracing. And he’s in, you know, he he generated 10,000 foreclosure leads. He took our system, basically went and he parsed them down to a 10, did the air, pulled the RV and comps and all that stuff, got it down to 10 in 12 minutes. He came back to me and said it’s 97% accurate when I ran my manual numbers.

I appreciate yeah, I appreciate having you, Nate. we were talking earlier and ⁓ you told me that you’ve developed something that was kind of born out of necessity. So for people at home wondering what you got cooking up, can you please share with them what you got going on?

Nate Marshall(02:27)
We developed I developed something called RCIC or R-C-I-C as we call a couple of different things we’ve called it, ⁓ real estate capital intelligence community. And it basically has come out of eight years of experience in the private money space, helping real estate investors connect with hard money lenders, private money lenders, the EMD gap stuff that’s going on recently that’s been added recently. So it really became obviously through COVID, recovering from COVID, evolving into now AI.

And when AI had a lot of the negativity because it’s you know it’s so new that we’ve actually I I’ve done a deep dive. I’ve got over two thousand hours into what I’ve put together. And so it’s a lot of time, and that doesn’t include all the zooms and stuff I do with my 200 users, which is awesome. Wow. So

Issa Hanna (03:16)
Yeah, and you told me you you’ve been able to build it with two hundred you or two two hundred users, which is very rare for for a newer tech ⁓ that comes out. You told me that you started from your circle though, and it started with only what is it, thirteen people, you told me? So So can you give me that story of how you’ve been able to grow it from thirteen to two hundred and and growing?

Nate Marshall(03:33)
Yeah, so

Yeah, it was really during COVID and we actually were like probably August, September. Maybe we’re looking at maybe the second lockdown. That I guess depending on the state, I’ve in Colorado, we were about to go in our second one. And obviously everybody’s and I’m I’ve been a private money broker for a while. I’ve by that point I’ve brokered 263 deals. I’ve been stuck at home for two or three months. I’m tired and I just want to get back out there. So we started ever talking to people, my partners and I, and a couple of them, we started like

And we put it out there and we did, you know, charge a little bit anomaly, $397. Right now we’ve been doing $399 for our six. We’ve only raised it two dollars, which is interesting. But we built that out of necessity to kind of offer here’s a way to for you guys to go out there and help people. We can train them to help broker money and help connect people with the lenders and stuff and reconnect with lenders so that would help them because that was my background. Try to how I can help all these lenders that I brokered for before, but all these new people teach them about the money.

Because I’ve always been like everybody’s out there teaching people about how to flip, how to buy rental properties, everything across the board. Well, I came into business as a private money broker, wanting to know how how to how the money works. Nobody could ever explain that to me. ⁓ or you know, they want you to join and pay five grand or whatever first, and then they’ll tell you. So I started going, let’s teach people that. Then we evolved into 20 three, 2023, picked up some live lenders in the group who actually, you know.

One is a lending company that’s actually done a lot of deals. They have like over 200 partners that they work with. And they they like Terra so much they they actually put five people, five of their five of their people and their loan officers in our program, just so they can connect with our people because our our people are really loyal. We’ve had most of these people been around a while and they, you know, it’s a different, it’s a different animal. We have a different group. We’re very, we’re very casual, we’re very raw. We don’t like, you know, I I always have an agenda what I’m gonna do that night, but

We try to sit there and vary it. Like we don’t want to go out there and you know, it’s not like at most of these groups where it’s like ego driven by a guru or somebody who’s my way or the highway. You know, I make changes on the fly if I have to or to accommodate, you know, maybe not everyone’s gonna be on every zoom. We have sometimes we have three people, sometimes we have thirty. So it just depends on what’s going on that night. And sometimes like tonight, we’re doing a special one, a special zoom on surplus and overbid, something in all my time

I never knew about till about a year ago when I just started seeing it coming up through my through my le my foreclosure list that I would be generating all of a sudden it’s like surplus and overbid. I’m like, if I’d known about this, I would have been doing that too, because it’s a great way to help people. So we do some special ones at times. And so obviously this is the tech has been developed for the AI and really getting into it and you know having to fight some of the negativity, but now it’s like

Now the hard the hard thing is like trying to stay ahead of people because now everybody’s out. I built this, I built that, I built a scraper. You know, and it’s a lot of these people are I joined some AI groups as well, real estate groups, so I could get a better understanding. There’s a few out there that are really good. And there’s some people that just get canned stuff and they’re they’re like a you know, they can go and buy a subscription themselves to go sell, you know, everybody thinks they’re the guru, but they’re coming up with, you know. And so I I’ve I’ve spent a lot of time learning about the AI.

