How a Transaction Coordinator Built a Real Estate CRM for Beginners | Talitha Villalobos

Key takeaways

  • Talitha built DealDeck 365 as a CRM that stores buyers, sellers, wholesalers, lenders and brokers in one profile-based system, including buy boxes and notes for each contact.
  • The platform lets users generate and send text messages and emails directly from a contact's profile, with editable, AI-suggested scripts and call talking points for people unsure what to say on the phone.
  • Users can create a digital mini business card inside the app that they can customize and share instead of handing out phone numbers or emails directly.
  • There is a 'Deal Match' feature where you drop a deal in and the system finds matching contacts (buyers, JV partners, etc.) so you can message all matches at once or individually.
  • You can import contacts by copying and pasting notes (for example from a Zoom call) and the system will extract and organize the relevant details into contact cards automatically, without needing to pay to pull data.
  • DealDeck 365 includes built-in follow-up/calendar reminders so you don't have to track next steps across separate apps.
  • The system was designed to be accessible to beginners (new to SubTo, wholesaling, bird dogging) as well as experienced investors, and includes accessibility features for users who are deaf or blind.
  • Talitha is personally investing in multifamily properties in Arizona aimed at serving veterans and people with disabilities.

Questions answered in this episode

What is DealDeck 365?

It's a CRM built by Talitha Villalobos, a transaction coordinator, that stores all your buyers, sellers, wholesalers, lenders and brokers in one place, lets you build buy boxes and notes per contact, send texts and emails directly from the platform, and includes a 'Deal Match' tool that finds contacts matching a specific deal.

Who is DealDeck 365 built for?

Talitha designed it for anyone in real estate regardless of experience level, from people new to SubTo, wholesaling or bird dogging to seasoned investors with years of experience. She also built in accessibility features so people who are deaf or blind can use it.

How do you add contacts into DealDeck 365?

You can scan a business card, create your own digital mini business card to share, or copy and paste notes (for example from a Zoom meeting) and the system will pull out the relevant details and build the contact profile for you, without needing to pay to pull data.

What does the Deal Match feature do?

You drop a deal into the system and it surfaces all the contacts in your database that match that deal, such as a Subject To multifamily deal in Arizona. You can then message all matched contacts at once or select specific people individually.

What kind of real estate is Talitha Villalobos personally investing in?

She is looking for multifamily properties, particularly in Arizona, aimed at serving veterans and people with disabilities, and is interested in collaborating with others to expand that model across more states.

If a deal doesn’t go through—and there was one that happened a few days ago where all of a sudden the seller just ghosts, and all of a sudden they’re gone. And they sign the releases, they do everything, but then they’re gone. And it makes me think, well, everything is meant to happen for a reason. And my main goal is: how can I help to make sure that everything still works out? Make sure that everyone’s still good and the connections are not cut, because people do change. Maybe something happened in their life that they need to adapt to, and we just need to understand where they’re coming from. And so my thing is never to be mad or scared or afraid; it’s to go in thinking in twelve different ways: How can you fix the situation? How can you make it better?

Meghan Escobar (01:15)

Hello, everyone. Welcome back to Real Estate Pros Podcast. I am your host today, Meghan Escobar, and I have the honor of bringing on a very special guest today who is going to share something a little outside of the box with us and our audience. And I truly believe that she is going to be able to share something that will bring great insight and great value to the lovely people in the real estate world. I’m bringing to the show Talitha Villalobos. Welcome.

Talitha Villalobos (01:47)

Thank you. Talitha Villalobos is my name and I’m here. I built DealDeck 365. As a transaction coordinator, I see a need on a daily basis for people that are real new to SubTo, new to wholesale, new to bird dogging. And there are even older people that are investors that have experience, multiple years’ experience. I tried to build something that connects to everyone and everyone can benefit from.

