From $400 a Month to $100K a Month: How Khaled Hafez Built a Real Estate Lead Generation Business

Key takeaways

  • Lead Leaders charges per lead, not per hour, guarantees a set number of leads upfront, and replaces any lead that doesn't match the client's own criteria for free, or refunds/continues working until the guarantee is met.
  • Khaled built his first VA/cold-calling company from 3-4 clients to roughly 500 VAs and over $4.5 million in revenue in under two years before restructuring and starting over with a new company, Lead Leaders.
  • He says most wasted ad/lead spend comes from keeping unrealistic sellers in the CRM, for example a seller asking $800K on a property with a $700K ARV, which isn't a workable deal unless you're a realtor listing it.
  • Khaled focuses on DFW (based in Irving, TX) because the market stays active through the holiday season, and compares it to Houston (flood/humidity issues), San Antonio (more affordable), and Austin (bigger spreads, requires sharper negotiating).
  • Expect roughly three to four months to get comfortable in a brand-new market, including a couple of deals falling apart, before you understand local issues like back taxes and water bill liens (cited as a problem in Chicago).
  • A practical market-entry tactic: search for an investor-friendly realtor in the target area, ask if they'll do novation deals, and use them for free market education, CMAs, and referral/novation income splits (he mentions a 50% cut arrangement with a realtor in North Carolina).
  • On networking, prioritize connecting with capable 'underdogs' on their way up rather than only established 'big dogs,' and stress-test potential partners by negotiating with them directly before committing to do business together.

About the guest

Khaled Hafez is the founder of Lead Leaders, a pay-per-lead cold calling and lead generation company for real estate investors. He started as a cold caller and virtual assistant in Egypt while working a banking day job, built a VA company that scaled to about 500 VAs and generated over $4.5 million in sales in under two years with a former partner, then relocated and rebuilt his business from scratch. He now lives in Dallas (Irving, Texas) and wholesales, flips, and holds rental properties himself.

Questions answered in this episode

Where do real estate investors waste the most money on leads?

Khaled says investors waste money keeping leads in their CRM for sellers who aren't realistic sellers at all, for example someone whose ARV is $700K but who is asking $800K. Unless you're a realtor who can just list it at that price, those leads are a waste of time and money and should be cleared out, not treated as 'volume.'

How does Khaled Hafez's Lead Leaders pricing model work?

Lead Leaders charges per qualified lead, not per hour of caller time, and guarantees an upfront amount of leads. The company pulls data, skip traces, and cleans lists at no extra charge, and if a delivered lead doesn't match the client's own stated criteria, it's replaced for free. If the guaranteed lead count isn't hit, clients get a refund or the company keeps working for free until the target is met.

What markets does Khaled invest in and why?

Khaled invests in the DFW area (he's based in Irving, Texas), plus watches Houston, San Antonio, and Austin. He says DFW 'doesn't sleep' even during the holiday season, Irving has strong buyer activity from Indian investors with heavy capital, San Antonio is more affordable, Austin has big spreads but requires strong negotiating skill, and Houston is similar to Dallas but has flood zone and humidity issues to watch for.

How long does it take to learn a new real estate market?

Khaled estimates about three to four months of making mistakes, putting two or three deals under contract that fall apart, and learning from them before a new market starts to feel familiar. He warns investors moving markets (e.g., from Dallas to Chicago) to check for things like high back taxes and water bills that can kill a deal's math.

What's a fast way to get up to speed in a brand-new market without wasting months?

Khaled's tip: use ChatGPT to find the best investor-friendly realtor in the target area, then call them and ask if they'll do novation deals with you. Those realtors will often educate you for free on pricing and ARVs, provide a free CMA, and split referral fees or novation profits because they get a listing and showings out of it at no cost to them.

What does Khaled say matters most in building investor relationships and networking?

He recommends connecting with 'underdogs' who are on their way up rather than only chasing already-successful 'big dogs,' comparing it to investing in penny stocks before they take off. He also stresses stress-testing potential partners by negotiating with them directly (even sending a friend to test their flexibility) before committing to do business, since underdogs tend to stay loyal once they grow with you.