And one of the things I had was probably in May, just a couple of months ago, was somebody who was posting 250 ways you can monetize the AI right now. And five of them I looked at the list and I was kind of like, this is gonna suck in about a month because there’s a lot of people out there that aren’t and don’t have any real estate background or knowledge who are just you know, whatever order they came from. They might have been programmers or people that are gonna be put up, you know, they think they’re gonna be put out of business because of AI. So all of a sudden now they’re out there in these groups building. I built this, I built that.

You know, and everybody knows that, you know, but you go any Facebook group in there and you got all the people, you know, everybody’s building something, everybody’s trying to push something. And so I I’ve I’ve RCIC really is kind of unique though, because I was able to power with my, you know, 19,000 lending and funding contacts, 12,000 pages of material I put in there. So it’s been trained a lot of a lot of hours, almost 2,000 hours of just plugging away, plugging away, putting stuff, ⁓ organizing it. I built nine GPTs to support it.

because we have to there’s so much stuff in there that you know I can’t put all everything into one GPT. It’s just too, it’s not burdensome, but you know, that way they’re a little bit more specialty and all that, which is great. You know, we have one for capital, we have one for we have on scope of work. We have a whole GPT to kind of dedicated to skip tracing. And people get in our program, they get access to all of them. So it’s not just one. That way they can, you know, they can sit there and they want to do, you know, we have apps as well at with Metlify and Anthropic.

You know, with quad and so we try to build it so people have just a ton of resources. They can literally do anything, I believe, you know, and it make it everything alive because you know how it is with all these guys. Like I just saw one a couple of weeks ago. A guy in one group was like, I just developed 90,000 leads, generated on like there were 227,000 foreclosure filings in the United States from January first to June 30th this year. So how do you generate 90,000 fresh leads at like one time?

That doesn’t work. The math doesn’t add up. I’m not going to go to criticize them. I just know the math doesn’t add up. But then I’m like, they’re not fresh when they’re sitting in your database. And however, you have to have this. And so I’m like worried about like when people buy stuff like that because they’re honestly, you know, you’ve been in the business, you know how long, you know, they stay. I’m trying I’m trying to get them from the counties, you know, and go into the counties and go into what I call the AHJs, which is the authority having jurisdiction.

So I’m telling you that’s the court, that’s the county clerk, that’s the sheriff. Whoever is responsible for that kind of distress, that transaction is the authority having jurisdiction. I got that from my fire service background. I was a fire marshal and a fire chief. The first page of fire code, building code, electrical code is the authority having jurisdiction. So it’s a way to distinguish ourselves. So obviously, we want people to actually get all this stuff to themselves. Like nothing goes through me. Nothing absolutely goes through me on there.

And through the GPT, it actually it’s secure. People can’t copy each other. It’s awesome that way because it’s it’s 100% safe and secure and they get everything. They own it. They own all their all their foreclosures and they we show them how to you know generate, you know, they can generate, you know, there’s micro markets. Last year, when I was kind of in the finishing touches of launching what is the final version now, was that I was gonna look at 50 markets.

And the 50 top market, 6,513 zip codes. And so I started having the AI start going through that. It ranked them and it started generating on me so I could test them and I can make sure they were good. And now we’ve got like there’s over 22,000 micro markets and started to tell people now how to get past the counties and how to get into those areas that are smaller because you’re going to have less competition. Everything here is unlimited. Everything people can do. They can do they can do things themselves. They don’t need PPC, PPL, all the

They don’t need third party vendors. They don’t need any because I tell people, wouldn’t you like to know that you’re not going to have your vendor go out of business? Or they’re how do you know that they’re not? They’re not selling weeds that are supposed to be exclusive. We don’t know. I mean, I’m trying to put faith in people, but there’s so many p bad actors and so many people come out of nowhere. You don’t know that, you know, what’s going on. So I tell people, RCIC is the best, it’s unlimited. People can use our GPTs. They can, you know, I I use that top that Burger King thing. Burger King, have it your way.