Meghan Escobar (02:12)

Mm. Yeah, and I had the honor of chatting with Talitha, and she shared with me what she created, and it is a wonderful system. I’m excited; I’m gonna see it for the first time that you guys are. So what I’m gonna do is allow her to share her screen so she can present to you what this amazing system does and can do for individuals in the real estate world. So if you want to go ahead and pull up that presentation…

Talitha Villalobos (02:45)

So this is what you’d see, and this is just a profile of Alex. But this is your own DealDeck, and this has all of your buyers, sellers, wholesalers, investors in one spot. It’s a CRM, but not only a CRM—it does almost everything for you. So if we click on Morgan, so Alex Morgan, we go down here, we can create his own buy box, we can put some notes inside of the bottom. Because we talked to him in Orlando at a meetup, we can create a text message for him. And this text message on your phone—it can be sent out right there. So we can say this, that, and the other, we can change it up, we can email him. We can email him and it can be professional, or you can always edit it. That’s the great thing about it is you can edit what you’re messaging out. So you can say that I’m sharing a…

Meghan Escobar (03:40)

So I understand: basically your phone and your email are attached to this CRM system. So once you hit “open in email” or “open in text,” it’s going to immediately just send it out.

Talitha Villalobos (03:52)

Yes, that’s it—it just does all that. And then if you wanted to call someone and you’re not sure what to say, it gives you suggestions and prompts of how you can break the ice. ‘Cause that’s a thing that people are unsure: “I don’t know how to call; I only know how to text.” There’s a generation that likes calling people, and there’s a generation that doesn’t want to call anyone. So we have that for both people.

And so that’s what Alex Morgan’s all about, and he’s a buyer and a broker agent. And you can always look up: okay, well, who’s buying? So these are all the people that are buying, and who’s a broker, and who is a lender. And then here at the top, you can add, you can scan their card, you can even create your own business card. And that was the thing that I created here: you can create a mini business card because I know a lot of people don’t want to give too much information; they don’t want to give a phone number or email. They just want to say, “Hey, you can message me here,” or it’ll give you all of these details. And it literally shows them a preview of what it’s gonna look like. So they can always edit it to the color and the style that they like. And that was the main thing I was looking for: “Hey, how can you make it for everyone? Create style.”

Meghan Escobar (05:04)

Branding purposes.

Talitha Villalobos (05:06)

Yeah, because there’s some people that have a style: pop of pink, yeah, but you can create your own. And that was my main idea: like, you can create your own card, then you can connect to other people’s cards, just like any other thing that’s out there. And we’ve seen all the—there’s Blinq cards, there’s business cards, there’s all these things out there. But if we can have it all be in one spot where now I can text him, now I can call him, and then if I have a really good deal right here, I can drop a deal in here. I have that in—let me share another spot with you.

So this is our Deal Match. So you can drop a deal in here, you can find a match, and these are all people that matched up with our deal. And then we can send a message to all of them at once, or we can send a message to each one that we feel like, “Okay, I made a connection with them earlier; this is the perfect person I can send this message to.” Or you can send them all at once. It’s pretty awesome. Like, so here’s—there I am. And that’s it: like, you can email, text them, you can just copy and paste it. But these are all the people that would connect with that SubjectTo multifamily in Arizona. So it does everything at once.

And my main goal is: how can we get all the information in one spot? Because we make connections on a daily basis. So if we can have it all in one location, and then when we need to do a follow-up or a call, it can say, “All right, I need to set something up in my calendar right now for this person.” Now I already have it all set up: follow up with him on the 12th. Everything is there in one spot. And that was my main goal: how can we make it easy and how can we have everything in one location so people are not having to go through their text messages, their Blinq cards, their CRM? Everything is in one spot that you can just click and send it off.

And it just makes life more easier. But making life more easier for me—and I know I did it selfishly; I created it selfishly. But I was seeing so many wholesalers, lenders that were asking me, “Who do I connect for this? Who do I connect for that?” And as a transaction coordinator, I already have all these people within my reach. So when they message me, I could easily just go through and say, “Hey, I have a lender. I have this guy; he’s right here, he’s in the same area. You guys can meet today. I have a buyer who wants a JV.” And I can click on all of them and I can set it all up, and it just made life easier for me.

And so when I said, “Okay, this is for everyone. Anyone can do this; anyone can use it. It doesn’t matter if you’re a real estate agent, it doesn’t matter if you’re in insurance—anyone can use it because they drop in all their information and it sends easy little messages.” And it just gives confidence to somebody who is unsure of what to do next. And using AI today, we can easily have it do all these things for us, but it feels better to have a little bit more control because you have all of that in one spot.