In my view, they waste their leads on sellers that are not even sellers. They’re wasting their money on I would say like fake volume. Okay. there’s no reason why on your CRM a seller would ask for way above the market value and you just keep it your in your CRM.

let’s say an ARV is seven hundred, he’s acting eight hundred. Why on earth you have such a lead in your CRM? Unless if you’re a realtor, you can just list it for 800 and see how it goes.

Welcome back to the Real Estate Pros Podcast Powered by Investor Fuel. I’m your host, Scott Bursey. Glad you’re with us. And today we’re delighted to be joined by Khaled Hafez, the man behind Lead Leaders, the lead generation company that puts trained cold collars to work for real estate investors. But Khaled’s story starts

On the other end of the phone. He began as a virtual assistant making cold calls himself, built a company from the ground up, and then started over in Dallas, where today he wholesales, flips, and holds rentals of his own. Listeners get ready to dive deep into the front end of every deal, because it all starts with the call. Khaled, welcome to the show.

Khaled Hafez (01:49)

Thank you, Scott. How you doing?

Scott Bursey (01:50)

It’s awesome having you here, my friend. Thank you for joining us here today and to help our listeners get up to speed. Please give us the ninety second highlight reel of how your career acnited and where you’re pouring your fuel now.

Khaled Hafez (02:04)

Absolutely. So as you said, I started on the other side of the phone. I started as a cold caller, right? And now I’m here, like a few years later, seven years later, I’m in Dallas, a real estate investor. I started flipping, doing BRRRR method, do it all, right? And it was crazy. It was a crazy journey. Every year feels like a 10 year by itself. it feels crazy and amazing. The ups and downs that I just went through from

being super, super, super broke to just having six figure month is insane. And if you couldn’t control yourself and control your business, control your mind in such, up and down movement, crazy dynamic movement, I wouldn’t be at where I am right now. Thanks to pretty much whoever helped me here. there’s a lot of names. I can’t name it all. And also thanks to whoever,

Obviously, you’re gonna meet some people that don’t want the good for you, And that’s also like I thanks them too because I learned a lesson. Like I learned a lot of lessons that I never learned ever since I born to till the day I was, that change that happened in my life, right? So as I said, I started as a cold caller, then started my own VA company, which is I had no idea where they’re gonna get me, right?

I just quitted my nine to five because I was working two nine to fives. Believe it or not, I used to be a banker in the morning from nine to five. And then from five, because I was in Egypt. It’s just like the time difference is crazy. At five p.m. in Egypt, it’s like nine a.m. at your time in let’s say eastern time or central time. From five p.m. until three or two a.m. That’s another seven like eight, nine hours, right?

And then I sleep from 2 a.m. to 9 a.m. that’s basically my daily routine for a few years. And I know it was crazy. And at that point, I decided to just have my own VA company while working the 9 to 5. And the point where I was able to make 10x, what my manager was making, I was like, hold on, what the hell am I doing here? Where am I? Like, I’m in the

Very wrong position. I’m not supposed to be here. I’m like, at that point I decided to just understand a very good listen here. If you started to do a minimum wage activities in your business or along with a business, then you’re in deep danger. Let’s just say that. you’re screwed up. So I took my decision and

August, I guess. Yes, August 2022 or 2021, somewhere in that range. I decided to quit. And my family, my friends was like, You’re insane. You’re a banker. You’re like they’re saying that, and I’m just continuing what they’re saying. You’re a banker earning 400 bucks a month in Egypt. I was like, What the hell is that? already 10x that 10x what my manager is making. I was like, that doesn’t make any sense. You guys talking about something.