They can build on top of it. So they can take RCIC and they can basically do whatever they want to do. I have several people who have done that. One guy get back to I everything that I put out there is people actually telling me what’s going on, real testimonial. One of my guys, I tweaked them because I do these tweaks. Everybody has to get a tweak because a lot of people haven’t seen GPT or AI or they put up some negativity. So they’re like, it’s not, it doesn’t turn on right away. You can’t like flip the switch and it’s right there. Like, you know, some people expect that. Like I flipped the switch, I put the login and everything should be there.

I took that. I’m like, I’ll take, I would have taken less because we would have said there’s a variance. People ask me how accurate is it? It’s as accurate as the when when there’s an onboarding process with us, they got seven days. The first thing they do is buy box. And we’re using that term across the board because I know when there’s an all, I probably don’t have it. But I just I need some, you know, some things to be the same for everybody. So the first thing they do is put their buy box. They can have multiple buy boxes. The art the AI will ask them, you know, all the questions like what they’re where they’re looking at.

We build a market guide for them. The market guides are pretty cool. They’re PDFs. It goes into LDHJs. It gives them the links to those to those county agencies. It could be the tax assessor. It could be, you know, whoever it is for that county, Cuyahoga County, it could be Fulton County, Duvall, whatever. They can actually rinse and repeat, just putting the PDF in there and asking, hey, can you rinse and this is Maricopa County? Can you build this now for Piemont County for Tucson? And it’ll build them and it’ll put all those links in there.

And so one of the things we started training is I need a system to train people that people can understand. So I tell people RCIC is like an interstate highway. And instead of your stops being, you know, your off ramps being the hotels and the restaurants and the world’s largest ball of string, all the tourist stops, that first stop is the AHJ. No matter if you’re looking at non-judicial or digital foreclosure, that’s the first stop. The next one’s like think about Home Depot or Lowe’s, but it’s real estate investors. You’ve already paid for it.

You got all the tools. You can go in there, you can create tools. You know, we I created a tool called Market Reality Assessment, which is a it’s a great tool. I also created one called Daisy Chain Detector, but market reality assessment is built so you could do people could look at a property, they could look at the street, they could go to the closest streets, maybe just around that neighborhood. They can go to the larger, maybe four northwest, east, south, and they could go to the whole zip code.

And I used my grandparents’ old house that in Denver that they’d we’d sold in 2004 after they passed away. It’s and I used it and it’s been, you know, it’s been renovated a couple of times by different owners and stuff over the years. And I built it and it was just incredible. By the end of it, it was so great that it actually looked at like different things around the university. University of Denver is right by them. There’s a hospital. It’ll actually look at all those things like a competitive market analysis. Well, so I built it kind of be like what real estate agents use. And

It’s kind of cool. So that really helps people because you can go into zip codes that maybe have some difference, you know, there’s some different areas in a zip code. Like you can look at 80127 in Den in Littleton, Colorado, which is an unincorporated area right against the foothills. It goes into the mountain a little bit, southwest of Denver. And there’s obviously Lockheed Martin has a big plant there, right across from Lockheed Martin. There’s a trophy estate. Most of the homes are there’s some $10 million estates there.

There’s another area called Ken Carl, and Ken Carl has million, two million dollar houses. There’s a one of the the Hall of Fame Colonel Avalanche hockey players lives there. And ⁓ it’s million dollar homes. But there’s also all the tracked homes, some custom home areas, all the multifamily. It’s a unique zip code. So market reality assessment allows people to go in and actually can make and it look at all the what’s going on in that county, in that zip code, in that neighborhood. What’s what are the price differences?

They can they can get intelligence to know what’s going on. So like when I was looking at my grandparents’ old house, it came back and told me, add an ADU, Denver just passed the ADU law. It actually put that up. I go right to it.