Meghan Escobar (08:08)

Absolutely. So I’m curious to know: let’s say somebody is interested in getting this service from you. Now, are you creating their profile and then handing it off to them for them to be able to enter into their own contacts? Or is that something that you do for them? How does that work?

Talitha Villalobos (08:27)

So it’s so easy that you can just drop in through Google or Apple. You can just literally log in and it’ll start asking you prompts: “What are you looking to use this for?” Because we’re telling you: this is a CRM, this is what you can use it for, these are all the benefits. “Now what are you interested in doing within this market?” And then it’ll drop in, okay, maybe you’re into real estate, but you have an area where you have a lot of contractors that are trying to work on building houses or maybe they’re building properties or buildings and so on, and you need to have that whole list. You can easily create that yourself, and you already have all the connections. You drop them into your regular—whatever it is, exporting, importing—you get to drop it in and it’ll have all of that set up for you.

So say even I have a moment where I’m on Zoom and I’m very unsure of—okay, I have notes, all these notes of all these different people. I can copy all of them, I can paste it in, and it will go through all of them with the technology that I have in there. It’ll go through all of them and it’ll create their own Blinq cards or their own—sorry, that’s not a Blinq card because it really is their own card. And instead of having somebody send me a Blinq card, I can get all their information and I can just drop it in, and I’ll have everything for them in detail. So next time you’re on a Zoom and you just have all that information, all those notes, drop them in and it’ll find the stuff that’s important and put it into their list so next time you have that call. Yeah, it’s just all in one place. Gotcha. Sorry.

Meghan Escobar (09:57)

Incredible stuff. That’s amazing. Thank you for sharing that. I’ve definitely…

Talitha Villalobos (10:02)

I’m telling you, it just keeps on going. And I’m like, “Okay, I forgot about that and that.” But it’s great because anyone can try it, anyone can connect with it. And once you just drop your information in, you can go anywhere and start grabbing information. And you don’t have to—I know there’s other things out there that tell you you have to pay to pull all the information. You don’t have to; just copy and paste everything and drop it in.

Meghan Escobar (10:25)

Amazing, amazing stuff.

Talitha Villalobos (10:28)

Yeah. So…

Meghan Escobar (10:29)

Is there anything else that you want to share about DealDeck or how they can reach you to get started with this, or what would be the easiest way?

Talitha Villalobos (10:38)

The easiest way is to get my card, and you can go into my card and then you can say you want to create your own and it’ll walk you through, and it’ll just create your own. You can create your own card. If you have your own business card out there, that’s fine, but you can create your own and then you get to share that with other people. And really it’s all in one: you drop things in, you get things. It’s one of those things that it’s always feeding itself, so you don’t have to do anything but put stuff in there. Just keep on going ’cause it really just handles itself. I just drop in a bunch of things all the time.

Meghan Escobar (11:12)

So this right here what you’re sharing with us is like a test page.

Talitha Villalobos (11:16)

Yes. Well, that it’s working. This is a test page that I’m showing you, but mine has like three hundred plus, and then there’s people that have thousands and thousands on theirs. And because you can go—I can drop anything in there. We have a list within the community that I’m in: we have a list of buyers, we have a list of lenders, and I could drop them all in, but I wanna make that connection and then make sure that I know who they are, and then I’ll drop them in. ‘Cause I don’t wanna be like, “Well, hey, I have this great deal.” But in this world everything is changing, so it’s good for us to be able to adapt and to make those connections and not be afraid and not be intimidated about it.

Meghan Escobar (12:33)

Yeah. Yeah, that’s a huge thing. You mentioned like not being afraid, and we talked a little bit about this. So there are a lot of people out there that because they’re uneducated about working with AI systems and utilizing AI for their business, what would you say to somebody who might be afraid of it?

Talitha Villalobos (12:52)

I would say everything on a daily basis is changing. If the grid was to go down right now, all the information that you learned is just gonna benefit you. Whatever you learned technology-wise, it’s just gonna benefit you in the real world. Whatever’s happening within the community—on a daily basis, I’m learning about new things that are happening within my own area, within something that’s happening across the world. And it’s so inspiring at the same time. Yes, it can be overwhelming, but you really have to think about: how is it going to work for you? And how can you help people? And how can you just adapt to the need? Because helping people is number one, yeah.