And I’m talking about something else. You guys remind me of an ant on a paper and I have a pen and it’s just like you when you have an ant and just draw a circle around that ant and the ant is not going anywhere because if they thought that this is their limit. I’m seeing they’re seeing this and I’m seeing this. And I was like, hell no, no no no. I’m out, I’m out. And I decided to take that decision, and part of me was scared, part of me was like

Go get it. You’re a go-getter. You can make it. nothing wrong gonna happen to you. Don’t worry. You’re gonna go through more than that. Don’t worry about it. Like that was just in my head when I was just like applying for, resignation. And a few weeks later, I quit and started focusing on my business. and what a journey. Started from few clients, maybe four clients, three clients, to a five hundred VAs and just

Two years and I don’t know how, I don’t know why, I don’t know what happened. It’s just bang, something happened. it was the big bang in my life from just making seven hundred bucks a month or four hundred bucks a month to a hundred thousand dollars a month. To one of the big providers to one of the big companies doing a PPL service in the industry, I was one of their top providers already with

clients that I have already with big names, big names in San Antonio, Florida, some big wholesalers that I’ve been, catering for. And I’m not deciding to say any names in this podcast or anything, but obviously I went through some hardship. when you have that business booming, some eyeballs on you, right? Either from your employees or maybe your neighbors.

not your partners or maybe even your relatives, right? They would look at you as like, we want a part of that pie that is growing too fast. it was that small and in no time it became this big. We just want something, right? And like you gotta earn it. Like you gotta earn it. Like, why not? Sure. I was not against anything as long as you actually able to earn it.

As long as you’re able to add value, right? And I was learning the way on the way, here’s one thing, I’m a big God believer, right? God could get you two tests, right? One test could be basically like, He tightened up things on you, He makes it harder on you, makes life on you harder a little bit, right? And the only way out from this is just to be patient, right?

But what about the other test that nobody knows anything about? He could give you more money. He could give you power. He could give you good connections and whatnot and see what’s gonna happen to you. What are you gonna do? Are you actually gonna take care of what I gave you? Are you able to take care of those people, underneath you? And I’m not gonna lie, I was failing, winning, failing, winning, because it was a new test to me. Because I only know when things are hard, you just be patient.

That’s the easiest test. It’s easy. Just be patient. That’s it. Just give it some time. You’re good. You’re gonna be just fine. just be patient. Do what you have to do. Now, when I had that other test of like a lot of money, brother, I’m making six figures a month, a hundred thousand dollars plus USDs, not Egyptian pounds, USD a month when my bills are like a thousand dollars. So I’m saving 99% of my income. It was like crazy.

Right? Are you good? Are you gonna go nuts? Are you gonna be like, doing some crazy stuff, or are you gonna actually take care of that business and take care of that money and take it? And I’m not gonna lie, I was going in and out, up and down, up and down. It was hard. It was tough. It was impossible. That happens to you in a matter of a second. You’re not even ready for that test. You would go crazy, right? So, but thank God I went through, some stuff and then I

went back on my feet again, right? some people stole from me, some people scanned me, some people, screwed me up, put me in deals that I’m not supposed to be at. All that happened while I’m in Egypt, right? And then I decided like, okay, hold on. Let’s just do it from the beginning all over again. I wanna like, okay. I partner up with someone, that company made I’m not gonna even mention the name of the company, but whoever knows me who knows what company we’re talking about, right?

made over four point five million dollars in sales in just less than two years, right? Less than two years. Easy. Right? That’s just revenue, right? And okay. I’m parting ways from that partner. parting ways from a lot of people that I’m not supposed to be associated with anymore because some people screwed me up. So you gotta be away from them. And you gotta start over from the scratch again. And that was the decision. Whatever I have capital right now, I gotta relocate.

Do it the right way and build it again. Because here’s the thing, you don’t be scared from someone who made it. That’s easy. Everybody can make it. Be scared from someone who made it, failed up to nothing, just down to nothing, and went up again. That guy is scary. you gotta wake you watching out front of this guy. He’s not easy to deal with. I’m talking about myself. No, I’m just kidding. Right. So I saw a lot of people like that. I saw a lot of

Good people went from zero to something and from something to zero and then zero to a lot of stuff, right? I saw that a lot, right? So that’s where Lead Leaders came from, right? Okay. I am not trying to sell cold calling service. I’m trying to see sell basically like a lead generation machine, right? You came here to just not manage callers. You’re not here to just talk about, this caller is

Actually, good on the phone or not. It’s basically like the whole company is working for you to generate those leads. you already made the payment, you already guaranteed what amount of leads you’re gonna get already up front. And if that didn’t happen, either you get your money back or I’m just gonna let the company work for free until we hit that target, right? as I told you before in the previous call.