Issa Hanna (16:57)
Wow. my goodness. Yeah. Yeah. So that this tech man, ⁓ you’ve thought out almost everything for it. And and one thing about real estate people or or people in the business, you know, finance, whatever it is, you have the knowledge in your brain that that you know the tech guys don’t have. So when when you go and you learn your AI, when you design an AI.

It’s going to be that much better than than somebody who has no knowledge of you know of of the industry. So ⁓ all these things you’re telling me. I’m just like, my goodness, they’re making it the fact that it’s it’s not like the online estimates where you know you might go see your grandfather’s house and and it tells you the estimate price, but it’s not factoring in that there’s multifamilies, like you said, there’s different types of comps, but this will do it, and then also.

Build ADUs, Denver just passed an ADU law. Like, what a revolutionary tech you just you know you you’ve created, man.

Nate Marshall(18:02)

gives exit strategies. And it started to do this a little bit on my own because, you know, like you’ve seen how you build a GPT and it gives you the, I don’t know what to call them. It’s kind of like, you know, a doc or whatever, where you can put like 20 PDFs and Excels in there for the knowledge, right? Some of my PDFs in there are 50 pages of stuff that I put in there. So it’s got a lot of information. So it starts now putting out exit strategies. It starts coming up with on one we did a couple of weeks ago. We do, and these are live on these Zooms that I have.

So people can go and watch us do live. ⁓ and ⁓ you know, they can show like it came up with different action strategies of saying this is thin, but maybe you can go and do a deal with help them out or something, you know, some way to just kind of do some goodwill. It might even be surplus and overbid, you know, they’re gonna get their house foreclosed on no matter what. It looks like maybe nobody’s gonna really get wanna go, but maybe you can make a ravine to go and help them get surplus and overbid.

Or try to get that money left over when when it’s sold to, you know, because it could end up being sold later at the auction. And then we just found one that was $51,000 in overage. And I’m like, that’s a huge amount of money to help people who’ve been foreclosed on to get a restart. And so we’ve got a lot of people that are interested in that. They’re doing that. It’s great. I I mean, I’m really s happy about that, but we’ve tended to, you know, like I said, I see a lot of stuff going on there. We talk about like people, all of these goods flooding it.

Like people talk about scraper. I said, I don’t want to scrape, I want to do in I want to strip mine. I want to basically so I built a strip miner, which is like what we call an Intel mine. And the whole thing, you know, I’m just like, and you know, there’s a difference between open AI and Anthropic. You know, they have completely different ⁓ philosophies with companies. Open AI does not like the word scrape. So you go over to Anthropic and they’re like dig all the way to China.

Issa Hanna (20:32)
Well, I mean Yeah, I mean you’ve built ⁓ such a revolutionary tech and and and like I said, w when you guys you you know, when people in the industry design a tech, they design it with their knowledge, they design it. We get to be experts at spotting problems and putting them out before putting a fire out before it starts. So the transition into AI is just so

seamless. So ⁓ un unbelievably well thought out. I wanna shift gears a little bit. I wanna ask you, ⁓ how did young Nate get started? How how’d you just how’d you get into our industry?

Nate Marshall(21:11)
Like I said, I was like everybody else. I was actually, I had been in a little bit in the construction or restoration business after I left the you left the fire service and did some, you know, my time in the army and stuff like that. And I I needed something else that was different. ⁓ I’ve had obviously developed some health issues myself. ⁓ and believe it or not, in 2010, I was actually die falsely diagnosed with ALS. I had trauma I had a traumatic brain injury from the army.

And some other things. And so they this is a doctor who was passed away. And I, you know, literally went through all the trials, did all, you know, because when have that kind of disease, you can do anything, almost anything you want. They just, you know, there’s a right to try, you know, thing for medication. So unfortunately, that made things worse because I wasn’t getting treated for what I had. So I was working in the restoration business at Riffing because obviously Denver is one of the right after Texas, Denver and Colorado, we have some major, major health storms here. So

I made some good money at times and we did a lot of retail stuff and I ended up working for myself. As I was transitioning into this, I started working doing some of the construction stuff for flips clippers and stuff because I was like, maybe I could build a niche business because I’m kind of starting with looking private money and I’m starting to and I could kind of still do this because I understood it. But then it’s like there’s always like a little bit of a conflict because all of a sudden people want me to start like helping them with their money or something alongside and it’s like.