And that’s gonna be something that once you connect with people that really need you, then it’s just gonna make you feel like, “Okay, and now what’s the next thing that I can do?” And you really just ignore all that fear of, “Okay, technology; okay, the end of the world.” There’s a lot of things that people talk about with me on a constant. And I say, if you think about it, we have to adapt on a daily basis. And once we get started, you just have to go with the flow and say, “Okay, what’s the next step?” Because this building DealDeck, it really was: what’s the next step? Now, how can I make it better? Now, how can I click on this, that, and the other at the same time? Now, how can I drop in all these contacts at once?

And it really is a step-by-step, and it’s just like real life. And we can’t be afraid of those basic things, yeah. It’s like the whole putting one foot in front of the other kind of thing: you have to just try. And that’s why I built it, is because it can go for anyone—be for someone who’s new to technology and someone who’s not, right.

Meghan Escobar (14:28)

Love that. All right. Beautiful. Thank you for sharing that. We could probably end the screen share now unless you have something else that you want to show us here.

Talitha Villalobos (14:37)

So right here, I’m gonna show you just how it starts so that you can see and get a good feel of it. So this is what it looks like. And we went through—again, we asked AI like, “What are we charging?” We want to be a deal; we don’t wanna be thousands of dollars and all these things. But these are all the things that we offer. So once you get started, it’s really just quite easy. You can go into all of whatever your contacts are. This is my personal, and it’s so big and beautiful. But that’s it; that’s all it does.

And then we also have a lot of—if you need help, so this is the appearance. If you need help and you need a little bit of guidance on what to do next, I’ll make it bigger so this is how it works. We have some demos on here, so it makes it easier for people to understand what to do next. But really, it’s so straightforward: drop things in, get information.

I went to a local meetup here in Orlando and I started using the card reader in front of people, and they were like, “What is this? This looks so cool. What is it?” And it really…

Meghan Escobar (15:49)

You just scan it and it’s uploading the information for you.

Talitha Villalobos (15:52)

Yeah, uploads everything, and right there and then I can text them: “Thank you for meeting with me in so-and-so location, and let’s talk about this next time.” And it’s just an easy—it’s something that you can do, anyone can use any day. And I feel like it’s a thing that I’ve been using every day. And so for anyone who’s out there who’s like, “I’m always in my CRM trying to look for this, that, and the other,” it’s all in one place. You just gotta send that message and make that connection. You might be looking for somebody who’s gonna make you a lot of money, or someone who’s just gonna connect you with the right person, and that’s all you gotta do is make…

Meghan Escobar (16:28)

It’s safe to say, once you have this DealDeck set up and you are just adding your contacts in from going to your meetups, going to your networking events and you’re grabbing all these different cards or you’re on these Zooms with people, what a time saver it feels like.

Talitha Villalobos (16:46)

Mm-hmm. It really is. And I know a lot of people are out there saying, “We can do this, we can do that.” It’s all in one spot. You have everything in one: you have your own business card, you have your own little area that has your CRMs, you have your own area of your buy boxes. You can do everything in one location, and it’s just the ultimate CRM for anyone who’s investing, who’s in insurance—it’s literally for everyone.

Meghan Escobar (17:12)

Amazing stuff. Well, thank you for sharing that. And look, folks, this is somebody who has studied with Woz U, the university for coding. So she’s definitely got her credentials in place to create what she’s created here. So…

Talitha Villalobos (17:28)

And I think Steve Wozniak was the person that believed in helping others, and his main goal was like going into schools and just volunteering and teaching kids how to code. And that is such an inspiration, because there’s kids out there that have great ideas; they just need the environment to actually feed that. And it’s such a good thing that I was able to experience that, because I was unsure of what I wanted to do next, and I knew that I wanted to build something. And when I got into transaction coordinating and seeing all these things and all these needs from my buyers, from my investors, my wholesalers, my bird dogs—they were so unsure of, “What do I do next?” And I just could build something for them, something that meets all their needs.