I made that because a lot of clients were asking me, okay, hold on. how many hours is this co-caller working? What kind of criteria you guys qualify? And my question was like, it’s your criteria. You decide what a lead and what is not a lead, right? And if the lead doesn’t fit your criteria, you come back to us and say, Okay, take this lead. I don’t like it, I don’t want it, it’s not within my criteria. We could just replace it for you for free, right?

So, and that concept of a PPL VA service was a hybrid module where you can’t break it. why would you say no for a service? If you’re a wholesaler, just think about it. Okay, this company is not charging me per hour, they’re charging me per lead. And other companies not gonna guarantee me nothing. And if they gave me a crappy lead, I can’t say nothing. I’m just gonna take it, call it a day. No, that’s not how it works. You just basically come to us.

Tell us I want the leads to be like this, this, this, and that. I want a specific amount of leads, right? We can negotiate whatever price we are talking about right here. You don’t pay the dialer, you don’t pay the callers, you don’t pay for a list. We pull data, skip trace them, clean them out, and it’s all my responsibility. I don’t ask you for a minimum amount of records. I don’t ask you for this is what you have to get in order for you to just qualify. You pay up front for a hundred hours or no. It’s just this is the lead.

Just how much it’s worth. Here you go. You got it. We’re good. Happy days. Good. It’s not like, obviously some clients, are a little bit smart. They be like, this guy, he said, I don’t want to sell it. Okay. Yeah, why did you just ask him? Because we spoke with him. And I came across a lot of sellers like that. They’d be like, I don’t want to sell it to you, but then when they talk to me, I close him, put him under a contract, put it on the market, innovate it, sell it.

Then you have a problem. I basically every single lead they go through a dispute, I take it back, right? I test some of it, right? Like I just test them out, see what’s going on. And I did that a lot. I come across some leads that are like they’re not crazy motivated, but they have a problem that they’re not telling you, right? I talk to them, put them on a contract for a higher price than.

What my client was actually offering and put it on the market and ovate it and then come back to my clients and be like, look, this is how I made to this deal, this is how I innovate it. Here’s the contract, and here’s your cut from that deal that you actually disputed. That happened last month two times in two deals in Chicago. So it was crazy. It was crazy, it was insane. And I’m not saying like I’m an angel.

I’m just like the very honest person. Because if I said that, like you can say it, but you can’t do it. I’m doing it. I already done it. I have testimonials doing that. I remember one day, because I told you, I connect even with my competitors. Whoever is able to actually apply what I’m doing successfully, they have something that I don’t have. They’ve done it in a way that could be different than mine. there’s no way that you can do it the same way I do it. I’m not saying that the way I do it is the best.

But there are other ways. I created something where if someone copied it, they have to copy it in a different way. And I want to know what that way would look like technically on the lead generation service. and wholesalers are calling me crazy now. What’s that deal that closing today? Anyway. cool. So the way I do it is basically I guarantee the amount of leads and I don’t charge the clients per hour because I don’t

Pay the callers per hour, I pay them per lead. So if you made it that way, there’s something technically in the middle you cannot control or you cannot track. So you must be doing something different, right? And I found someone that done it in Egypt, same way, same exact, pretty much same promises, same everything. And I wanted to know I’m like, what is he doing? I got connected with him. He’s a very good guy. He’s a very nice dude. And

He is my competitor. We’re smoking hookah together in a hookah bar and we’re going out together, racing cars. And he got a Porsche, I got a Mercedes. We were just racing and we’re like, having fun in Egypt. And he is my competitor. He is legit. Someone would take my clients away from me, and I would do the same shit to him. But we’re chilling. We’re having fun. in fact, I was in a tropical place before in Sharmashik. We were in the same pool.

We’re chilling in the same pool. He’s making calls and I was like having fun. I was like, this guy is working well. He’s having fun. I love that guy. This is the type of people that I would connect with. He’s literally in the swimming pool at nighttime on the phone, on the edge of the pool, and it’s like, Yes, yes, we guarantee 30 leads. Yeah, we do that in 30 days. And if we didn’t do that, we give you 20% back. that’s a different offer. I’m hearing what he’s saying. I was like, okay, this guy knows what he’s talking about. I love this guy.