So I kind of am really happy that I got completely out of that industry. One of my best friends who’s gonna be my CFO for this, once we, you know, we take off a little bit more, he’s been in the business for 20 years. I worked for him for a couple of years. ⁓ and he’s his background is with wealth management with Chase Bank. And he got went into ri restoration because a lot of his clients were construction guys. And so he’s been in there 20 years, but it’s like trying to tap a lot of knowledge in there. We because the restoration.

I have a you I was able to think about some different options to help people with rehab and scope of work. So I put some stuff in there that people have not heard of that people always like struggle with rehab and scope of work. So I look at this like homewise, you know, with WISE is ⁓ I was using it when I was in the restoration business, and you can go in any zip code, you put the zip code in there, you can go through almost anything and price out what you know, it’s like a it’s almost free, but you can get a the paid subscription is not that much. I was working in the restoration business for about a year and a half or

My fri a friend of mine named Jared and he owns a company called Scope Technologies and it’s my scope.com and he has the fiftieth floor of a public plaza down to Denver, which is the the the second largest, you know, to have a fifty the entire fiftieth floor is like pretty pricey real estate. And he’s still one of my good friends. And he built Scope Tech and so because he had been he’d have metro construction. I worked for him doing roofs and stuff, and he had such a reputation I’d go to like

customers’ houses or previous customers and they’d signed blank contracts in the driveway just because they wanted to work for his company because he was so good at it. You know, he’s ⁓ so he’s built scope tech into doing they do like all the scopes and they do measurements and stuff and they also do pricing. They could do roof, they can do siding gutters, all the exterior stuff. They started getting insulation. But now he is trying so I’m able to tap into that knowledge and how he’s able to help people there ⁓ to try to help people with

in the real estate industry hope, you know, because it’s so localized for pricing. That’s where people struggle there. And we’ve developed a hundred, about a hundred items on a on a scope of work schedule. They could go out to a hundred different line items, you can go out eight, eight, eight draws. So we built that whole program because inside RCIC, plus we have a whole you know separate thing we can help people with that. ⁓ I’m working on talking to Jared now about actually because he wants to go into the real estate side.

As well as the construction side. He provides, he’s the exclusive provider to Owens Corning to all their platinum contractors. So when they get all their scopes and stuff from and subsidized the Owens Corning. So obviously, I’m going to be tapping into some of that and if you know if that helped people, but homewise, and then there’s a program called Xactimate through ExactWare. And we use an Exactimate. That’s when insurance adjusters would go out, they used Xactimate, contractors use Xactimate. You’re supposed to on the same page, but

We’re trying to put some of that, it’s proprietary, it’s it’d be really expensive for me to put in there. But I’m able to tap into some of the knowledge and how that worked to try to go here’s how to price stuff and here’s what we can add. So I’m always looking to add to what I can what I can build because it’s easy to go get the leads. You know, it’s you know, any everybody claims to be doing it. What I’m trying to do is get people to get better intelligence, but also be able to skip trace and do all the comps and everything, but also that we have them scope of work skin and

We’re not even talking capital passport yet. I mean, I’m not even in the what my bread and butter was getting into this was obviously the private money broker, the lending databases, the family offices and hedge funds. We built this thing called capital passport. It’s got lender matching. And one of our we have an app for it, but we also have it in the core RCIC core GPT, which is kind of like it touches on a little bit of everything. It’s kind of like and it’s our it’s our main way you we use it on Zooms and all that, but

Literally, if people go in there, they follow the steps and it walks them through everything, it’ll actually start pulling lenders off of our list. These are all curated, they’re ready, verified. There is we got them through sources that they pay they charge good money to actually be on their databases. So it’s not fly, you know, everybody on there is real. And with our app, we’re able to develop a thing called we built a cleaner so people can actually push it on the app, on the Metlofine Anthropic one. They can actually go and it’ll actually.