Meghan Escobar (18:47)

Well, you can definitely tell that you’re passionate about it and that you’ve built this, one, from experience, and two, from the heart. Like, this is something that you know genuinely deep down: like, this can help you create organization, create better outreach to people, and create a better system in place for you to create better deals, to move deals along faster. So it sounds like a wonderful thing that you are providing here for people. I don’t know if I missed anything, but feel free to fill in there.

Talitha Villalobos (19:19)

No, you got it. You got it. My main goal is just to help as much as I can. And in this world, we meet so many people, so we might as well just get those connections and just talk, because people—on a daily basis, we do change. We decide, “Next month I’m not gonna be an investor anymore, and maybe I wanna actually fix and flip.” People change on a daily basis. You don’t like tacos, you want—that’s the thing with us: we change.

So today I met with somebody earlier who was fixing and flipping a house that he’s been wanting to sell for seven years, and he wasn’t sure that he was gonna do that until now. And it’s like, “Okay, well, are you looking at the market? And also, have you tried this?” There’s so many things that we can do that you never know: you might be that one key to that person’s life that they’re missing, and all you have to do is make that connection.

Meghan Escobar (20:10)

Yeah. And that’s basically what you’ve created with DealDeck: to make that connection a lot easier, more prompt, and more effective.

Talitha Villalobos (20:18)

Yes.

Meghan Escobar (20:19)

Yeah, having the chat built in, kind of generating it for you, creating the framework and giving you the ability to adjust it to make sure it sounds like you. I mean, it sounds like you really put a lot of thought into this.

Talitha Villalobos (20:32)

I did. And I really thought about: how would I, as a new person to SubTo or even older, how do I want it to look? So it’s not too much; it’s just enough so that anyone can use it. And we also have it for disabled people. So if you are unable to—you can actually be deaf or blind, you can be able to use it, because there’s a need out there. There’s people that—they can’t do anything, and they want to invest and they want to do something, and they’re sitting at home feeling like they can’t actually move and do anything. We created it so they can use this. We saw that: we have a few friends that we see their disabilities and we’re like, “How can we create something that anybody can use? It doesn’t matter who we are.”

Meghan Escobar (21:14)

That’s amazing. Now, what I also learned about you is you’re a woman who wears many hats. So not only are you creating this wonderful CRM system and putting it out there into the world, but you are also an investor of your own, right? You have a couple of properties and looking to expand. So talk to us a little bit about what you’re seeing in that world.

Talitha Villalobos (21:38)

So we’re definitely looking for properties that are multifamily—something that is for people that have disabilities or veterans, because we see the need. We understand that there’s definitely a calling for that, and there’s no doubt about it that there’s people out there that just need a little bit of help. And once you see them, they’ll be able to thrive in no time, and all we need to do is give them that. And so my main goal is to get property in Arizona, and the property would be multifamily.

And it’s really about collaborating with other people to make that happen and be able to grow so that we can be across every state. Because I feel there is a real need for just a little bit of help for these people that have worked so hard. And I am seeing elderly people, I’m seeing people that just cannot do the basic things for themselves. And if we can reach out to them and we can help them out, it would make a world of difference to us and to the generations that we’re teaching. On a daily basis, I’m teaching my kids: how can we be helpful to the next generation? And how can we be helpful to our elderly and our disabled and our veterans?

Meghan Escobar (22:42)

Hmm. So with you being an entrepreneur, and it sounds like you’ve been in the game for quite a while, is there a moment from your journey that you can go back to where you remember a deal that had gone sideways, or a time where you felt overwhelmed and ready to throw the flag in, but kept going? I always like to bring that into these conversations because in a world of highlights that we live in, you don’t necessarily always see or hear about those journeys. And somebody who might just be getting into this or been in it for a while can potentially relate to a situation that you’ve been through. Is there anything that comes to mind?

Talitha Villalobos (23:28)

There’s—

Meghan Escobar (23:29)

He’s—

Talitha Villalobos (23:30)

There’s been so many situations where I’ve been like in partnership with somebody and it didn’t go through. And my whole thing is: I have made peace with every situation that has come, because I know there’s a reason why. So if a deal doesn’t go through—and there was one that happened a few days ago where all of a sudden the seller just ghosts, and all of a sudden they’re gone. And they sign the releases, they do everything, but then they’re gone. And it makes me think, well, everything is meant to happen for a reason.