And literally we’re in the same swimming pool at Charmushake Chile. that’s a type of networking that I would like to pretty much connect with. So fun fact that happened with this guy, his name is Mo. what happened basically, there’s a client canceled from my side. He just decided to part with and went to his co-calling company.

Then part that client decided to part ways from this company and come back to me again. those wholesalers are crazy, they do that all the time. I did not like I basically asked him, like, where the hell did he go? Like he said, I went to this company, such and such. I said, like the owner there is called that such and such, and whatever. He said, Yes. I thought, all right, cool. This is generally, I can get him to this meeting and he can tell you that this is exactly what happened. I told the client, I cannot accept you until I ask.

My competitor, if he’s okay with this to take you back to my company. Because you’re gonna pay me how much? twenty four hundred, sixteen hundred, whatever you’re gonna pay me a month. But this guy, my connection to him worth way more. Ethically, financially, on a friendship wise, like worth way, way more. So I got back to my competitor asking him if I can take my client back, not because I can’t. He came to me. I just wanna make sure that we’re good, right?

Other people wouldn’t do that. Other people honestly was just like DMing me and see that like, you’re selling callers for six. That’s back then when I was selling the callers at six dollars or four dollars an hour. It was like you’re selling them for six and four dollars an hour. I’m gonna sell them for two dollars an hour and make you broke. And it’s funny because that person who was telling me that on Instagram was the company that I was working for as a co-caller.

Scott Bursey (16:03)

Wow. You said it, Khaled. What a journey.

Khaled Hafez (16:45)

That’s like I’m skimming the journey. Because I don’t think you have all the time in the world, but I’m literally skimming the journey.

Scott Bursey (16:52)

You started as a cold caller on the phone yourself. What did those years teach you?

Khaled Hafez (16:57)

So I started co-calling because my paycheck was not enough. So that was a second job. taught me is basically when there’s things are tight on you when it comes to money wise. You just be patient. You just do what you can do physically, mentally, ethically, everything. Just do your best and you’re good. That’s when things are tough. Right? That’s the easy test. That’s just nothing. That’s nothing, nothing. You can make it.

Just like that. But you cannot keep what you made just like that. You can’t just be patient on money coming to you. You gotta be doing something else. And that was actually the hardest test. What I learned basically in those days, this is the easy part.

This is just the easy part. You’re sleeping at night knowing tomorrow there’s a salary. But me as an entrepreneur, I can make a hundred thousand dollars today. Tomorrow I have negative hundred thousand dollars and deal with that. Tell me what you’re gonna do with that, right?

That’s what I learned. It’s crazy.

Scott Bursey (17:50)

So here’s my question, Khaled. Where do investors waste the most leads they already paid for, in your view?

Khaled Hafez (17:58)

In my view, they waste their leads on sellers that are not even sellers. They’re wasting their money on I would say like fake volume. Okay. there’s no reason why on your CRM a seller would ask for way above the market value and you just keep it your in your CRM.

let’s say an ARV is seven hundred, he’s acting eight hundred. Why on earth you have such a lead in your CRM? Unless if you’re a realtor, you can just list it for 800 and see how it goes. If he actually accepted it, right? Unless if you’re not a realtor, there’s those type of leads are complete waste of your time and your money, obviously. And

Scott Bursey (18:37)

Think about this for just a moment. you invest in Dallas right now. Yep. you’re into wholesale deals, flips, and rentals. What are you seeing on the ground currently?

Khaled Hafez (18:48)

Okay. I wanted you to ask me the question a little bit differently. You came from Egypt, have the fifty-one states, the whole states. Why Texas and why Dallas specifically, right? You that could be the question, right? It’s because that market doesn’t sleep. And we’re in the holiday market. We’re in the holiday season and it’s not slowing down. It’s not slowing down. That’s the only market that I saw, especially in the DFW area, Houston a little bit.

San Antonio and Austin, every one of those markets got its own special thing, right? as an example, Dallas, it’s active, like crazy, crazy. A lot of money here. And if you know the areas and specific, ethnicity that would specify and dedicate themselves in this area. As an example, I’m in Irving, right? I have a lot of Indians and they’re like really cool people. They invest here and they have heavy pockets, right?