First, it’ll go out and detect everybody’s websites coming back 404 or 403. So it’ll start deleting them from there. And everybody gets these databases. It doesn’t go through me. I put it on there so they can access it. If they want more, they can use a tool I built in it called Discovery, which basically now the systems, the AI is going to learn them. Now with Discover, it’s going to go and scan and try to find lenders and stuff. Even it’ll even go into bigger pockets and look at connected investors, all the

All the social media, it’ll start looking for conversations and scraping and mining and trying to get those conversations where it can start it, you know. And we built like a couple of them, like almost like a stock ticker. We’ve got that for for lenders, but we also have that for in a couple of the apps. But we built some standalones. Because there are some situations where people really like what they did, what they have, but they might maybe they need skip tracing, or maybe they just want to get a little bit more intelligence, or maybe they want to do this. We built some standalones, obviously surplus and overbade.

⁓ which is separate from the GPT, but it’s it’s really great that way. They can kind of mix and match. Like anybody that comes in our system right now is unlimited. They can just you know we have in our you know it’s kind of it’s kind of raw in a way, but it’s like our Facebook groups have file sections. I put the zips in there. So anybody that’s in our group that’s in those Facebook groups can just they can grab them and just play with them and see if that’s going to work for them. It has an operator guide, it has an install guide, they can put it on L fine use anthropic API.

Which is, you know, I put 50 bucks on a march as much as I’m using it. I’ve only used $19 of API. Pew so we’re able to help people figure out, you know, you can go out there and do hundreds of really serious searches for, you know, lenders or even for buyers. We, you know, buyers and sellers, there’s a component in an RCIC where they can in the in the app, one of the apps where you can actually build your buyers list below your sellers and then the AIL will start trying to match them.

So that’d be good in acquisition companies. That’d be good for wholesalers. It’s a way just to start, you know, it’s like, but it’s like it was a never ending, there’s gonna be a never ending battle with all these people that build this, the build that kind of guys. And we, you know, I see that every day. And I sometimes I think that’s some of my frustration that I talk to people. But it’s like you know, just two or three months ago, it was almost like having to overcome all the negativity. And now everybody sees everything works, and now it’s like the volume of the people that are just coming into like I have respect for the people that are.

real estate investors, they’re building their own thing. Okay, cool. We’ve wanna if it works so well, you want to sell it to somebody, I have no problem competing with that. A lot of times it’s like I said, my frustration, there’s all these people like we just talked about, that don’t have any background in real estate. Like I’ve been able to pump in, I know where to go to get stuff. I rework stuff, I’ve downloaded stuff, I reward, you know, everything in real estate comes back to somebody took it from another guru to another guru to another. It probably all goes back to Carlton sheets. I mean ⁓

Issa Hanna (29:39)
You know, yeah, I mean, ⁓ you know, like I said, these tech guys, they can design with the best of them, but us real estate guys, we have the knowledge up here to be able to foresee things that they’re not gonna foresee. And that’s why your tech is that much better. And that’s why you’ve been able to grow it so quickly. And I also want to now shift gears and talk about future. five years down the line, where are we gonna see this at?

Nate Marshall(30:06)
I think in five years we’ll actually probably. I honestly think if I’m able to get this even up to just five hundred, but ideally a thousand, I honestly think the RCIC will be taking the majority of the chess pieces off the board.

Issa Hanna (30:21)
Definitely a hundred percent.

I think as long as people are out there like tell you know, they’re giving the testimonials because all my raw testimonials, I post something, I got three of my people posting right after that. man, this this it it took I do what took me hours, now it takes minutes. I get people all the time like man, this is the best thing. I have, you know, and I have somebody who was probably a very successful real estate investor and got one of the probably the worst injuries somebody could have, you know, neurosurgery, all this. I mean, just completely, I mean, literally.

even while they’re still alive, I don’t know. She they’re coming back into it into real estate and they’re like, this is the best thing for me. Because the other thing is with the tech and the way this is built, that it doesn’t matter. It does not matter what, you know, what your learning style is. A lot of people can’t learn from a girl or somebody who’s like loud and you know, they gotta maybe maybe at two o’clock in the morning, that may be the best time for them to learn. And they can do that. They can go in there and I use the the expanding contraction. I almost use the funnel.