And my main goal is: how can I help to make sure that everything still works out? Make sure that everyone’s still good and the connections are not cut. And people—because people do change; maybe something happened in their life that they need to adapt to, and we just need to understand where they’re coming from. And so my thing is never to be mad or scared or afraid; it’s to go in thinking in twelve different ways: How can you fix the situation? How can you make it better?

And there was one where a woman—she was in Florida, and it was a massive thing that she lost a lot of money in. And so my thing was: how can we learn from this experience? Yes, it was bad, but how can we learn from it and how can we teach other people so that they don’t go through it? And you’re not gonna go through it because you made that deal and it didn’t work out. But we want to help the next generation make sure that they are not making that same mistake, because it could really—if a person is unstable, it could really break their whole world, yeah.

And I’ve always been going into things thinking like, “Okay, what’s the reason behind this?” And there’s always a reason. And we don’t have to be afraid of what’s gonna happen next. And with our real estate world that’s going up and down, we can’t be afraid. We gotta just adapt and move on; we can’t let that mess with our confidence and what we’re doing in our real world personally. So my main goal is: okay, how can we adapt? How can we look at this in a different way? Because maybe it wasn’t a good deal. This other property that the guy ghosted—maybe it wasn’t a good deal and we shouldn’t have… It’s just a sign. It really is all about signs, and we just gotta listen.

Meghan Escobar (25:36)

That’s such great advice. And I think that it’s important to talk about those situations, because there’s going to be times where things don’t go as planned and they don’t go as expected, and a lot of people will take that as a sign to give up instead of pushing forward. And so for you, I’m curious to know, Talitha: where does that strength come from? Is it you putting yourself around the right people to mentor you and help you?

Talitha Villalobos (26:10)

Yeah. It’s definitely putting yourself around the people that are positive, that are uplifting, that are just saying like, “Okay, what can we do next? Let’s move on.” My older sister has always been like that guru mentality that she just inspires, because she’s been through a lot in her life. And I feel like when I see her, I’m like, “Wow, like five years ago you wouldn’t have even tried to do this, and now you’re doing all these things.” And we definitely get inspiration from people that are big, people that are out there that are making a difference and manifesting and creating a positive mentality, because we listen to that and we’re like, we should be feeding ourselves the best.

And if we are inspiring ourselves and saying, “Okay, I’m going to release and let go all the negativity that I have upon my own self and just let it go and say the most positive thing: like, today’s gonna be a great day. Today, everything’s gonna go good; traffic’s gonna be great.” Especially here in Florida, yeah, there’s days where I hit the road and I’m like, “How is there no cars? Like, God has got it out for me, yeah. He’s leading the way; He’s ready to get all the cars out of the way.”

Meghan Escobar (27:14)

Especially in this season, isn’t it?

Talitha Villalobos (27:15)

Yeah, it’s so great. We went to Disney yesterday ’cause we are a Disney family, and the amount of the crowd that was very calm—it was amazing. I love that.

Meghan Escobar (27:25)

That’s amazing. Yeah. And so you said something really important: it’s like putting yourself around the right people, making sure you’re having positivity around you. So for you, when it does come to building relationships and growing your network, what has made the biggest difference for you in business?

Talitha Villalobos (27:43)

My main thing is being open-minded about other people’s ideas and techniques and what they’re looking to do, because you might not be aligned with them, but there might be some things that you still need them on. They might see something different that you’re not seeing, and who knows—they might be the one thing that you need that’s meant to help you with that puzzle piece. And my mentality is: always be open-minded about what people’s opinions are about what you’re doing and what you’re working on. ‘Cause again, they might be the one person—although they might not bring this, that, and the other, they might be that one person that you needed to say something to that’s going to guide you the right way. And you shouldn’t be ever afraid of that.

There’s so many people that are very inspiring when you go to these meetups, when you connect with these people that are big players in the real estate world that are building and creating. And when they get into that room and you get those people’s mentality, it just lifts your spirits of like: what can you do? Because maybe today you’re not a buyer and maybe you’re not interested in buying, but tomorrow you might meet the right person and you might have been the missing thing for them, and now you’re working with them. And that happens all the time in this world.