Plano, this is like a different area. As an example, this is Dallas. San Antonio is a little bit more affordable, right? Austin, you have big spreads, big money, but you gotta know what you’re talking about. You gotta negotiate right. And Houston is almost similar, to Dallas, but it got its own nature, right? It’s like flood zone, humidity, all that. you gotta be aware of what’s going on. Because simply that market doesn’t sleep.

as you can see my phone also doesn’t sleep.

I gotta put that on silent a little bit. I don’t know what’s going on with these people. But you gotta know that that specific market, those four markets, basically, they don’t slow down as much compared to other markets in the holiday season. And I would rather just choose consistency over big bucks, right? Hit and run. I call it sometimes boom boom chow. Make a lot of money, make a lot of money and then disappear. I don’t like the boom boom chows.

I had one of my competitors said that because okay, I had a sales guy in my company for the VA service. I was like, Look, there are two different type of clients. The clients stay with you forever and clients that do boom boom chow, right? Which type of client is that? You tell me. If a boom boom chow, there’s a way to actually close him. If he is someone that stay, give him a discount. So if a boom boom chow, charge the hell out of him because you’re gonna charge him today and you’re just gonna get the hell out of here, right? it’s a

A one-trick pony. He’s just gonna do it for one month. He’s only doing wholesaling. He can’t do innovation. He can’t do subject to he’s just here to just get the Lamborghini next month. And he’s just delusional because he thinks that he’s gonna get the Lamborghini next month. You wanna charge him? Charge him. Go ahead. Like, be honest with him. Tell him, look, this is how it is. And he’s super motive because he came from God knows. Also, this is one of my mistakes.

He came from a mentorship and that mentorship is driving an iborgini the role on his wrist and he has a million dollar house and a hot wife and a swimming pool and all that. Right? I wanna be like this guy. I’m gonna pay as much money as I can to just be this guy next month. I was like, We tell you that you can’t. You have to go through something. You have to go through a lot of actual education to yourself and a lot of stuff. And be like, no, no, no, no. Take my money. I was like, All right, you just tap your credit card on the table and wanna pay? Okay.

So that’s the boom boom chow. So look I have a little bit of ADG. I know that we went out from the topic, but anyways, that sales guy took the same exact words and had his own social media and his own company and whatnot and competing with me. He said, We don’t take boom boom chows. I remember that I used to work for someone and he used to say

I’ll take that boom boom chop client. It was like the video’s still here and I still have it. I was like super proud. my god, you learned something from me, even though we’re competing now and everything is cool. But he said he actually said it. I like it. I love it. they picked something from me. So yeah. that’s something.

Scott Bursey (22:17)

What potentially could catch investors off guard when they start over in a brand new market, as you did?

Khaled Hafez (22:23)

What could catch them in a brand new market? the different nature. it depends on what market you came from, right? Let’s say as an example, I’ll give you like a rough example. Someone, his market is Alabama, right? Mobile Alabama, right? Very small, tiny ARVs, and then they just go to California and they’re like, Holy smokes, this is a million dollar house. my God. But what could catch their attention is the advantages.

But what they not actually really seeing is basically the cons of those new markets. They wouldn’t know that they have to be super sophisticated to actually like discuss those numbers with such an owner that owns a house worth a few million dollar houses, right? they miss on that sometimes, unfortunately. They think they’re gonna do the same exact thing. and

it whatever works in their market would differ would definitely work with a better market. They say bet they say the word better, but they don’t say different. they think that it’s better because it’s just, bigger ARV, but do you know what takes you to just actually close such deals like that? You’re talking to someone that owns that house, maybe free and clear. Who know God knows how? they’re multimillionaires. They may be like old money and whatnot. You’re actually do negotiating against someone that owns such a house. So gotta be

able to do it. You gotta actually add value, not necessarily helping him to be because like he’s that distress like the people in other areas, right? So yeah, that’s actually what worries me when I see a client say, I found a better market. There’s no such a thing called better market. It’s just different.

Scott Bursey (23:48)

Yeah. And here’s one for you, Khaled. How long does it take before a new market starts to feel like home turf?