You know, whether it’s a cooking funnel or it’s an oil funnel, you know, put the the stuff in the top and it refines out the bottom. With RCIC, you can expand and contract at any time. If you you’re not getting exactly what you look for, because I tell people it’s like training an employee. But you train an employee over seven days, you know, and I tell people that the onboarding seven days it walks you through there. There’s a guide for it, little things to do every day. Most of them take 30 minutes. People just two or three months ago were doing that in hours. I started having to go right. I need to give them a couple of things for the first week.

Really, I tell people up to 30 days before it becomes predictive. Like it started sending me the with stuff on surplus and overbid. There’s things in that now that it tells me because it knows me so well the 2,000 hours. But I tell people like you, you know, at two o’clock in the morning, you you all of a sudden you need an answer. We got learning mode. I mean, people can go into our modes and they can go into learning mode. It’ll teach them at their whatever speed they want. If they want the beginner or if they want the MIT version, they can go in and learn any real estate topic.

at their convenience, no matter what, it’ll help them put together the business plan. It’ll help them in everything. And it does a lot more than what I put in there. Now it’s like pulling in from everywhere. So people are able to go and not have to go and you know, I made a little joke a couple of years ago. I went to I talk, you know, we talk about all the Lambo people, throwing Lambo’s or whatever. I went to Walmart. I took a little picture of a Lamborghini. I just saw it one day and I thought, I’ll just take a picture of Because I couldn’t find I was trying to find one, have it something make one.

And it just came out really, you know, with all the stupid copyright things and all that with images and stuff. So a couple months ago, I actually just was in AI and I said, Can you build this? And I called it a guru car. And I said, Well, a Lamborghini. It looked so good. I thought Hot Wheels actually put it out. I for real. And I joke about it. This is the closest 99% of these gurus will ever come to a Lamborghini. And it made a full size ad. It actually made it look like it maybe, I don’t know if you’re familiar with Rob Report or.

DuPont registry or those really high-end, you know, where they got million dollar cars and homes and stuff. It looked like it came out of one of those magazines. It was like a Lamborghini. It had the model with it. It was awesome because I’m like, I throw this back at the, you know, I don’t have a problem with somebody’s legitimate, but I’ve I’ve been in this too too long. And I I tell people, I joke every morning, I’m like, what do you think is in my in my inbox or what do think is in my algorithm? I mean, because I see all of this and I go and I scan through, I copy and paste.

And I scan through and put them in the AI and have it go through look at everything. And it goes through it though. I mean it it you know, it can go through and kind of go, it starts you start realizing. I mean, a couple of times I’ve actually found it where they didn’t exactly cover up the gurus that they took it from. You know, they’re for you know, when you see a logo of another guy in the buried somewhere in there, because they all pick it apart. Yeah.

Wow. And AI, yeah, and AI, man, it it is truly remarkable how it can just make itself smarter. ⁓ and you, the creator of the AI, sometimes are like, what the heck? I didn’t even know it. Did it teach itself that?

surprised myself every day. I’m like and I tell people and you know, like people in my group like told tell all that when we’re on the Zooms and they like, man, I can’t believe you did that. It’s unbelievable. Sometimes that that’s the hard it’s the hardest part is going back to the next day and you know, trying to duplicate it or replicate it or something like that, which I can we can do. But it’s like, you know, like I said, the biggest challenge is outside of these kind of outside influences is the people still are kind of like

Is this really is this real? It’s a Zach and I tell people it’s a Zach code is the information you put in at the buy box, it’s a Zach code is what you’re telling it to ask for. It will literally like Colorado Springs, ⁓ you know, El Paso County had November last year, they had 84 foreclosure filings. It’s like, how do you if you go in there and tell her exactly what you’re looking for, and you can go into zip code like 80916 and 80917, or two zip codes on the east side of Colorado Springs.

One’s a very older established neighborhood. One is a newer one that has like the best buy and the Walmarts and stuff. They’re very completely different. Like in the older neighborhood, you’re gonna see more probates. You’re gonna see a lot more foreclosures and stuff in that in the other one. It’s also somewhere between Peterson Space Force Base, Shrever Air Force Bay, Fort Carson. There’s a lot of movement in the military and those zip codes on that east side and southern side of Calder Springs. Air Force Academy is probably more stable because it’s still most, you know, it’s more academic, but

Those kind areas, it actually can tell. It’ll actually start coming back with those zip codes. So when you start putting in your markets, it’s like El Paso County and things like that, it’ll actually start looking at those zip codes and going, hey, ANL7’s looking like there’s a lot of foreclosures there. ANL6 looks like there’s a lot of probates. RCIC will tell people that. So a lot of people are like, well, that’s more intelligence, you know. I just really want to get leads. I’m like, well, you can do that. You can do whatever you want. You can get just the basics that you’ve been getting.