So you never know who you’re gonna meet, and just stay positive and be around the people that are gonna lift you up, the people that are going to bring you out of the situation that you’re in, yeah. It doesn’t matter who comes to me when we’re at a meetup; it could be somebody that’s totally new that’s just trying to get a deal in because they need that money for something—we don’t know. And I’m not the person that’s gonna cry, but I know that I’m needed there to guide them and show them, “Hey, you can do this. Meet this guy; he’s amazing.” And there’s been people there that have literally the next day made a deal and it’s changed their life, yeah. It’s just been for the better, and it’s just being in those environments—it just makes a world of difference, yeah.

Meghan Escobar (29:30)

I agree a hundred percent. It’s one thing I heard from a mentor of mine a while ago and sticks with me all the time, is: your environment is stronger than your willpower. So if you are in an environment where it’s constant negativity and people aren’t supporting your dreams and aspirations, well, it’s time for you to switch the room. So get around people who are doing the things that you wanna do and accomplish in life and feed off of that energy, because it is so important. So important.

Talitha Villalobos (29:59)

Yeah, my main goal is: if there’s a meetup, I’m going, because you never know who you’re gonna meet. And you might meet the same people, but that’s—they’re just gonna be your friends, right. There’s some people that I met that are my best friends now. I can call them on a daily basis and text them and let them know, “Hey, this is what we’re doing; you wanna go do this?” Yeah, and that’s the best.

Meghan Escobar (30:19)

Yeah. And that’s something you can’t fake, because relationships are everything in business. As much as we are in a digital world and it’s all well and great and you can create the systems to work for you, but you still need to create the relationships to make the business grow and scale.

Talitha Villalobos (30:36)

Yeah. And it’s one of those things: everything’s adapting, so just try it. You might not know, but you might be an artist. You might—yeah, for sure. No, you just gotta try it. I always tell my kids, I tell my children like, “This is a world that you get to try everything.” Years ago you wouldn’t be able to touch a clarinet because it was so expensive and you had to pay all these different things. But now my daughter’s on her fourth year. It’s like, “You’re on your fourth year. Last year or the year before that, you wanted to quit every day, but you’re here on four years going to Universal, going to Disney, and doing all the things you want to do.” And you never thought you would do that.

So my main thing is like: go for it, get into it. Don’t stop, don’t quit; just keep plugging away. You could be building something amazing that the real estate world needs, or you could be the one person that’s going to be a great investor or a builder and you didn’t know. And this time next year you’re gonna be blowing it up and doing all kinds of amazing deals and…

Meghan Escobar (31:37)

All good. I’m a mom, too; I get it. Well, thank you so much for sharing your story, sharing your perspective. I think what you’re building and growing is absolutely incredible. And before we do wrap things up, if someone listening in wanted—they want to learn more about what you’ve got going on…

Talitha Villalobos (31:56)

Sorry. They always take the great time. I’m actually homeschooling, too, so…

Meghan Escobar (32:02)

What aren’t you doing?

Talitha Villalobos (32:03)

I just feel like homeschooling is such a thing where people—I know people back in the day, they were afraid of homeschool, but now you have so much good things, so much good communities now that you can homeschool. And it’s good for them to think outside the box, and for me, too, ’cause I was homeschooled for a few months and I…

Meghan Escobar (32:20)

I know. I’ll tell you, if I knew what I knew now, my son who is almost a senior, I would have homeschooled. But we are where we are. But yeah, what would be the best way for someone to connect with you, wanna learn more about what you’re doing, and potentially collab with you?

Talitha Villalobos (32:38)

Yeah, DealDeck 365 is up and running, so anyone can log in and connect. We have some educational information down below that connects to DealConnect 365, and that is for people who—if they have a really good deal, they can drop in their deal. Because you never know: you might be the one missing piece that we need in our community.

Meghan Escobar (33:10)

Absolutely. And are you active on social media platforms at all? LinkedIn, Facebook, IG?

Talitha Villalobos (33:16)

I’m everywhere. Everywhere but TikTok, actually. But I do need to work on that.

Meghan Escobar (33:22)

Is DealDeck 365 how they find you, or is it your name? Yeah.

Talitha Villalobos (33:26)