Khaled Hafez (24:30)

yeah, three, four months for sure. You’re gonna do all the mistakes in the world. And I’ll give you an example. let’s say someone got used to the DFW market, the Dallas market, right? And they just decide to jump in. Okay, I’m just gonna go a little bit north, I’ll go to Chicago. They say they have, a lot of distressed homeowners in there. And before they know it, they don’t know that the taxes there are crazy high.

Crazy high. it’s like there are some houses there. Taxes are basically way more than the house was worth. The back taxes and water bills. You gotta deal with the water bills and taxes. So until you know and actually make the enough mistakes and put like a two, three deals under a contract and fall apart and you learn from those deals, it will take you like, yeah, three, four months.

A network, unless you have someone in there knows already the pits and pieces. And this is like a million dollar tip right there. If you’re trying to switch a new market, just open Chat GPT, search for the best investor friendly realtor in that area that you’re targeting. Search for them, call them and ask them if they would do novation, right? It would they nuvate with you, they will educate you for free.

about what market or what area or what like ARV or whatever, they would do a free CMA to you because they would get money. they would want your business. They wanted to have that deal listed underneath them and it would make them some money. Not only just the novation part, but also think about it this way. If the seller doesn’t want to just go anywhere than what you could make from Novation, right? You can just have them as a referral, as a retail referral.

five hundred thousand dollars would pay up your marketing fees for free. That league instead of making you nothing made you just a thousand bucks referral fee. Some realtors that I got connected with in North Carolina they would give me fifty percent of their cut. Because basically they didn’t pay nothing. They just got a free listing. Absolutely for free. And guess who’s making the appointment? It’s the realtor. Guess who’s making the CMA? It’s the realtor. Guess who’s making the showings? It’s the realtor. Why you’re in

Somewhere else doing whatever what you want. Right. I was doing that when I was in Egypt, right? In a third world country, just with my phone and my internet. I still have those homeowners that I sold their houses. They never saw my face. They never saw how I look like. They never saw me ever. They just know the voice. They just know the number. And that number to them is like, this guy can help us to sell our house. I still have that at this moment. I actually still

remember that call with one lady, I don’t know her name. Her husband was called Jeremy. So he said, we just know your voice. I know that voice was just sell my house. I like I know your wife’s just a voice. That voice is help like you’re just a voice in my phone helping me to sell my house. Things just happened. People showed up, sellers came in, someone bought my house, and I don’t know how. It’s just a voice on my phone helping to just do that all together somehow, some way.

And it’s your connections. It’s just all you need is just an internet, a working line from T Mobile, ATT, whatever, and you’re good. you’re just good. But you gotta do what you have to do, right? It’s just lesson number one or the test number one. You just do your best, right? And be patient. And then when you make it, that’s a different story. That’s a different test. You’re just like, we’re gonna meet there. We’re gonna meet up there and tell you what to do then, because like

That’s something that you have to try by yourself. once you make six figures in one, once you pass that threshold, it is insane the amount of things that you would go through and amount like the amount of people that would look at you differently. I’m not saying that this is the top of the mountain. there’s a lot of successful people doing that. But once you pass that threshold, it’s inevitable. You’re gonna definitely go through the same exact

Things that everybody would go through no matter where you are, no matter who you are, no matter what are you, or what do you do. always you’re always gonna have unfortunately it’s just like it’s just sad. Very close people are gonna look at you differently. partners gonna look at you differently, friends, you probably gonna lose a lot of friends. Not intentionally, but you’re gonna lose them. Some people like you, they cut off ties with you or come back to you wanting something from you.

This is gonna happen. So until we meet there, until you make that six figures a month, let’s just focus on those few bucks that you can make to just build up your way up. And it’s easy, it’s very easy. Just be patient, do what you can do, do the best that you can do. That’s it. And it’s actually on a repeat because as soon as you make it and fail that test, you’re gonna go back down again and succeed in what you used to do.