Or you can go and deep dive and get everything and you don’t even have to give it all at once. You can do it like in we call them delta sweeps, which open AI is a term that they came up with, is is for their own, no matter what you’re doing a search. They it was one day I just discovered that. So I started using it. And it’s basically you can Delta Sweep. We have the prompts, you go to your markets, your buy box, it’s gonna go out there and look for exactly what you want. And like I said with the filter thing, if you’re not getting exactly what you want, you can make changes at two o’clock in the morning. You don’t need to hit up, you know.

whatever gear or whatever prop tech company or whatever and go, I need make changes. They may charge you more, it may affect your subscription, whatever. You own this. You can make changes at two o’clock in the morning. You can do whatever, you know, and you can go wider. You can bring in, you can you’re getting a lot of stuff, you can tighten it down. And you can add a zip code. You can add two zip codes. I tell people generally it’ll take like about 48 to 72 hours to fully kick in and they can connect.

with GHL, they can connect with Airtable. ⁓ we talk about a poor man’s Gmail because Poor Man’s CRM because a GPT has ⁓ Gmail as one of their connectors, just like it was Uber Eats and Spotify. I don’t know why I need to you know connects my Uber Eats to my AI, but it’s there. ⁓ so they can connect the Gmail and now you can have all that stuff sent to your Gmail and have a poor man’s CRM, at least while you’re building before you have to display GHL or you know Airtable has a free version that’s outstanding.

We tell people that, like go use these resources that because we’re telling about homewise, we’re telling them about MyScope Tech. And we may not be able to duplicate some of that stuff, but we can put in the AI and it can start coming back with what it suggests. The other thing is I do is I build a lot of stuff in OpenAI. I’ll build out the whole thing, I’ll go to Anthropic and the Cloud and I’ll have it build it, like all the apps and stuff. And then I’ll go back to Open AI after I’ve added to Metlify and I’ll build all the marketing and promotion off of that. And it

It seems to like respond when you do that. You know, first it was like, you know, it seemed like they hated each other, but that now they’re used to me doing that. The AI. The AI learns you. It learns how your systems are. Like I’m telling people it’s an employee. But guess what? If that employee doesn’t work out at two o’clock in the morning, I always bring that up. You can make that change. It’s it’s yeah, so you’re not.

We also have the RCIC systems hello at RCIC systems is the email that’ll go to me directly. I do answer that.

And obviously, you know, I’m in a lot of, you know, so I said probably the best thing really is on Facebook, you know, looking for me there. And I can, you know, I I generally tell people between eight o’clock in the morning and 12, seven days a week. I do all my tweaks for my people. They hit me up with Messenger. Same thing. If people want to contact me, they can hit me up there. ⁓ just at Nate Marshall 303 on Facebook, or they can go to the email address. ⁓ we do have real estate investors. It’s the real estate investor capital community, you know, I’ll I’ll actually send the links over to you.

Well, most of our people are still in the the main group. So they can get on the Private Money Associates as well. ⁓ and like I said, right now we also have rcicsystems.com. It is a website, the highway, but the pricing is different. So people go in there, they can sell the things we can do. We do have a subscription thing we set up because obviously we’re you know we’re gonna go that direction. We’re still offering unlimited for $399. So I’ll throw out to anybody from Investor Fuel.

get a limited, you get the highway, you get that website because we send you a backdoor link. We send them out, they get any of the apps, they get the two Facebook groups, the two Zims a week, and they get all the GPTs. It’s flat. It’s unbelievable. The only thing they’ll ever have for spend is they’ll have to spend the twenty dollars a month on GPT. Two about twenty dollars a month on Netlify. And then which is on pretty much unlimited plan. And then probably whatever their API is that’s

So they’re going from buying leads and paying for skip tracing to fifty bucks a month.