Being patient, doing what you do again, so you can go up again. Because that’s easy. People lose hope as soon as they fall. In that part, like you just you’re from here, you made it, then you failed. You go down again. While you’re going down, you just lose hope. If you lost hope, there’s no reason for you to just do anything. Just Unfortunately, that’s the bad side of it. But hey, if you’re going back up again, you’d be scary because you didn’t lose hope.

You love life enough, Yeah.

Scott Bursey (29:15)

Khaled, when it comes to relationships and networking, what has made the biggest difference for you over the course of your career?

Khaled Hafez (29:23)

Yeah, that were a decision, not to get connected with the big dogs. Get connected with the underdogs. Get connected with people that on their way up. It’s like you’re investing in penny stocks and one of those penny stocks became, one of those stocks in the SP 500. How are you gonna be look like? So you just don’t invest in all those penny stocks. You actually like gotta be niche. You gotta snipe someone in a way where, okay, this guy doing things differently. I gotta get connected to him.

And do business with him because it’s gonna add value to me, obviously, right? And do business along with each other’s together, right? And stress test them, right? When you do business with them, do as as as an example, I’m buying a subject to house for myself because I want to get a section eight, right? This dude that is doing section eight, he’s probably doing something that I can’t do, right? And I’ll be like, okay, how low can you go on the entry fee?

Right. You’re asking 30,000. I want it for five. And stress test them and send someone else from your friends that you got connected with and negotiate with him a little bit even more and see how he reacts and how he negotiates and how he deal with things at hardship. Right. And you’re gonna do business with him. Do business with people that you like and get connected to them, and they will definitely add value to you.

As long as you know that they have something that you do not have. And guess what? You don’t have to know everything that he knows. You could be your right-hand guy in XM, X something, subject to owner of finance. This guy is my right hand because he’s my realtor in this area that I targeted a long time ago. And he basically my boots and ground in Chicago as an example. Right? This is my guy in let’s say Houston, right? I can send him in.

location I want and he would do business with me exclusively because now you’re like an octopus with multiple hands getting connected to a lot of different people doing business with them and they grow up with you. And here’s the thing the big dog is not loyal to anybody is just loyal to his people right but the underdog when he becomes even a little bit bigger a little bit better he’ll be loyal to you because he made money with

Scott Bursey (31:24)

Thank you for that perspective. And Khaled, you have given us a lot of really good insight here today. But is there any additional words that you would like to leave with our listeners?

Khaled Hafez (31:36)

it’s just the part that I told you. if you didn’t make it yet, it’s easy. Just do what you can do. Do your best and be patient. It’s just gonna happen. it’s inevitable, right? Just do the best what you can do. Until we meet then in the top at a hundred thousand dollars a month. Let’s just be patient. Once you make it there, come back to me and I’ll tell you what to do. it’s not easy. But hey.

there’s something that you gotta know that as soon as you make it, you’re gonna be taking care of people, more people to make it with you. That’s the secret, right? You give back a little bit more. And those people when they make six figures a month, you’d be making seven.

So don’t be fooled with money. Don’t be fooled because in real estate most of millionaires aren’t or even billionaires making their wealth, from real estate. It’s just how do you deal with that wealth? It’s just gonna happen. It’s actually easy. A lot of people made it. And there’s a lot of other ways to make it. So be patient. Get connected to as many underdogs as possible that actually worth it. They have the potential. And don’t lose hope.

just keep doing it. Keep doing what actually works. And if you’re not getting leads from Lead Leaders, just just a shameless plug. Why what are you doing?

Scott Bursey (32:39)

Khaled, thank you so much. And for those of our listeners that want to keep this conversation moving, stay in your lane or collaborate with you on future deals, what’s the best way for them to plug into your pipeline and reach you directly?

Khaled Hafez (32:52)

Right. Remember when I told you I have two phones? Right. That phone, I’d never pick up that phone. This one is the business line. They can always call me, text me, email me, whatever. They can literally call me and I will just pick up 214-931-1412. Or you can email me, email the company at info at leadleaders. Or I can leave actually my Instagram if they some people like Instagram. I know why. But they can look me at cold clothes or cal at

and I’ll be more than happy to help. And here’s also my phone number. Yeah, my phone number. So literally that’s the easiest way and the fastest way to get back to me. It’s my phone number. Call me. I always pick up.
